Water’s Edge is a newly renovated lakefront house in Gainesville, GA on the north end of Lake Lanier. Nestled in a quiet cove it offers numerous amenities, beautiful sunset views and is steps from the lake. Both family and corporate stays welcome.
The main level has 4 bedrooms, each with its own attached bathroom and can sleep 9 people. The master suite comes with a private bath complete with his and her vanities, a separate WC, walk-in shower and soaking tub. The Jack & Jill bedrooms each have their own private sink and toilet area, with shared access to a shower/tub combination. The bunk room comfortably sleeps 3 with a twin-over-full bunk bed and has direct access to the hall bath which includes a walk-in marble tiled shower. The main level living room, dining area and kitchen are all open to each other, making it perfect for entertaining with friends or relaxing with family. The kitchen is fully equipped with stainless steel appliances, and all necessary dinnerware, silverware, stemware, and cookware are provided.
The main level balcony has custom made Adirondack chairs for lounging and is a great place to sip your morning coffee, or just relax and enjoy the view. There is also a patio table for dining and a gas grill for BBQing.
The great room on the terrace level is perfect for entertaining with a large round table that fits 8 - ideal for games, puzzles or a big group dinner - a pool table and TV viewing area. Another full kitchen completes the level. The large balcony off of this floor offers a covered space with an outdoor sectional and lounge chairs, perfect to be closer to the water or have an afternoon drink out of the hot Georgia sun.
If you prefer to chill out inside, Water’s Edge has two 65” smart TVs as well as super high-speed Gigabit internet. If you want a break from electronics we have old fashioned board games, card games and puzzles. There is also a good selection of books for those who would like to read during your stay. Working remotely is painless at the lake, with a writing desk and chair included in the front main level guest room.
For those who prefer outdoor activities, a secluded custom firepit area provides a perfect place for late night bonfires. Our private deep-water dock can accommodate most size boats should you want to bring or rent your own. We also have a kayak and paddleboat provided – perfect to use in the peaceful cove. Boat cleats on the dock can also be used to tie up your jet ski or any other water craft you may bring. A 30-minute boat ride down the lake will bring you to lakefront entertainment such as Pelican Pete’s, Margaritaville and Lake Lanier Islands Water Park.
Water's Edge has an ideal location close to conveniences such as grocery stores and gas stations but also close to rural farms and state parks. The rapidly growing New Holland Market area is just 15 minutes from the house and includes groceries, Ace Hardware, restaurants and more. Downtown Gainesville is an easy 10-minute drive from the house and has a quaint town square lined with restaurants, shops and bars. The Olympic Rowing Venue is only a 5-minute drive by car, or boat, from the house and offers a beach, boat launch, picnic areas, rowing events, and food truck Fridays with music during the summer months. A 20-minute drive north from Water’s Edge will put you in the North Georgia mountains with beautiful views, charming towns and noteworthy vineyards.

Our family of 12 had a great time on the lake. Plenty of room for all of us to relax and enjoy getting together. If we decide to come back to lake Lanier we would definetly call Ryan to book again.
Ryan is a wonderful host.
He checked on us on our arrival day to make sure we got to the house safely.
Then he checked on us on the middle of the week to make sure we are having a great time.
My travel group of adults and children had to switch our original rental and found this lakehouse for our NYE gathering. Great space for sleeping and gathering. Great communication with the host.
For generations of family were happy and comfortable in this beautiful house! The kitchens had everything we needed for preparing our holiday meal. Ryan was extremely responsive and helpful. We will definitely be back.
The home is beautiful and in such a tranquil location on the lake. Stunning lake views. Everything was as described and shown in the pictures. Ryan, the host, was great! Timely and thorough communications. Answered every question. We even read a prior review that the kayak oars were missing. Mentioned to Ryan and when we checked in a new pair of oars were waiting for us at the front door! Wow! This house is huge and can comfortable accommodate a large family. The fire pit area was perfect for s’mores and family time in the evening. We will definitely be back!
The house was everything we expected it to be. It was a girls' trip - only 5 of us in total. We were all comfortable the entire stay and had a great, relaxing vacation!
Water’s edge was perfect for our family! We had three families with 6 little kids and a grandpa and having two full living areas allowed us to be together, but have space when we needed it. The space was clean and spacious. There were two dishwashers in the kitchen on the main floor which is incredible with 14 people. I appreciated that they had hand soap in the all the bathrooms and basic supplies. It made the first couple days so easy. The dock was big enough that 5 little boys could fish without getting their poles tangled. The boys loved the area to play in and it was safe. Oh! The kitchen was totally stocked! There is every kind of gadget for cooking that you could want. We had one issue with the plumbing in the basement. I only mention it because Ryan came out that day and spent hours fixing it and cleaned it all up. His attentiveness made the trip that much better! We would love to stay here again!
The house was perfect size for family of 12. The second kitchen is always a nice bonus. The house is located on a quiet cove on the river. We only seen a few boats the entire week. Loved that it’s close enough to have food and groceries delivered. Everyone loved jumping and swimming off the dock.
The house is amazing. The owners outfitted this house well above other homes I’ve rented. Huge kitchen with 2 dishwashers. Plenty of tv’s and seating for all. Kayaks at the dock and pool table in the lower level. Even 2 laundry rooms. We enjoyed our stay and will rent again.
We had a wonderful trip to this beautiful lake house, that surpassed all of our expectations. The house was very spacious for our six families to come from Florida and Ohio to spend a week together. There was so much room and everyone had a chance to relax. The lake is located in a quiet private section, so we were able to rent a pontoon boat for the week and basically have the lake to ourselves for tubing a swimming. We highly recommend this house and really appreciated the owner Ryan for being so kind and helpful!
We were very relaxed from the moment we walked in to the house. It was beautifully decorated and very comfortable. The bedrooms gave everyone their privacy so the early birds never awakened the late owls.
We loved the big dining table and huge island. The kitchen was abundantly supplied with everything we needed.
Our favorite was the huge deck overlooking the lake where we leisurely enjoyed our morning coffee and early evening conversations.
It was a quick trip for groceries or shopping.

We had a lovely family trip at this lakefront vacation home. The house itself is clean and spacious, with a large main kitchen and two separate living room areas. This setup was great for our family of 13, as adults could relax in the well-equipped kitchen and main living area while the kids enjoyed the pool table in the downstairs living room. One unexpected plus was that there were more bedrooms than advertised, which gave us extra flexibility for sleeping arrangements. The location is fantastic—just steps from the lake with a convenient boat slip and a paddleboat available, making water activities easy and fun. A kayak was available; however, we were unable to locate the kayak paddle during our stay. The only real downside was ants in the kitchen. While the owner mentioned that the house had been sprayed, the ants persisted throughout our stay. Overall, a comfortable and well-equipped home with a great location.
Our family of 12 rented the lake house for Thanksgiving and had the best time. We couldn't have picked a better house in all of Georgia. As soon as we walked through the front doors and saw the lake through the wall of windows, we knew we were about to experience something amazing. The views are breathtaking! We explored, used the kayak and pedal boat, roasted marshmallows, and watched the glorious sunset daily. The house is massive with tons of space to spread out. We played games, worked on puzzles, watched holiday movies, and cooked giant family meals. We had every kitchen gadget you could ask for. We had a small problem with the sink and the owner drove 2 plus hours to fix it without hesitation. Everything about this stay was perfect! The house is gorgeous, the grounds are well maintained, and the owners went above and beyond in more ways than one for us. Thank you!!
Fridge in main kitchen neither made ice nor kept drinks and ice cream (!) at proper temp. Carrying ice from the working fridge on lower floor got “old” very quickly. Path to dock not easily negotiated by older guests. A rope line down the middle of the steps could help solve it…like rope lines used at golf tournaments. Neither sink in master bedroom held water. Same with sink in bunk bed room. Ryan seemed sympathetic to fridge problem but sympathy did not lead to repair being launched. Despite all of the above we had a good time. It could have been a lot better.

Nice place right on the river!
Overall, this is a very nice place that has recently been updated, especially the main floor. The upstairs kitchen is WELL stocked with everything you could possibly need on a vacation. If you are bringing two sets of families, you will need to use the kitchen upstairs because the downstairs kitchen isn't equipped yet. I am sure they are still trying to get this handled, because the downstairs kitchen already has a refrigerator and a microwave.
The beds, sheets and pillows were divine in the 2 master bedrooms. The sheets were a little scratchy for the other rooms, but the beds slept well and the pillows were great! We travel a lot using VRBO and pillows are usually flat...These were awesome! The master bedroom upstairs had a huge closet but they haven't installed rails or shelving so my dad used the closet in a room we didn't need. Hopefully, they will get this fixed for their next guest.
Overall, it is a lovely place that sleeps MANY and I would definitely go back. The owners were very attentive through our stay and answered the deluge of questions I sent which I appreciated! Rent this place and you will not be sorry!

Modern Luxury at Lake Lanier
We just got back from a family birthday celebration at Water's Edge and are already talking about when we can go back! There were 15 of us ranging from toddlers to grandparents and everyone had a great time and their own room! The home has everything you need for a luxury feel at the lake; the kitchen can't be beat including the massive island and double dishwashers, the bedrooms are all oversized, the double decks means there is room for everyone to enjoy a lake view and the pooltable and TVs kept everyone entertained. The walk down to the dock is extremely short but a little rough so plan to wear shoes. The home is on a quiet but fairly wide cove so we had lots of space to swim and kayak without any boat traffic to watch out for. There is no lawn so plan to use the decks or the dock for outdoor activities which provide plenty of space to hang out. We were able to park 3 cars in front of the garages and 2 on the side pad with out blocking anyone in. The beds are comfortable, the closets huge and bathrooms had ample linenes and towels for a large group and two laundry rooms if you feel like running a load of beach towels while there. Wifi and phone service was great so if you want to stay connected you can. Grocery, gas, dinning are all 6 to 15 mins away depending on what you want so while you feel like you've left the city behind at Water's Edge it's all around the corner when you need it.

Everything was wonderful. House was great for our large group. Very well appointed, clean and Ryan was so great to work with. I would absolutely stay here again.
We throughly enjoyed our time at this lake home. It was really well appointed & comfortable.
The host was responsive & available should you need anything.
The first day we saw a jet ski with young girls having fun. After that, it was just us enjoying the quiet cove by ourselves.
The neighbors we saw were very friendly.

What makes this property unique
When we found Water’s Edge, it was a renovation started but abandoned by the previous owners. Reinforcing the structure, tearing up the floors, and taking down walls to let in light and the lake view, it was a year long labor of love. The result is a large, bright, beautiful house with hard to find proximity to the lake.
