A beautiful apartment in downtown Oaxaca. You are walking distance to the zocalo (town square) where shops, museums and restaurants are plentiful and varied. You'll be tempted to spend more time than you should sipping margaritas on your city view terrace with the world famous Monte Alban in the background. The neighborhood is eclectic in nature with the full spectrum of Oaxacan life from a multi Grammy award winning singer to Triquis Indians in traditional huts all represented in a safe, friendly family atmosphere.
There is a full time Guests' Assistant to answer questions or help with any arrangement you may need.
Prior to your arrival the apartment is cleaned and sanitized to covid protocols. The apartment includes cleaning accessories (broom, dust pan, mop and bucket and various sanitizing agents) for your use during your stay. If cleaning sounds like a bad idea while on vacation, a full cleaning can be arrange as many times a week as you like for a charge of 600 pesos each visit (ABOUT $35 A VISIT).

1. CHECK-IN TIME IS AFTER 4 P.M. LOCAL TIME AND CHECK OUT IS 11 PM.. 2. This is a NO SMOKING PERMITTED inside the apartment apartment. Smoking is allowed on the terraces. 3. No Pets are permitted in rental without prior approval. . 4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. 5. DAMAGE/ DEPOSIT- The owner reserves the right to require a $500.00 damage deposit depending on the number of children to occupy the unit. The deposit, if required, may be paid upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met. a. No damage is done to apartment or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. No linens are lost or damaged. 6. PAYMENT – Full Payment will be required by VRBO to reserve dates 7. CANCELLATIONS – The policy is in accordance with VRBO "Firm" requirements. Cancellation with more that 60 days till arrival will receive a full refund. Cancellations within 30 to 60 days will receive a 50% refund. Less than 30 days will not receive a refund. MAXIMUM OCCUPANCY- The maximum number of guests for this unit is limited to (5) persons. All quotations are base on the number of guests stated on the initial inquiry form unless written communications alter that number of guests. THIS PROPERTY REQUIRES A FOUR (4) NIGHT MINIMUM STAY.. 9. Longer minimum stays may be required during holiday periods. If a rental is taken for less than seven days, the guest will be charged the seven-night rate. 10. INCLUSIVE FEES- all utilities, drinking water and linens are included in the rental rate. 11. MAID SERVICE –Maid service is not included in the nightly rate but can be acquired as often as you like for a fee of 350 pesos (+/-US$17) per visit. 12. RATE CHANGES – Rates subject to change without notice but not within a paid reservation time frame. 13. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 14. We stayed in the dream penthouse apartment for 4 days and it was amazing. Obviously the view is stunning and we spent every night we were there relaxing on the roof. Anthony was very communicative and responsive, not to mention he was flexible when it came to us arriving a few hours early. The stay was comfortable and very convenient for the areas of town we wanted to stay in. 10/10 recommend staying here and we will definitely be back in the future!
This place was amazing! What a beautiful view and such a nice, well-apportioned apartment. My family and I had a great time there. Lots of great food and all of Centro easily walkable from there as well. We'll be recommending this place to everyone we know and hope to stay there again ourselves one day!
We had a great time! Emilia was very helpful with setting up taxis and getting us in touch with someone who found my iPhone after I lost it. We had some unexpected repairs that had to be made on the sink and the door latch, but Anthony was very responsive.

Great apartment up on a hillside with a sweeping view of Oaxaca city. The unit is comfortable, well appointed and has a top floor terrace, very nice for enjoying morning coffee and watching the sun rise over the city. Emily and her father, Anthony are wonderful hosts. Would definitely stay again.
Check in was good--and we were allowed in earlier than the standard check-in time, which was great--and the kitchen had all we needed. We did have to wash some items before using them, but everything worked well. It is a beautiful and spacious apartment with an absolutely stupendous view from the terrace. Our hosts were informative and willing to answer our questions and, other than some lightbulb issues, which were in part addressed, we always got the help and information we needed. We would totally stay there again!
Our family has a great stay in the penthouse. There was enough space for 2 teens and 2 adults and the view will last a lifetime. Host Anthony had someone check in with us daily to confirm that everything was going smoothly. We will return!
We had another wonderful month at the apartment. We have stayed now four times at both of Anthony's apartments and we enjoy them both. Comfy bedrooms, nicely apportioned kitchen and of course wonderful views of the mountains. It is a bit of a hike up from el centro, but well worth it. We are already planning our next winter trip!
Superb views of the Oaxacan sunset from both the living room and the roof-top palapa. Really nice kitchen and dining area - and the bedroom was perfect. Lots of room for spreading out and relaxing. Excellent wi-fi and Sam the local property manager was really helpful. Great location - just far enough away from the city center to feel like you're living as the locals live - but close enough to walk to the Zocalo in about 20 minutes or so. Would definitely stay again!
We have stayed in this apartment twice, and have rented it again for February. Love the location which is more neighborhood than tourist with panoramic view over the city. It works beautifully for 3 couples with space to work, hangout, and gather together or in pairs. Great small family restaurants, plus Humito up the street. Had a brief issue with a water pump, and the owner was most helpful.
The apartment is fantastic, spacious, clean, and amazing views! The rooftop was very special.Emily was very helpful and responsive, although we didn't need much while we were there because the apartment was so well set up. She helped set up a taxi to the airport for us the morning we left.Close proximity to everything in town, a nice 15-20 min walk to anything you'd want/need. If you have a tough time with hills it could be a bit difficult, but I really enjoyed the walk to and from the apartment.Overall an incredible stay and can't wait to come back!
Just a lovely property on every level. The house is even better than pictured, especially with the large roof terrace including a dining set covered by a veranda. The only thing better than the property was the white glove service Sam, the caretaker, provided. From arrival to departure Sam took care of every detail and made me feel like a valued guest.
The apartment itself is terrific, nicest place I've stayed in Latin America. Roomy rooms, clean functional bathrooms and kitchen. The open air windows provide loads of fresh air and follow the common situation in Latin America of plenty of noise. The roof-top view and gardens are a wonderful escape from the heat (90s in March this year but we hear this is unusual.) The biggest asset of the place is the taxi driver they recommend - Lionel Lopez and his fleet of punctual, dependable, highly skilled, and personable drivers.
We had 16 nights in this beautiful place. Magnificent views, amazing sunsets from the rooftop terazzo.
Two wonderful bedrooms with bath...one with an extra room with twin bed. Third bedroom in back is very basic.
But the space is large, comfortable beautiful. We had 5 and8 year old kids with us, they loved it too
Kitchen is great thought we didn't cook much.
Wonderful restaurant, Humito, nearby and some delicious pop up food too. Lots of tends for basics. 20 minute walk to zocalo downhill

Three years ago, we stayed a month in the downstairs unit and we spent a month in the upstairs unit for the second time! We really enjoyed both apartments!

Overall a nice spot to stay at. honestly the only reason I would stay here again is for the view and attentiveness of Sam, the young man who hosts there. He was super responsive, very helpful, and available. We stayed there 7 days, honestly the steps we had to take to get to the apartment were deadly hahahah mostly because we had little ones to carry up a long with all the bags we had, so for a family with little ones I wouldn't recommend. There was plenty of space the rooms were pretty big however this apartment could really use a deep clean, we turned on the fan and could see dust going down and the light fixtures have layers of dust and spider webs. The other thing we saw a lot were huge red ants all over the house. The main bathroom has a shower head that shoots water towards the door and is unusable, I did tell Sam about this and he mentioned the plumber would go but never did, but fortunately the other 2 bathrooms worked just fine. We enjoyed our stay and our kiddos loved playing at the top while looking at the view.

I wish you had let ME know of the cleaning problem, I would have sent a cleaning crew over immediately. It is possible that your request for an 8AM check in threw the cleaning crew a little bit and the disinfecting that we do between every stay made getting to dusting the fan difficult. A shower head literally takes 1 minute to change. I'll ask what happened there. As you said, Sam is normally extremely responsive. I'm sorry you were surprised by the stairs. There is a photo of them on our VRBO ad. and a couple of reviews mention them. I wish you had let me know of the things that were bothering you so I could have taken care of them. Making my guests happy is my top priority.
We absolutely loved this apartment. It is bright, spacious, and airy, and we never tired of the view. Your cheerful hosts, Anthony, his wife Sandra, and their lovely and charming daughter Emily (who is like having your personal concierge) couldn't have been better. They helped us with everything we needed during our stay, including arranging for a taxi for our 5:00 AM departure.
The kitchen is very well supplied with everything you could want - even a multitude of covered containers for storing your cut fruit, leftovers, and anything else you have.
The beds (all three) are very comfortable. The two main bedrooms are large and well-appointed, with plenty of storage for your things. The third is a few steps away from the door which leads up to the lovely roof terrace and covered outdoor patio, where you can sip a cold beer and enjoy the view.
When you're in Oaxaca, you are definitely going to want to be venturing out! This city is alive with culture and celebration, especially on the weekends. The church of Santo Domingo de Guzman, and the Zocalo downtown, were both a 20-minute walk by different routes for my wife and I (both in our mid to late 70's); younger folks will make it in less time than that.
One word of caution - this is a penthouse, and that means steps, lots of them. If steps are a problem for you, this is probably not the place you want. Otherwise, it can't be beat!
First and foremost, the view was worth its weight in gold!! The house was big, lots of space. If you don’t mind walking it is a straight walk down to St. Domingo church ten minutes Downhill, the walk back will have an uphill grade. Make a right and your five minutes from Zócalo, and in between lots of nice restaurants, mezcal, and things to see. If you want to just enjoy your view or want something to eat very close just a walk about te houses down is the famous Artist Lila Downs restaurant Humitos and home. Great food breakfast and dinner, live music not loud! Incredible service, a must while you stay at the house.
Sam was a great help with anything we needed and at any time day or night. Will definitely come by with bigger group of friends. If I had to say anything negative it would be that it does need just a little bit of tender loving care, not a show stopper by any means!,!,!
This is an amazing apartment, spacious with breathtaking, panoramic views (even better from the private rooftop patio and gazebo) in a really excellent location, only about 10 to 15 minute walk from the centro. The owner and property manager Sam are wonderful, communicative, helpful. The beds are excellent, the shower is excellent. I would absolutely recommend to friends and family and absolutely stay here again! Fantastic!!
I stayed in Casa de Emily with my wife, son, and parents for a month over the new year. What a great place for a family gathering! I can confirm the comments made by previous reviewers. It is a bit of a walk to the center of town, but it’s interesting, and easy to get a taxi back if needed. The house is spacious with lots of privacy between the rooms and comfortable common spaces. The rooftop deck is amazing. What a place to experience Oaxaca from! I will recommend Casa de Emily to my friends and enjoy the memories of the time we spent there.
I can't begin to tell you how happy we were with our vacation in Oaxaca. We were looking for authentic Oaxaca and we got it with this property. It is in a beautiful, local neighborhood and within walking distance to most anything we wanted. Sam is the best and was so helpful in arranging transportation for our tours to Monte Alban, Hierve el Agua and Mercado de Tlacolula. He also had lots of suggestions for local attractions. But, most of all, I am extremely thankful for Anthony's and Sam's willingness to work with us when we had last minute changes to our booking. We originally were scheduled for six adults but two of our family were unable to come (lost passport) and we had other family (our son, daughter-in-law and grandson) booked at another property. We realized that a lot of time was going to be spent arranging transportation from one house to the other so we asked Sam if we could have our son and his family stay with us in the Penthouse. He told us he would speak with Anthony and let us know. Not only did Anthony say this was okay, Sam brought a twin-bed in so my grandson didn't need to sleep on the couch. We loved Oaxaca and hope to return and we will always look for this property when we come. Thank you so much, Anthony and Sam, for an amazing vacation !!!

My crew and I stayed in a penthouse high in the hills and our big ceiling to floor sliding windows open up to let all the neighborhood sounds in (one of my faves being a gas truck with a catchy jingle 🎵). A further private terrace offers even better views with the entire city laid out in front of you – at night the view is BREATHTAKING ✨

The walk to the historical ‘Centro’ is a nice 20 minute downhill stroll through a real Oaxacan neighborhood, but after a day of being out and about we took a taxi home every evening that costs about 60 pesos ($3usd) and was very easy.
It was a good neighborhood with a couple of convenience stores nearby and the kindest people you’d ever want to encounter!
The host Sam was very kind and easily accessible which was helpful when booking taxis for excursions.
I’ll definitely be back!
At first you may be a little turned off by the neighborhood or the dated worn quality of the apartment and furnishings, like we were. But as the week went on, we grew to love the space and even felt proud that we were staying in a real neighborhood instead of in a touristy whitewashed area. The view was always the best highlight.
Sam, the apartment manager who lives on site was, as others say "White glove service"! Cute as can be and so responsive, friendly and helpful.
This was the first time in my long history of rentals that the apartment host offered to purchase a small list of grocery items (to be reimbursed by us) before we arrived. What a luxury to not have to forage around town for your limes, wine, beer, coffee, and breakfast items right at first! Sam even had ice cold mugs waiting in the freezer.
Pros and Cons (for us, may not be for others)
Pros:
View, view, view, rooftop space view, and did i mention the view
Very safe and secure feeling. Behind two locked doors and perched up high on the hill.
Two of the 3 bedrooms VERY large and comfortable, very separate and private spaces
Size-- super high ceilings, very spacious apartment.
Location-- outside the noise and bustle of centro area
Cons:
Third bedroom is so small and dark, no windows, and located outside the apartment proper, up the back steps toward the roof. We were so turned off by this bedroom that two of us (3 friends) shared the large bedroom instead of one person staying "out there."
Crushing poverty next door, people living in literal tin shacks. But Oaxaca is one of the poorest states in Mexico, so you're going to see the full spectrum here.
Stairs-- not really a con for us, but just to point out that there are a couple flights of steps up to the apartment.(But more steps=better view!) If your mobility is affected these are not good.
There was a bathroom pipe odor in the largest bedroom, and large water bugs and a lizard that showed up now and then. Another thing that may freak you out completely right at first, but then you kind of get over it. Certainly we would have preferred not to see these on late night trips to the bathroom.... :( Nothing like that in the second bedroom/bath though.
But overall, we would stay here again. Give it a chance!

Not the "rave" review your said you were going to write but thanks anyway. A couple of clarification are in order however. The living room furniture is new, purchased about 3 months ago and is of modern design. The rest of the furniture is a couple of years old but still in good shape. I discussed the 3rd bedroom at length with the guest explaining that it was smaller than the other 2 but comfortable all the same. Though it is out the back door, it is not separated form the apartment. I have no idea why you would state that there is no window. There is not only a window, but a glass pane door that also lets in light. If there was an odor in the bathroom it would mean that a floor drain or shower trap was knocked loose which can be remedied literally in seconds if you'd had notified Sam. No one has ever mentioned "water bugs" but, again, we would have taken care of them if you had brought the problem to our attention. The neighborhood is very eclectic as is all of Oaxaca. There are Triquis Indians living on the next lot over and their dwelling are very primitive and that's the way they like it. On the other side lives a multi Grammy Award winning singer. Very diverse. There is a little gecko that lives in the building and is supposedly good luck, so I let him be.
