Absolutely Breathtaking Direct Oceanfront Cottage ~ Perfect Location!
Bella Vista is a 3 bedroom, 2 1/2 bath home sitting directly on the Atlantic Ocean side of Peaks Island at Elm Tree Cove. One of only 2 houses on a small dirt road abutting a land preserve and conservation land. See and hear the ocean waves crash into the rocks just outside of your living room and bedroom windows. Spectacular views from every room. Enjoy your morning coffee on the large covered porch with an unobstructed view of the sunrise and a panoramic view up and down the rocky coastline.. Absolutely breathtaking! One of the best spots on the backshore.
The home is a well maintained cottage home with 3 bedrooms. All are tastefully decorated, and all have ocean views!!!.
The 1st floor has a well stocked updated kitchen with good size refrigerator and an electric stove/oven and microwave. There is also a long L shaped dining/living room designed to take full advantage of the amazing view. There is also a library and a full bath with a shower on the 1st floor.
The 2nd floor has 3 bedrooms: the 1st with a queen size bed and a half bath attached. The 2nd has a a full size bed and a futon. The 3rd has a twin and an Antique bed (small full - 48x72). There is also full bath with a shower/Jacuzzi tub.
Peaks island is a 15 minute ferry from Portland, where you can experience a beautiful seaside town with a wide variety of great restaurants and activities. The island offers exceptional walking, jogging, horse riding, tennis, swimming and relaxing with a wild bird preserve, a social club for activities, little shops, grocery store and restaurants. You can easily walk to everything.
Amenities: wifi, weber gas grill, 42" flat panel LCD TV, cable TV, microwave, full-size oven range, toaster, Drip coffee-maker, Keurig coffee maker, all cooking and baking utensils you would need including a lobster pot, fire extinguisher and smoke detectors, washer/dryer, parking for 2 cars.
Things you'll find stocked at the cottage: propane for the gas grill, bedspreads and pillows (BATH TOWELS, BLANKETS AND LINENS ARE NOT INCLUDED, BUT ARE AVAILABLE FOR RENT - see below)*, the tools to make a lobster dinner, cleaning supplies, full set of dinnerware, cups, mugs, etc., grill tools, family games.
Week long bookings are Sat - Sat. Between June 15 and Sept 15 WEEKLY BOOKINGS ONLY!!! Weekends considered between those dates if within 1 month of start of occupancy. Inquire of Owner (rates for on peak weekends if approved may be different than posted rate).
Dogs are welcome.
*LINENS: If you wish to rent linens, please let me know They are available through our cleaning service. We do not mark up the price, but just offer this as a service for our guests: The rates are for the duration of your stay: flat rate of $160 for all beds and 8 towel sets (face, hand and bath).

We had a wonderful time!Perfect spot.We were even allowed to have a fire on the rocks in front of the house.Very easy to get a free permit by filling out a brief form online. The permit was available with in minutes.
Beautiful home, exactly as listed. Gino is an excellent host. My husband, our dogs and I really enjoyed watching the sun rise over the ocean from the front porch.

We were up for a wedding at Peaks Island in October. A ferry ride over and a very short drive to the unit. It is located on the North East side of the island with beautiful rocky shore views.
The unit itself is clean and inviting. Rustic style charm, natural woods, and warm.
Peaks Island is an absolutely beautiful place. We really enjoyed our vacation. The house is located right on the water where we would sit on the porch and watch the waves crash into the rocks. Every window on the front of the house looked over the water. Gino was great to work with and communication and check in was very easy. We would definitely stay here again. If you want a beautiful, serene, relaxing vacation, this is it. I would recommend renting a golf cart, we were really glad we did and explored the island with it.
We stayed here for my wife's birthday with 2 friends and the house was perfect. It was very clean when we got there and checking in with the owner was a breeze. Everything on the property was in good order and worked well. The owner is very prompt in replying to any question or concern you may have. I had a question or two and he responded very quickly. The location was very peaceful and quiet. We enjoyed just sitting listen to the waves crash over the rocks. I highly recommend this house to anyone wanting a relaxing getaway. I would definitely go back again.

We were the first renters in this beautiful property and there were a couple of snafu’s beyond their control. Gino always text, answered his phone and things were resolved immediately! Jamie & Ozzie the care taker crew were incredible at resolving all issues quickly and efficiently. These owners were so great to rent from. Property is well maintained and in a great location.
We loved the salt air, the sunrise and the beautiful views from every room in the house. We will definitely come back next summer!

Six of us had the great fortune to stay at this beautiful cottage the week of July 15th. The home is very comfortable and was well stocked with all the staples and kitchen equipment we needed. There was a cool breeze every night and there was a fan so sleeping conditions were perfect. The view from the front porch was so magnificent that we spent the majority of our time sitting there and looking out over the ocean. It was the most relaxing vacation I have ever experienced. The only downside is the number of golf carts and people coming down to the lookout spot in front of the cottage. They did not bother us in the least, but you should expect this. I would definitely consider staying here again and highly recommend it to others.
My family and I can't say enough about this property. It was wonderful. Pictures can't possibly capture the incredible views or the wonderful accommodations. All three spacious bedrooms had direct ocean views. The first floor living space was open and inviting and the kitchen, actually the whole house, was beautifully appointed with everything we could possibly need for our family reunion. We had big family breakfasts at the farmhouse size table with full ocean views, grilled and ate outside on the wide front porch. The house was perfectly located for fishing, bird watching, hiking and exploring Battery Steele and it was a walkable distance from the restaurants and stores closer to the ferry. Although Peaks Island can be fairly crowded with day trippers and golf carts, the house is at the end of a quiet dirt lane that ends at a trailhead. So, our stay was peaceful and serene. Would give this host and this location more stars if we could!
Our family of mom, dad, 2 adult children, their spouses, 2 granddaughters, and a Boston terrier had a week of reconnecting with each other on Peaks Island in this beautiful house. Gino is a great communicator. He gave us details of the workings of the house and property, well ahead of time. The large front porch and quiet path in front of the house were perfect for the "littles" to explore and play, without fear of road traffic. The beds are comfortable and the wonderful windows that are screened and open easily gave us the best part of the trip.....the constant sound of the ocean. The kitchen is updated, well equipped, and clean. The 3 bathrooms, with one on the ground floor, made life easy. The washer and dryer is another great addition to the light, bright, breezy, and quiet home. We took advantage of the stove, oven, gas grill, comfy porch chairs, and large dining table and chairs. We hope to stay here again. We loved our visit.
I loved this place! It is the second house located on a short dirt road with only two houses on it. It is so peaceful and quiet. After the house there is a trail you can walk. In front of the house there is the road, some bushes, beautiful rocks and then the ocean. You can watch the sunrise. The house itself is so cute and has everything you need. It is up-to-date and the windows open easily so with a nice breeze coming in. You won't be sorry if you rent this house.
We stayed here with our 3 yr and 1 yr old. It is a beautiful house, Gino was extremely responsive and kind, and the location was perfect. Hiking trail right next to the house but private enough where we felt like we could relax while we were at the house. Our 3 yr old loved climbing on the rocks in front of the house. Would stay again!
Gorgeous views from the porch & from every bedroom!
The cottage sits in a special location that takes full advantage of all the views the back shore of Peaks Island has to offer. However, while it sits at the end of a dead-end dirt road, the dead end leads to public hiking paths as well as public rocky beaches adjacent to the property, meaning that there was a steady stream of traffic past the porch. While it was mostly kind islanders and tourists, there was a late night trio of loud, drunken young men who seemingly had just discovered swearing and alcohol. They were gone in less than a half hour though, having run out of booze. Not a complaint, but want to give a heads-up that while the cottage is lovely and welcoming with a great porch that overlooks the best part of Casco Bay, it is not as private as we would have liked. Still a gorgeous spot. And a lovely cottage with all the needs for a vacationing group.
Cute little property great location access to everything we needed we rented a golf cart to get around the island for a couple days it was so much fun… The children were comfortable the nook in the living room was amazing for a nap!
We had a great time at Gino’s house. The space was perfect for a family to gather, eat meals, and enjoy the stunning views of Elm Cove. We’ve been coming to the island for over 30 years (some of us longer), and this was one of the best spots we have stayed. The kitchen is well appointed, the appliances are nice, and the bedrooms are spacious with great views. It is unique to find a home on Peaks with 3 bathrooms, which makes the space even more comfortable for a long stay. We will be back!
Not providing basic linens is absurd. Four of us arrived for a three night visit, and having not read the fine print, discovered the day before arrival that there would be no towels or sheets, pillowcases, etc. Had we known, we would have selected another house to rent, as needing to bring linens from California for a short trip is not practical. Gino had someone drop off two sets to us, which we appreciated. But stating this in bold highlighted font in the property description would have been appreciated. The house is spectacularly located but… it’s dirty. There’s a giant jetted jacuzzi tub, but there’s mold growing in the jets. All the lightbulbs were burned out in the kitchen and no additional bulbs anywhere to be found, so we scavenged from other light fixtures. There were no basic amenities generally provided, not even soap. There were cobwebs everywhere. The dryer was broken, there was a plumbing leak which caused water to pool in a downstairs room when someone was taking a shower upstairs. And no towels to mop up the water. The floors are severely warped so the beds on rolling metal frames slide into the center of the room and had to be propped with cardboard.
But the location cannot be beat. Beautiful views and so lovely to hear the waves crashing just feet away.
Stocking the house with bedsheets and towels, soap and other basics seems like a simple and inexpensive thing to do to improve travelers experience and resulting ratings. Gino was communicative and I appreciated that.

We are sorry you feel this way. The linens not being included in the rental is clearly stated in the listing. While we haven’t had an issue regarding this in the past, since it wasn’t clearly visible to any guest, your suggestion of making it bold will be taken for the future. (In fact, we are looking into making linens an option for guests). We are not sure about your reference to the beds rolling to the center, no guest has ever mentioned it and my family stays there regularly and we have never had that experience. I will be on the lookout for similar issues.
The plumbing leak has been investigated and were informed by our plumber that it is not a leak at all, but persons in the shower not closing the curtain properly. We are attempting to rectify this through a number of solutions, but it only occurs intermittently and never when we are at the property so finding a solution has been a little more challenging.
The shower cleaning issue was an oversight (just not looking into the tub jets) by our cleaner which has been rectified. It had not been mentioned by prior guests so we had no way of knowing it was an issue, and we appreciate you bringing it to our attention. We apologize about the dryer, but it had been working for the prior renter so apparently it had recently broke, and a part was ordered and it has been repaired as quickly as possible. Light bulbs often burn out and apparently our supply had been used. I indicated to you that if there were none, my handyman would bring some, but I never heard back from you.
Ultimately our guests experience is of the utmost importance and we appreciate some of your suggestions and will implement them.
