Escape to your own secluded oasis in the heart of the Texas Hill Country. The Villa at Cibolo Chase blends tranquility, sweeping views, and Old World charm across 11 private acres—just 25 minutes north of San Antonio along Highway 281.

Perfectly located in Comal County, you’re a short drive from New Braunfels (30 minutes east), Boerne (30 minutes west), and the scenic routes leading to Blanco, Johnson City, Fredericksburg, and the famed 290 Wine Trail—home to some of Texas’ most celebrated wineries.

The Space
This beautifully designed Texas Tuscan-style villa features 2 bedrooms and 2 full bathrooms, offering a warm, inviting atmosphere with rustic elegance. The fully equipped kitchen includes an Italian gas stove and electric oven, ideal for everything from casual breakfasts to gourmet meals.

The luxurious primary suite is a true retreat, opening to a spa-like ensuite with a jacuzzi tub framed by a round window overlooking the countryside, a walk-in shower, and a private water closet.

Step outside and you’ll feel transported to a private resort. The expansive outdoor space includes:
• A large private swimming pool (not heated)
• An oversized custom hot tub (seats up to 8) flowing into the pool
• A dramatic grotto, waterfall, negative edge, and illuminated fountains
• Lush landscaping with palms and Mediterranean-inspired gardens

Perched at the highest point of the property, the villa offers sweeping views of open grasslands where deer and cattle often roam—perfect for peaceful mornings and unforgettable sunsets.

You’ll have exclusive access to the entire villa, pool, hot tub, grotto, and surrounding grounds.

Your host, Barbara, and her husband Don built this home in 2015 and have lovingly maintained it to ensure a comfortable and memorable stay. Barbara is available to assist with any pre-booking questions.

During your stay, our on-site guest coordinator, Brianna, is available for support if needed. You may also see scheduled pool and yard maintenance to keep the property in pristine condition. For safety, exterior areas may be monitored.

Leave used beds unmade so we know to wash linens
Failure to complete these may result in a negative review from the host.
Swim or enter the pool, hot tub or pond at your own risk. No lifeguard is on duty. No climbing, jumping or diving off grotto
Do NOT automatically book if you wish to have an event, there are additional costs and contract for events NO GLASS around pool or on patio
Absolutely NO SMOKING is permitted inside the iron fence If a guest must smoke, there is a designated spot in the parking area for smoking

Great, Rustic spot for relaxing by the pool and looking at all of the nature. Quiet and serene but close enough to grocery store, upscale shopping and downtown SanAntonio. There was even coffee ready to be made the next day because we were later than expected arriving. My only recommendation is to try and arrive when it’s still light outside to ensure you are able to find the location.

First I want to say the house and the pool are beautiful. The only complaint is the furniture is very worn and not comfortable and the bed was very uncomfortable maybe time for an upgrade. And there is only one tv. My only complaint on check in was at 4 the lady was still cleaning and then came to look at the sprinkler that wasn’t running while there at the time we were swimming. I never give a negative review but I feel like this is something people should know when spending this much on a property.

This outdoor space is EVERYTHING. Words can't do it justice. Every area is equip to spend time and enjoy the view. House amenities inside are lovely. Spacious master bathroom with jetted tub, large vanity with elegant features, a walk in open tile shower and private comode room. The main bathroom is standard size with high end upgrades. Full tile enclosed shower, and a door to the outside patio/pool access is SO convenient. All floors are contemporary multitone cement with luxury throw rugs. Classy and functional. The gracious host provides small amounts of many household items. All appliances are upper end and new styles.
Inside the grotto are the pool/spa/light controls but the best is a full circle seating area behind the waterfall. Swim in and take a break from the sun ;)
Pool has a waterfall infinity edge that's perfect for sitting/laying/hanging out.
Master jetted deep soaker tub
Adorable tile art on the large splash/ sundeck. Lower calf depth.
