We had a very good time at Villa Damiana. We are a family of 5 and we really enjoyed the space in the villa with 4 bedrooms, large beds, large living room etc. In particular the outside is phenomenal with a great and large pool / bubblebath but also tons of space for barbecuing, playing games (darts, babyfoot etc), eating together or simply tanning on the long chair. We also enjoyed the location of the house 40min from Pulla/Rovinj and close to good supermarkets. The more challenging points are to be found inside: 1. air conditioning is only installed on the ground floor and for us in august the fans were not enough in the bedrooms upstairs (roof does not seem to be isolated). 2. The kitchen is not super well equipped and quite worn out: very basic equipment provided and fridge, cabinets are falling apart - this is a pity as I think it is probably easy to fix. 3. Check in/communication was not easy. There is a travel agency in between that did not communicate our arrival time with the owner. The location is quite difficult to find even with the instructions (GPS not precise enough). The owner (Valter) is a very nice person and he welcomed us warmly but communication was not always easy (messages not answered until I went on whats app). I think this house can be fantastic if those things are improved upon. We found it on the expensive side as it impacted the quality of our stay.

Large characterful property

For our family of 5 this place was huge and could easily accommodate four adult couples without feeling crowded. The pool is big but surrounding tiles and steps in the water were a bit a slippery so children needed to be watched very closely. Despite being in the heart of a small village on the outskirts of Zminj the property itself has been well-landscaped to be feel very private but the large garden still gets plenty of sun throughout the day. We made full use of the many different dining areas around the property including the outdoor kitchen area. This farmhouse has been really nicely developed but there are lots of stairs throughout the property which might matter for the very young or less mobile. We were grateful of aircon on the ground floor and the provision of fans in each bedroom on the first floor. Zminj is a great base for exploring Istria, its lovely towns and coastline. Our journey to the southern tip of the cape was only 45 minutes.
