Situated just one block from the ever-popular 40th Street beach, this newly updated 2BR/2BA ground floor residence offers a comfortable and convenient home base for families looking to enjoy the best of Newport Beach. With inviting indoor-outdoor spaces and thoughtful amenities, this home is ideal for a relaxed coastal getaway.
LIVING & DINING AREAS: The living area features a leather sofa and loveseat, a streaming TV, and a fireplace that is currently not operational. Sliding glass doors open to the front patio, and the space flows seamlessly into the kitchen, creating an open and connected layout.
BEDROOMS: - Bedroom 1: Queen bed and ceiling fan - Bedroom 2: Two twin beds, ceiling fan, and en-suite bathroom
BATHROOMS: - Bathroom 1: Hallway bathroom with step-in shower - Bathroom 2: En-suite bathroom with step-in shower
OUTDOOR SPACES: The front patio features a built-in gas BBQ grill and an outdoor dining table with seating for six, offering a great space to enjoy meals and both morning and afternoon sun.
KITCHEN & AMENITIES: The kitchen includes a center island with barstool seating for six and is fully stocked with dishes, glassware, flatware, cookware, and bakeware. Both major and small appliances are provided. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.
YOUR STAY ALSO INCLUDES: - Central air conditioning - Wi-Fi - 4 low-profile beach chairs - Ceiling fans - Hair dryer; ironing board/iron
GUEST ACCESS: Guests will have private and exclusive access to the entire ground floor residence. This includes all interior spaces and the private front patio. The second floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. Please note: This home is conveniently located along the peninsula’s main boulevard. As a result, ambient traffic noise may be heard.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Space is limited in the home, and the mats may be used in the bedrooms or in the living room and kitchen area. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Laundry facilities are located in the garage. Guests must provide their own laundry supplies.
Parking: Two tandem parking spaces are provided in a shared four-car garage, suitable for most vehicle sizes and accessed via the rear alley. Additional street parking is available throughout the neighborhood when space permits.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Parking was easy, nice to be able to have a spot in a garage. Would be nice to have a garage door remote. House was pretty clean, bathroom light fixtures could use a good scrubbing and toilet paper fixture in hallway bathroom is broken. Loved having extra bath linens! Patio table is nice to have. Other lounge chairs on patio would be nice. Walkway between garage/house and neighbors did not get used. Needs maintained better. Overall, nice place to stay.

Beautiful and comfortable unit, excellent choice for catching up with family and friends over the holidays. Excellent proximity to the beach. If it hadn’t been raining it would have been lovely to use the outside patio and grill. Very responsive communications and information. Highly recommend.

Fabulous location, adorable inside, extremely clean with wonderful patio to entertain and people watch from. The tandem garage parking is such a bonus. Only recommend is to bring a large patio umbrella.

My husband and I were very pleased with the beach house. It was clean, plenty of linens and a well equipped kitchen. We used the garage and washer/dryer. It was just what we needed for our six night stay.
The property is very well maintained, very comfortable and very quiet.The property manager responded immediately to a couple questions we had. I would definitely stay at this property again. There were guests staying in the larger unit upstairs toward the end of our stay; there was no problem with noise from upstairs.

This is a great place to stay on Balboa Peninsula. It is close to everything, and only 2 blocks from the beach. Its clean and roomy. Nice furnishings. This is the second time we have stayed at this location, and we love it!

Great location! Very safe & quiet. The property is really cute & so close to the beach & walking paths. Plenty of restaurants & shops to walk or bike to.
The street gets very crowded with cars. It was nice to have a garage to park in & not have to drive around looking for parking.

Best location for the price hands down. One minute walk to a huge open beach that is perfect for teenagers and little kids and families just looking to chill. DoorDash and Instacart deliveries were flawless. On-site washing machine and dryer were great. Super quiet despite being closer to the street. Communication with the rental company was within hours or minutes of reaching out. Great stay!
The rental was only 2 blocks from the beach. The property was cute and clean. The beds were comfortable, pillows a little uncomfortable. Plenty of kitchenware, but no hotpads. The upstairs renters were loud. With all that being said, we enjoyed our stay.

We enjoyed our stay in this adorable property. We did not have any issues at all. The proximity to the beach is wonderful. The kitchen was stocked with all equipment needed for making meals in the house. The garage is shared so you get one side which can fit two cars tandem, the other tenants at the time did not close or lock the garage door at night so it worked more as a carport with a little less security than a garage but not a big deal. We would stay here again!

Loved the size and ease of the space. Perfect for our family of 5. We brought an air mattress, but they did have two thin fold out pads available. It was clean when we arrived, however we weren’t able to keep it that way with no broom or vacuum. The kitchen had a nice new counter with an eat at island that seats 6. We cooked on the gas stove and baked in the oven. It was great! The fridge is new and spacious, however the water and ice don’t work, so you’ll have to buy bottled water. Not a big deal. The toaster needs replacing but works if you hold the button down the whole time. The garage was plenty big enough for our car and the other tenant. Very deep.
Now, for the important info. This property location is amazing for a lot of reasons. It’s east facing, so you get some amazing sunbathing in the morning on the porch area. A huge plus. It’s only steps from the beach and the noise was minimal from Balboa Blvd. The noise from upstairs however was not minimal. We were lucky to have most of our stay without anyone up there, but the last two nights a family moved in and it was not pleasant. You can hear pretty much everything and it was like living with their toddlers. The sound of their running and playing and flushing was very loud. We had lots of white noise on at night to be able to fall asleep. I wouldn’t rebook this location for that one reason. If I could confirm there wouldn’t be anyone upstairs I would rebook in a heartbeat.

Great family friendly location
The lower unit was a good size for our family of 3. The staff was attentive, there was a minor maintenance issue but it was addressed within 24 hours. Beds were comfortable. Great family friendly location, within walking distance to the grocery store, restaurants, and most importantly a 3 minute walk to the beach. It was great to be so close to everything. We had a good stay and a relaxing time!
The property management company was phenomenal to work with but unfortunately I don’t think we would stay there again due to the guest in the apartment above were very very noisy
