Most guests rent vehicles at either Hilo or Kailua-Kona airports. Free parking on-site. The County of Hawaii has a public bus system with schedules, routes and fares available on the County Website.

Bobbie - Mar 2021 - “Absolutely beautiful space! Loved having breakfast on the lanai, walking around the area. This is a quiet, out of the way location, perfect to relax and get away. The kitchen is well equipped, and there is internet, cable tv, DVD movie selection, and board games if the weather is crazy. Very comfortable bed with soft sheets. Stock up on food before coming, the charming town of Na’alehu has a small store, but the grocery in Pahala was closed. Black Sands beach is an easy walk away and stunningly gorgeous, there are snorkel sets, beach chairs and boogie boards to use. Volcanoes National Park is about a 45 minute drive away and well worth a visit. The only drawbacks were- golf course has been closed since 2018 and trying to schedule pool time (COVID precautions) was difficult and the hot tub is currently closed. Julie was quick to reply when I had a question and check in / out was easy. We will be back!”

Dec 2018 - Guest - "The Black Sand Beach Rental was remote but in a beautiful property that was well kept with a stunning pool and jacuzzi overlooking the ocean. The Black Sand Beach where we saw turtles every time we visited was stunning. Not the best place for swimming but it well worth our stay. We did day trips to the Green Sand Beach which was awe inspiring. Our communication with the property manager was prompt and when we saw the pull out sofa mattress was a bit 'springy', she came all the way to drop off a foamy to lay on top of it so we could be more comfortable. My children LOVED the charming and cozy condo. It was a lovely stay and I would highly recommend it."

April 2019 -  Patrik -  "We enjoyed staying at your condo. Beautiful rural settings close to the rocky coast line. Quiet and relaxed place. Short walk to dramatic and beautiful Black sand beach. Nice to have the balcony with a nice view for breakfast and sitting outside. Boogieboard and other swimgear available in condo, though we did not use since we brought our own. Pool not available since it was under renovation (we were informed about this at the time of booking so not a problem for us). Bed very comfortable and big enough for three people. Cleaning, particularly the kitchen area, needs improvement and some of the kitchen gear is in need of an update. All in all good value for money. Mahalo!"

The place is awsome and updated, enjoyed the 1/4 mile walk to Black Sand Beach. She has a book that walks you through everything. Very well organized!!! The only negative thing was the pool and hot tub were not open as they were doing repairs to them. Thank you Julie for everything!!!!"

HOUSE RULES OF ASSOCIATION OF OWNERS, COLONY ONE

The following house rules are for the purpose of promoting harmonious living in Colony One. The cooperation of all owners, residents and guests is required.

Owners and Tenants are responsible at all times for the conduct and decorum of their family members and guests. Parents are responsible for the conduct of their children at all times. Games and/or activities, which damage or disturb the common areas are forbidden within the Condominium area. Activities that create a disturbance to residents or destroy the landscaping shall be controlled at the discretion of the Resident Manager. For safety reasons, no play is permitted in the parking area.

Studio and one-bedroom units are limited to four (4) occupants; two-bedroom units are limited to six (6) persons. Three-bedroom units are limited to eight (8) occupants.

A Quiet Time exists from 9:00 pm to 8:00 am. The volume of radios, TV sets, stereo sets and musical instruments should be adjusted accordingly as to avoid disturbing neighbors.

No pets are allowed on the property with the exception of those aiding disabled persons.

No alterations, installations or changes shall be made to the exterior surfaces or areas of the buildings, unless approved by the Board.

Furniture and toys, including bikes and tricycles, shall not be placed, kept or stored, except within the apartments or in areas designated by the Board.

Textiles items including clothing, towels, bathing suits, laundry, etc., shall NOT be hung, displayed or placed in such a manner as to detract from the appearance of buildings, lanais and common areas.

All trash shall be placed in the designated refuse areas.

Damage to furnishings, buildings, landscaping and all common elements shall be paid for by the person causing such damage.

No hibachi or grills allowed other than the ones provided in pool area.

All tenants shall observe the POOL RULES as described on a separate sheet in this packet.

No chemicals shall be used which adversely affect the adjacent areas or limited common areas.

Bicycles, skateboards, roller blades, inline skates and motor bikes are not allowed on sidewalks, grass/lawn areas or the parking areas. They must be removed from community areas when not in use.

Automobiles may be parked only in designated parking areas of the project. Parking is not permitted on the grass.

Interpretation and enforcement of the House Rules listed above shall be determined at the time of occurrence by the Resident Manager. Decisions of the Resident Manager shall be respected.

POOL & JACUZZI RULES

Pool hours are 8:30 am to 9:00 pm.

There shall be no running, diving, pushing, splashing bombing, etc. in the pool area.

Persons under the age of 14 shall be accompanied by an adult while in the pool or Jacuzzi.

Each unit shall have no more than 4 guests in the pool or Jacuzzi at any time. The rental resident must accompany their guests at all times.

No glass containers, ceramic plates or glass items allowed within the grilling or pool enclosure.

No scuba equipment, including face masks, fins, breathing tubes, rafts, inner tubes, toys and other objects allowed in the pool area.

Smoking is not allowed in the pool or Jacuzzi area. Smoking is allowed within designated smoking areas only.

Swimming aids: vests or arm bands will be allowed in the pool area with proper adult supervision.

Appropriate swimwear such as waterproof “dippers” swimming trunks and swimsuits are required. No cut-offs or tee-shirts.

Management reserves the right to close the pool area at their discretion. No lifeguard on duty.

Very enjoyable

The property is comfortable and also provided many amenities, such as extra beach chairs, umbrella, etc, and plenty of cookware and dishwater. TV was easy to operate, bed was comfortable and we loved the location!

What a nightmare!

very negative and hostile experience while at the pool with my family. I was approached my a woman while in the pool. She had a stick in her hand, was kind of like smacking her other hand with it. She asked me to follow her to read some sign. Which turned out to be the pool rules. She said that I had "bombed" the pool and dove in. Knowing that I am on vacation, with my family. I immediately tried to diffuse the situation by apologizing, saying my bad and it will not happen again. She continued to scold me in front my family and other guests. I walked away to return to my family. My daughter asked what was going on. I explained to her that I had broken some pool rules, explained to her what infraction was. I proceeded to get back in the pool. My daughter jumped in behind me. Here comes that lady again. Proceeds to berate and embarass me in front of my family and guests again. And I quote. See what you did? Now all the kids are breaking the rules because of you and a bunch of other nonsense. The only child that jumped into the pool was my 15 year old daughter. She jumped in feet 1st, didn't dive "bomb" or anything. At this point my family and I were embarrassed, hurt and felt unsafe staying any longer in the Colony. We came to Hawaii to relax, get away from uptight people and the grind of city life. To have this lady berate and belittle me not once, but twice in front of family is inexcusable and unacceptable. Especially after I profusely apologized for what I had done. I was never rude, combative/argumentative in anyway. How could I be? I was in the wrong. I don't know who this lady is but sounds like from what I was told she is the manager? Anyways. We paid a lot of money for this trip, had to do a lot to get here. We are trying to not let this incident to affect or trip, but sadly it has. We immediately left property in morning to go somewhere where we will be treated with respect and not stay somewhere in fear of being unfairly bullied and harassed. Upon check out we immediately got rude, disrespectful text from the cleaner! 😡 Was told by management they would try and rent unit and refund some my money. They never listed property! I should of got a partial refund regardless for the crap we were put through. TO ALL DO NOT RENT HERE! Place has a nasty ammonia smell in kitchen from animal feces somewhere, upstairs unit no AC so place is stifling hot, we saw two huge cain spiders, poorly managed. Just overall a horrible experience. ☹️☹️

We stayed with our family of 4. The grounds were very nice and well maintained. The kids enjoyed the pool every night and we enjoyed the hot tub. The condo was nice and clean with everything we needed. If I only had one complaint it would be the beds. The bed in the master bedroom was not soft and comfortable at all. The hideaway bed was very uneven and uncomfortable also. But we were usually very tired and managed to sleep anyway. Overall great stay and would do it again. Mike and family from Alaska

Absolutely Wonderful!!

What a gem! The whole place was clean and comfortable. The kitchen was well equipped with what you would need to start out with on vacation, except for ketchup! The entire complex was very quiet. We spent mornings and evenings on the balcony listening to the surf. Birds would be singing and come visit us! The bed was comfortable. Just an absolutely wonderful place. If we are ever in the same area again...we would definitely rent this unit again!! It was very thoughtfully supplied with whatever you would need for all your activities. Thank you so much for making our visit so amazing!!!
