Dining room and office facing the front of the house is perfect if you need to use the Murphy Bed for sleeping more than 6 people. Ceiling fans in all rooms. High kitchen ceiling with suspended built in shelves and maple cabinets with granite counter tops. Living room has a sliding glass door facing the pool and a double ceiling fan. Master bed room has a French door facing the pool deck. Entrance has glass double doors, columns inside with inlaid tile floor. Ft Myers Beach and Sanibel Island are approximately 40 minutes by car. You must be 25 years of age to book. Please tell us something about you and your guests when you request to book.
Guests will be sent their code to the keyless entry via email approximately one week prior to their stay
Palm Breeze is managed by Cape Coral Property Services. This local management company is available to answer questions and respond to your needs. In an effort social distance, each guest will complete an online digital check in and check out. Management is available by phone to assist with the procedure.

Please do not lower the temperature of the air conditioning below 73 degrees, and do not raise the temperature above 78 degrees.
Only flush toilet paper down the toilet.
Please leave the grill as clean as when you arrived.

Bring the garbage and recycle bins to the side of the road the night before pick up is scheduled.
Keep the pool filled above the lower end of the water line tile. Please use the pool timer to allow the hose to run for no more than two hours.
Before Departure:
Leave the sand at the beach! Wash or brush sand off of all beach items.
Wash and dry all used towels. The housekeepers will fold them
Leave used linens unmade on the beds The housekeepers will wash them
Load and run the dishwasher The housekeepers will unload the dishwasher.
Leave unused food in the refrigerator The food will be donated
Return the TV channels to the cable station input
This is a home, not a hotel, so we thank you for your understanding. Failure to comply with the House Rules will result in a post stay charge.
VACATION RENTAL CONTRACT
This vacation rental contract is a legal agreement between Kirk and Amy Flood (also referred to as the “Homeowners” and “Owner” and “Landlord” and Cape Coral Property Services “Property Manager”) and you, the Guests (also referred to as “Tenants” and “Guests”). This contract is entered into agreement as of the date when the Guests place their reservation online and the reservation is screened and accepted by the Property Manager and/or Homeowner. The Property Manager and/or Homeowner will notify the Guests by email when their reservation is accepted. Owner reserves the right to refuse service to anyone.
When booking this property, this agreement and disclaimer applies to Guests and all those in the Guests party. By booking the property, the Guest acknowledges that this rental agreement has been read, understands, agrees to, and will abide by this rental agreement and all conditions stated herein. Guests agree that the only occupancy will be the number of guests listed on the reservation, to abide by house rules as listed on the VRBO and/or AirBnB website, as well as House Rules regarding departure instructions. Excess occupancy will result in a loss of the guest deposit, and/or a post stay charge.
Guests understand that any damage, misuse or missing items reported by the cleaners will be deducted from the guests deposit and/or insurance, or will result in a post stay charge
Check in and Check out. Guests will access Cape Coral Property Services website, https://www.capecoralpropertyservices.com/ upon arrival and prior to departure to complete the digital check in and check out.
Guests acknowledge they are being charged $65 per stay for electric usage.
BBQ Cleaning: There will be a charge of $50.00 deducted for cleaning of the BBQ if it is left dirty.
The grill propane tank will have propane in it. There will be a replacement in the garage. If both tanks are used there will be a $35 charge.
Trash and recycle bins must be taken to the edge of the road for pickup if the day falls during the guest stay. Failure to bring bins to the edge of the road for pickup, resulting in excess garbage and recycling will result in a $100 post stay charge.
In order to book and hold your reservation, we must receive full payment through VRBO/Home Away or AirBnB.
Cleaning & Linen Service Policy:
The home is provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels & washcloths including extras located in closets. A cleaning service to clean the house and linens on your departure is included on your invoice. This includes cleaning one set of linens on each bed. If the guest uses additional linens, the guest understands they will be expected to launder (wash, dry, fold and store) the extra linens that were used.
Guests agree that they are responsible for all debris, rubbish and discards and ensure they are placed in plastic bags and transferred to the large trash cans and recycle bins. Soiled dishes and cooking utensils are placed in the dishwasher and cleaned.
The home is provided with a starter set of 2 rolls of toilet paper in each bathroom and one roll of paper towel in the kitchen. There is no guarantee that these extra items will be sufficient and guests may need to replenish their own paper goods, toiletries, & laundry detergent, etc.
Booking Agreement:
We, the Guests (also referred to as “Tenants” and “Guests”) agree to the following:
1) PAYMENT DUE - All rental monies are due according to the payment schedule disclosed under `Payment Policy` above on reservation acceptance.
2) CANCELLATION - If booked through Vrbo, must be made 60 days before check-in for a full refund and 50% will be refunded if cancellation is made 30 days before rental. Any cancellation made within less than 30 days, and Guests will forfeit the total rental. The total rental includes all charges on the paid-in-full invoice. If guests booked through AirBnB; full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in. Guests may mitigate this loss by purchasing Travel Insurance or Cancel for Any Reason insurance offered by a third party provider. There are NO REFUNDS for EARLY DEPARTURE.
3) HURRICANES & TROPICAL STORMS - There are NO REFUNDS for hurricanes, tropical storms or weather conditions that occur during guest occupancy, even if a mandatory evacuation is ordered (optional travel insurance is offered for Guests protection or Guest may obtain through a third party. Guest ASSUMES THE RISK).
4) POOL - We do not guarantee a specific pool temperature. Pool temperature is set to 84 to 86 degrees, and the spa is a few degrees warmer. The pool and spa will only reach this temperature depending on weather and wind conditions. Keeping the pool cover on at night will assist in keeping the pool heat “in” during the day, and will reduce evaporation. The pool has an electric pool heater, which will run on a timer during the day. Please do not adjust the pool timer. Attempting to adjust any pool equipment may result in a loss of your deposit.
5) CONDITION OF PROPERTY: Property Management and/or Owners have, to the best of their ability, given an accurate description of the property and its condition. Guests understand that it is considered a reserved `sight unseen`. Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as TVs, cable, games, or the Internet and WiFi service are not a basis for any refund. Property Manager and/or Owner will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. When you arrive, if you find that the house has not been cleaned to normal standards please notify the Property Manager immediately. We will do our best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. Under no circumstances will any of the rental money be refunded or returned because of the condition of the house. The Guest agrees to hold the Property Manager and Owner harmless from any liability for the condition of the house. Due to the nature of beach properties, the sand, stairs, decks and concrete are not always stable. Use at your own risk.
6) CLEANING & REPAIRS: All homes have cleaning included in the total rent. Please note that cleaning does not include cleaning the grill, cleaning dishes and cooking utensils or cleaning spare linens.
