Permit #SLP13310 Situated right on the beachfront boardwalk and the corner of 33rd Street, this downstairs 3 bedroom, 2 bath home is available as a basic family destination for folks who know what the locals know: the best surf for the "big kids"; the friendliest shoreline for little ones; soft white sand for sunbathing or serious games of beach volleyball; rock jetties to climb and hunt for crabs or shells; close walking access to groceries, restaurants, shops and excursions! There is happily something for everyone's idea of the perfect vacation!!
DISCLOSURE: While the location is prime, and we can ensure the cleanliness and functionality of the property - including the health and safety of our guests - the general appearance, condition and furnishings of this unit would be considered "basic" or "below average." Here's what you'll find:
LIVING/DINING AREA - Leather sectional sofa and side chair - Round casual dining table w/ barstool seating for 4 - TV - Fireplace (currently non-operational) - Sliding glass door to front patio
KITCHEN - Basic supply of dishes, utensils, cookware, bakeware - All large and small appliances - Barstool seating for 5 at kitchen counter - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.) - Kitchen overlooks dining room and out to beach/ocean beyond
BEDROOMS: Bedroom #1: 2 twin bunk bed sets (4 twin beds) Bedroom #2: Queen platform bed Bedroom #3: King platform bed; TV
EXTRA SLEEPING ARRANGEMENTS: To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.
LINENS: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
OUTDOOR LIVING - Front patio w/ dining table for 6 - Extra side seating - Propane gas BBQ grill - Views! Views! Views!
ALSO INCLUDED: - Wi-Fi - 4 low-profile beach chairs - heating; tower fans - hair dryer; iron/ironing board - tile flooring throughout; laminate flooring in bedrooms; vertical blinds throughout - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts)
DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.
LAUNDRY: Below average condition. Located in the garage (coin operated); guests must provide their own supplies and quarters; shared with upstairs tenant
PARKING: - 1 small space in the shared double car garage (midsize/minivan vehicles only; no large SUV's.) 78" H clearance x 7' W - Available general neighborhood street parking can also be utilized (metered and unmetered).
LOCATION: Most desired destinations are within easy walking or biking distance, so you can park the car for the duration of your stay! The Newport Pier area, including the historic Dory Fisherman's Fleet, Seaside Donuts, Charlie's Chili and much, much more, is a lovely 10-minute stroll along the boardwalk at most. A couple of miles beyond that is the Balboa Pier, with even more possibilities, including the historic Pavilion, Catalina Island Flyer, Balboa Island Auto Ferry, The Fun Zone, and a trip to Ruby's Diner at the end of the pier for great burgers and shakes. You won't go hungry in Newport Beach!
ALSO: The upstairs unit (4 bedroom/2 bath) can be rented simultaneously, when available, to accommodate larger groups. See separate listing or contact our office for more details.
RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, and portable high chairs, rollaway twin beds, etc. Contact us for more information!
CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Right on the beach and boadwalk. Grocery store, coffee shops, early morning breakfast, lunch, dinner restaurants, all kinds of shops, the peir, everything you need is within a 15 minute walk.

This place is exactly as advertised, amazing location and view. The place was very clean upon arrival but obviously a little outdated and worn. We had a great time with our group of 8.

Our family had a wonderful stay. Right on the beach!
One bed frame was broken upon arrival - which was really odd considering that someone had changed the bedsheets and HAD TO HAVE NOTICED... but, the maintenance crew was quick to address the problem.
