About this property

A home away from home in beautiful rural Yorkshire

Brook Hill Cottage is nestled in the hamlet of Carlecotes, at the northern edge of the Peak District, where the counties of West Yorkshire, South Yorkshire and Derbyshire meet. The cottage is a perfect base for exploring the Peak District National Park and Yorkshire surroundings and has been furnished and equipped to make you feel at home from the moment you walk through the door. This 4 bedroom, semi-detached house is available all year around for self-catering holiday lets.
The house was completely renovated in 2013 and now offers bright, modern accommodation, whilst remaining sympathetic with the local architecture. In addition to central heating radiators and underfloor heating there is a log burning stove in the living room to ensure the cosiest of evenings. All utilities, wood for the stove and linen are included in the price of your stay (a spare set of linen is provided and there is a washing machine, tumble drier, ironing board and iron with washing powder provided, should you wish to change sheets and towels during your stay).
Downstairs the layout is bright and open plan, with natural light flooding in from French windows and skylights. Glass sliding doors allow the living room to be separated off if required, without blocking out any light. The kitchen is fitted with the usual all mod cons, including dishwasher, fridge, freezer, microwave, double oven and induction hob. It is also very well equipped with pots, pans, utensils, plastic storage boxes etc and a supply of cleaning products and dishwasher tablets. The dining area provides plenty of space for 8 people to sit down for a meal.
There are 4 bedrooms at Brook Hill Cottage sleeping 4-8 people (+ one baby). The master bedroom has a king-size double bed, en suite shower-room and ample space for a travel cot if required. 2 further double bedrooms and one twin room share use of a family bathroom with shower over a bath. Both bathrooms have under-floor heating and heated towel rails.
A utility room leading off the dining area provides additional fridge and freezer space, washing machine, tumble drier, ironing board, iron, clothes airer and plenty of space for drying or storing walking and/or sports kit. There is also a downstairs cloakroom with wc and handbasin and a secure garage with flat access through to the back garden, big enough for a car and several bikes or other sports equipment. 2 to 3 cars can be parked on the gravel drive at the front. The back garden has a small area of lawn and a gravelled area with outdoor table and chairs and BBQ
Pets - we welcome up to two well-behaved pets but ask, for the comfort of future guests, that they are kept on the ground floor, off the furniture and not left in the house by themselves.
The renovation of the house has been undertaken whilst being mindful of the environmental impact, both in terms of climate change and using a design that is in-keeping with the rest of the village. Many of the building materials have been salvaged and recycled from other outbuildings that were taken down as part of the renovation or from the farm next door.
Situated close to the major routes between Sheffield, Manchester and Leeds, all three cities and surrounds are easily accessible by car. Local towns of Holmfirth and Penistone offer plenty of places to shop, eat and drink.
National Route 68 of the National Cycle Network is known as the Pennine Cycleway, West Yorkshire Cycle Route, Route 627 starts in Kirkburton and takes Shepley and Millhouse Green before connecting to the Trans Pennine Trail. There is also access to the Trans-Pennine Trail within 1 km of the Cottage which provides a safe environment for learner cyclists of all ages to practice their skills. There is also access to the Pennine Way at Torside reservoir, about 15km away. We have plentiful maps and local guidebooks which are available for guests to use.
Brook Hill Cottage is owned and managed by the Bailey family. Malcolm and Angela, both retired teachers, live in the village and can help with any queries you have during your stay. Their children, Sarah and Matthew, live in London and help with management of the cottage and bookings.

Brook Hill Cottage is true, family business. We clubbed together with our now grown up children to buy the property in 2011 when the previous owner moved away to be closer to his family.

We are both retired teachers and live in the hamlet, managing the property and bookings on a day-to-day basis.

Our children, Sarah and Matthew, look after the marketing and finances. They both live and work in London, but love trips back up north to enjoy the fresh air, spectacular views and great local food and days out.

Why they chose this property

Angela grew up in the area and we have a close affiliations with the village, having spent our holidays and weekends away there since we were married. Brook Hill Cottage came up for sale a few years ago, after the then owner, who had been in the house since 1954, sadly lost his wife and decided to move closer to his son.

At that time, house needed complete modernisation. We thought that, if we bought it, we could make sure that this was done in a way that way in-keeping with the character of the village. For the time being, we have decided to run it as a holiday let, so other people come and enjoy this wonderful part of the world that we all love.

We have now retired to the village and have overseen the renovation of the house. We look after the property a day-to-day basis and will always try to provide you with a warm welcome and tour of the house when you arrive.

What makes this property unique

The universal appeal of our cottage is its quiet location in a rural hamlet, with great views over green fields and plentiful farm and wildlife. We have had rabbits and hares in the garden, owls in the woods, a flock a sparrows that visit the bird feeders throughout the day, and regular spottings of lapwings, curlews, kestrels and twite. There are also some very fluffy chickens that occasionally pop over the wall from the house down the road for a peck around the garden.

As a family of keen cyclists and hikers, our initial intention was to create a holiday let that had great facilities for outdoor activities (laundry, drying area, hose down area and secure storage in the garage), but would offer a high quality, comfortable, real home from home in which you could get cosy and warm at the end of a day outside. But even if you are not into your sports, there is plenty to recommend Brook Hill Cottage for your stay, with original stone work walls, wood burner, comfy sofas, beds and bedding, underfloor heating in the bathrooms and dining area, views out over the fields.
