Located 200 metres from the town centre and 10 minutes from the Pomaia Buddhist Centre. This 90-square-meter first-floor apartment, featuring a spacious 25-square-meter panoramic terrace equipped for lunches and dinners with a view of the bay, is part of a renovated country villa consisting of two residential units.
The apartment features a spacious open-concept living area furnished with international design pieces and examples of Tuscan “arte povera” (rustic art). It features a dining table and sofa, a fully equipped kitchen with a dishwasher, a master bedroom with a panoramic terrace overlooking the wooded hills, the pool, and the bay, a bedroom with two single beds, and one bathroom with a toilet, bidet, and shower stall.

The 4 x 8-meter pool, 1 metre deep, is surrounded by a large garden and equipped with lounge chairs, deck chairs, umbrellas, and an outdoor shower. It can be used at night: the garden and the entire pool can be illuminated.
The entire villa has recently been renovated in accordance with the latest European energy-efficiency standards. In fact, insulation against both heat and cold in this wing of the property is optimal; however, recognizing that some guests may not be accustomed to the Mediterranean climate and managing the house during the hottest hours of the day—especially during the hottest summer months—the apartment is equipped with two portable fans that can help alleviate some of the discomfort of sunny Italian summer days.
A little tip for future travellers and guests: this area of Tuscany—the province of Pisa—is a strategic location for exploring the surrounding attractions. Pisa and its airport are a 50-minute drive away; Volterra is a 40-minute drive; and Florence is 1 hour and 30 minutes away. We recommend visiting the many free thermal springs in the inland areas of Tuscany and the wonderful bays in the southern Maremma. Finally, during the peak summer months (July and August), avoid the beaches on weekends and try to enjoy the private pool, which is available to you even at night, as it is perfectly lit.
Finally, my personal opinion.
What guests appreciate most about this villa is undoubtedly the spacious private car park in front of the house, which is entirely at your disposal. The quiet, secluded area guarantees freedom of movement and privacy. The chance to enjoy the peace of the countryside while still being just a few minutes away from a classic Tuscan village, where you’ll find bars, wine bars, small and delightful well-stocked supermarkets, traditional restaurants, and pizzerias.
It’s wonderful to enjoy the stunning night sky on warm summer nights, accompanied by the song of crickets and the scent of wild fennel, which envelops the entire countryside with its licorice-like aroma. The view of the bay from the terrace is breathtaking, both day and night.

Those who choose to stay here during the less crowded months—from April to June—have the chance to immerse themselves in the surrounding green hills by taking advantage of the numerous trails suitable for both walking and biking. In fact, you can rent bicycles in town for this purpose. Every month of the year is a wonderful time to experience the classic Italian way of life, true to the “dolce vita” spirit: a slow pace, fresh, delicious food, chatting over a great glass of wine, the great outdoors, and plenty of relaxation. In this regard, there are numerous wineries offering the many varieties of wine produced in this area, both in the hills and along the coast.
