In the 4,000 m² (43,056 ft²) garden you will find a private open pool (diameter 5 metres) where you can refresh yourself on the hot summer days and enjoy a glass of prosecco with family and friends.
In the air is the scent of aromatic herbs of the garden, such as rosemary, lavender, oregano, thyme, and sage, enhanced by a light breeze coming from the Mediterranean Sea.

In 2021, after more than 30 years, this stunning historic Villa in the small village of Gragnano on the beautiful hillside of Lucca, has been revived. Villa Carnicelli has been renovated and restored by using exclusively ecological, sustainable, and plastic-free construction materials in full respect of the environment, regaining its original charming Tuscan style.
The Villa has been renovated with warm earthy light colours and is simply furnished with minimalist design to allow you to focus on the important and essential things in life and to find a moment of peace and disconnection from the hectic life. This place gives you the possibility to unfold yourself.
Everything is selected in high-quality down to the last detail. The renovations have restored the flavour of this historic house as it was in the past.

Villa Carnicelli is situated at an altitude of 200 metres, on a 4,000 m² (43,056 ft²) hill and the living area is of 450 m² (4,844 ft²) on three floors.
The Villa was built at the beginning of the 18th century and belonged to the noble Carnicelli family. The 200 years old cotto floors and the aged original wooden doors remain unchanged.
The inside and outside plastering has been chosen among the most biological ones available on the market, thus respecting strictest ecological norms.
All matresses, bed toppers and pillows are ecological and health-friendly and have been produced with natural latex by the German specialist JONA SLEEP. All pillows are ergonomic. Linen bedding is fresh organic air-dried.

The heating system of the entire Villa is located inside all walls. This means definite absence of dust and much better and healthier living conditions. Also, the vacuum cleaning system is installed inside the walls, and this brings further benefits.
Furthermore, the Villa is cleaned exclusively with eco-friendly, plastic-free, biodegradable cleaning materials.
All electric lines are deep under the earth. Thus, Villa Carnicelli is shielded against any electromagnetic radiation.
The available space and sleeping facilities allow the accommodation of 10 adults. Upon request, also baby cots are available.

On the ground floor you will find a large dining room with a long dining table, an iPod/iPhone dock music speaker and a professionally-equipped kitchen with open fireplace and a large professional ILVE gas cooker with two double burners, which is a great pleasure to cook with.
Stepping out of the kitchen, you will find a spacious open terrace for outdoor dining and a WEBER gas barbecue. Furthermore, on the ground floor you will find a studio room with a comfortable sofa and a flatscreen TV, a bathroom with shower and a laundry room with washing machine and dryer. All household appliances are from MIELE.
On the first floor there is a large comfortable living room with an open marble fireplace, a large unique collection of hundreds of old records, and a Bluetooth loudspeaker system for connecting your own music.
On the first floor you will find a big master suite with dressing room and associated bathroom with a large bathtub and shower. On the same floor there is a small suite with a king-size double bed and a bedroom with a single bed that can be converted into two single beds. Connected to those bedrooms is another bathroom with shower. Bidets are available in each bathroom.
On the second floor there are two large bedrooms with king-size double beds, a room with a comfortable sofa and a bathroom with shower. On the same floor you will find a spacious yoga space equipped with proper mats, cushions and deck chairs to calm down and find your inner centre.

The garden of the Villa and all plants and olive trees are organic and therefore free from herbicides, pesticides and fertilisers.

The nearest grocery shops, pizzerias, restaurants and most amenities are 3 to 5 km from the house.
Four very good restaurants serving traditional Tuscan and Lucchese cuisine can be reached by a short walk through the olive groves in five to ten minutes. One of the restaurants even has a “SlowFood” award.
The villa is surrounded by wineries that can be reached on foot in five minutes and produce excellent biodynamic wine. Olive oil farmers also border the neighbourhood, where delicious olive oil can be tasted and purchased.
The closest international airport is in the town of Pisa, less than 30 minutes away from Lucca by car or train.
An alternative airport is in Florence which is 65 Km away from the Villa but connected by a motorway.
