It was originally the summer residence of the Bishop of Todi. The owners have completely renovated it, preserving most of the original features with exquisite attention to detail: all floors are covered with handmade terracotta tiles, and the ceilings feature chestnut beams. The soft tones of the walls create a sense of calm and peace, giving our guests the feeling of a “classic, elegant Italian home.” The property is located in the Fratta Todina area, a rural setting near Todi, easily accessible via a nearby, very quiet country road. It is surrounded by two hectares of land, fully enclosed by fences, including a private covered parking area with an electric car charger and a beautiful Mediterranean garden featuring rosemary, lavender, and rose bushes, offering expansive views of the Tiber River Valley and the towns and villages of Perugia, Todi, Montecastello di Vibio (home to the world’s smallest theatre), and Collelungo. The house is a prime example of traditional architecture seamlessly blended with the most contemporary amenities and facilities; it is furnished with antiques and features exquisitely refined interiors designed to ensure guests enjoy a relaxing and unforgettable stay. It can accommodate up to 16 people in 8 spacious and elegant bedrooms, each individually styled, decorated, and furnished with great attention to detail, offering guests a serene and comfortable atmosphere. Four rooms are located on the ground floor and four on the upper floor, where portions of the ceilings are painted by a local artist. Each floor features a living room and a library. Two rooms—one on each floor—can be connected via an internal door, making them the ideal accommodation for families with young children. The rooms are equipped with modern amenities: flat-screen smart TVs, Wi-Fi, air conditioning, safes, and USB ports. The windows offer stunning views of the surrounding countryside. Each room features a large and luxurious contemporary en suite bathroom, decorated with marble, mosaics, terracotta tiles, and antique Vietri tiles. The bathrooms are stocked with slippers, towels, and a hair dryer. On the ground floor, there is a lovely living room/reception area, two living rooms—one of which is very large and features a working fireplace—and a large, fully equipped kitchen. The house is surrounded by three spacious covered terraces where guests can enjoy meals, read a book, sip a glass of Prosecco, or simply watch the sunset during the summer. One of these terraces can be enclosed with folding glass screens and is heated, allowing guests to dine outdoors in any season. The basement features a large, stone-clad dining/living room (taverna) with a wonderful working fireplace, ideal for wine-tasting sessions or as an alternative dining area in case of colder weather. The jewel of the property is the stunning infinity pool (18 metres x 8 metres), surrounded by a herb garden filled with lavender, rosemary, and Mediterranean plants. The pool can be heated upon request. A bocce court is also available near the entrance. The property is centrally located in the Umbria region; a perfect base for exploring the many beautiful towns of Orvieto, Todi, Assisi, Gubbio, Spoleto, and many others—less well-known but equally beautiful, such as Montecastello di Vibio, Bevagna, and Montefalco—not to mention the neighbouring Tuscan towns of Cortona and Arezzo. The property is an ideal venue for weddings and special occasions, such as anniversaries and milestone birthdays.
