Great place to stay!
We loved Peyton’s place for our weekend in Tahoe. In a very good location near restaurants and kings beach. Everything about this place was great and Peyton was very easy to get ahold of when I had any questions. Highly recommend!

Perfect Weekend Away
We had some awesome family time at this cabin. HVAC for the win - it was a beautiful and warm weekend; we were very thankful they had real HVAC - most cabins do not! Tahoe is our happy place, the cabin was relaxing, and the local guide was helpful - we will be back and also want to check out your other properties...thank you for the great stay!

Comfortable House with everything you need for a nice getaway
The house was great, with very comfortable beds. We enjoyed the hot tub and had easy access to everything on the north side of Lake Tahoe.

I work hard on having the beds super comfortable. I use the same sheets Hyatt, Marriott etc uses in their hotels. All the beds have mattress toppers, 4 down or down alternative pillow, comforter and blanket cover, and a throw on each bed.
My friends, family and spouse stayed at the location and loved everything about it! Location was great, hottub was nice, space was clean and open. I don't have anything negative to say about our stay. Thank you for the great stay!!

Several girlfriends and I had a lovely stay. It was perfect for our group of 8 in the house. Nearly everyone has their own bed. The great room downstairs was perfect for eating together and all sitting on the sofa for chats. Will certainly consider this house again when in North Tahoe.

This house was perfect for my family. It's in a quiet neighborhood and we were able to cook and relax with three infants; it's a short drive to beach time, hiking in the woods, or more extensive activities. We will (hopefully!) go back :).

A large space for 10 friends. Well kept and many accessible utensils in the kitchen for cooking. The dryer did not work but we enjoyed the stay and the deposit was refunded in full. Respect the home and enjoy it.

I enjoyed having your group and appreciate you taking such good care of my home.
I went with a group of 7 couples - friends from all around the country getting together and a lot of us our first time in Tahoe. This house was perfect for our group - everyone had their own beds and the common space/deck were great places to hang out, and couldn't beat the location (~5 min drive to Kings Beach, but also a quiet neighborhood good for short walks and hikes). Brad was an awesome host - super communicative, open to flexibility in check in and check out if it made sense, and provided a lot of great recommendations for things to do prior to our stay. Definitely recommend and hope to go back again!

Great for large groups
Had about eleven people in my group and we all slept comfortably. Kitchen was fully stocked with essentials for cooking. Home is a little smaller than portrayed in pictures but still very spacious rooms. Owner also let me check in early and check out late. Really good experience. Coming back Winter!

Great home close to everything
We celebrated my husband’s birthday at this home and it was perfect for our group of 10. The home is lovely with open floor plan and floor to ceiling windows. Couch and living area is cozy. Beds are comfortable. Hot tub was awesome. Equipped with everything we needed.
Need 4 wheel drive for driveway, but we had no issues

Thanks for your review Lori and I'm glad you liked the house. I try to make the beds extra comfortable with memory foam mattress toppers, 4 pillows on each bed, bed throw, and the same manufacturer of sheets from the Hyatt and Sheraton Hotels.
In the wintertime you will need either a 4 wheel drive or chains.

Relaxing weekend with an amazing hot tub
We had a great time, the kids had a great time but the only thing that bothered us was the poor internet connection. We pretty much had no service over the weekend. The wifi connection was on and off.

I encourage tenants to call if there is anything needed during their stay even if its only 2 nights. The internet and wi-fi is ATT which is very reliable. Sounds like the router needed to be re-booted which I could have walked you through.

Gorgeous House!
Beautiful home in a quiet neighborhood, well-located to all North Tahoe ski resorts though not close enough to any town to walk. Everything was as described and the beds were extremely comfortable - important after a day on the slopes! Very well-equipped kitchen, plenty of room for hanging out in the living area and a lovely hot tub. The driveway was a little challenging, only holding two vehicles (which is all we had so no problem) but I could see it being tough if there was new snow since it's short and on an incline - definitely need a 4WD vehicle in winter. Owner Sandy was very friendly and helpful on the phone when we spoke prior to our visit. Highly recommended!

Yes, you will definitely need a 4 wheel drive and/or chains in Lake Tahoe in the wintertime. Its mandatory per Cal Trans when there is heavy snow..
The driveway can hold up to 4 vehicles depending on what type they are.

We stayed at Brad's home for a mother/daughter trip. There was 10 of us total and the house was perfect for our group. It was well stocked and had everything we needed. A quick drive to the lake and store made it even better.
The girls enjoyed the hot tub while the moms sipped wine on the comfy couch. We had one issue with the electrical outlets not working in all of the bathrooms, but Brad was quick to get someone out to look at it. Unfortunately they didn't work again the next day, but we found ways to make getting ready work, even for 10 girls. All in all we loved the house and I would definitely stay there again. The "Holiday House" vrbo #8295
My family and I just got back from a weeks vacation at this house. It was a wonderful neighborhood and very near the activities we were interested in pursuing, in particular going to various beaches a lot. Upon arrival, the house was very clean and included all the kitchenware and amenities we could ever want. The living room and kitchen were very spacious for the 13 of us, plus a small dog. The deck, trees, and big beam ceiling gave the feeling of a wonderful woodsy, quiet vacation. Young and older loved the hot tub, which was in superb condition. The master bedrooms are very large and also served a third and forth person (child and baby) very well. This is the 2nd house I have rented from Sandy. Both were clean and welcoming and Sandy was easy going and friendly. I would definitely recommend this house for a wonderful Tahoe vacation.
Most accurately described and most complete stocked vacation home in Lake Tahoe!!!
We are a group of 14-plus friends who like to spend time together at a single vacation home. We have stayed at quite a number of Lake Tahoe vacation home properties in the last few years.
I have to say -- this "Ready Set Vaca" property is hands down the most accurately described in the listing, and is the only large vacation home that is completely stocked with everything you need!
Ready Set Vaca's listed amenity of air conditioning is actually a well functioning central heating and cooling system (unlike a certain other vacation home listing that has air conditioning consisting of a single portable unit on coasters that are only suitable for a 300 square feet room). The closet next to the front door is filled, most appropriately, with all the beach chairs, beach umbrella, beach towels, and floaties that you need for a relaxing day on the sands. Open the pantry door to the right of the refrigerator and you will be greeted with all the salt, spices, and cooking condiments you possibly need to whip up a fine meal for a group of 14 hungry people!
Who does that? Brad the host does!!!
Will we be back? You bet your last dollar that we will!

Great getaway
A group of 8 friends rented this house for a ski weekend. We had a lovely time and truly enjoyed the house. The place was clean and comfortable. Bedrooms were large with tons of space. The livingroom/dinning areas very inviting and good for group dinners. Hot tub was very clean and fit 5 of us at a time easy.
We had a small issue that the owner resolved quickly over the phone, calling us back within 10 minutes which was wonderful!
Pros - easy access to the lake, Safeway and NorthStar. Large clean house for big groups. Big hot tub and deck to sit out on. The owner is very responsive and easy to work with.
Cons - Nothing bad but some things to consider depending on your group: small steep driveway that was can be icy (only really fit 2-3 smaller cars). The roof had lots of snow and ice that could fall onto one of the car parking spaces so further limiting car park spacing. Kitchen is a bit dated and you might want to bring your own pan/pots & knives. (Teflon was flaking off on a bunch of the pans and knives were rather dull.)
I definitely look forward to renting this house again in the winter or summer!

Thank you for your review. In the wintertime I hire a separate service for snow removal on the driveway. Since I usually have tenants there, the only way he can remove the snow is for tenants to move their cars from the driveway when he needs to plow. Unfortunately, when tenants choose not to go outside to move their car, the parking area ( which is away from the roofs eves ) gets smaller with the snow accumulation around it. If you had mentioned this to me, I would have had the service plow the driveway to fit 4 cars which is usually the minimum in the wintertime, summertime up to 6. I have since installed a commercial heat tape and rain gutter that will melt and catch the snow gradually and solves the snow from falling at once.
I appreciate the heads up on the pots and pans. I had my cleaning service replace the damaged pans with new ones along with adding lots of sharp knives.

Overall this is a beautiful area but there were frustrations to our stay. We have rented thru VRBO many times and this has been our most disappointing experience with the house. Surprised all of the reviews are completely positive. Here are the pros and cons:
Cons:
•Steep icy driveway. We had 3 vehicles. We would not have all been able to fit in the driveway if we had not rented 1 -4wheel drive vehicle that could make it to the top. Couldn't park on street. One vehicle was parked & we looked out as it slid down the driveway into the street.
•Icy wooden steps up to house
which was difficult with small children.
•Beds not comfortable- one squeaked so loud the couple finally slept in twin beds because it woke them all night.
•Oven is not full size.
•Hot tub had a very strong chemical smell so we didn't use it. We used to have a hot tub & it never smelled that strong.
•Overall house is very outdated.
•Mold in master shower.
•Hard to regulate water temp- either really hot or really cold.
Had to wash & dry all the the towels before we left.
•Window pane separated in living room letting cold air in.
•Cold draft under kitchen cabinets making floor very cold.
•Kitchen faucet old & hard to shut off.
•Had to buy wood from grocery store- many places we've rented from have come with wood.
•Overall not worth what we paid.
Pros:
•Good location- close to groceries, skiing, shopping, snow shoeing.
•Beautiful neighborhood.
•Nice fireplace.
•Nice linens.
•Tahoe Dave's for ski & snow shoe rentals were amazing. They recommended we try Diamond Peak for skiing, which we loved. Had first time skiers and it was less expensive & not crowded & has a beautiful view of the lake.
•Great places to eat in Kings Beach. Loved Mellow Fellow & Jason's Beachside Grill.

I’m not surprised by this review. The tenant seemed unhappy about things unrelated to the house or my service prior to their arrival Jan 7th…a HUGE snowfall. I don’t think they found the wonderful snow fall welcoming, and/or were prepared for it.
The tenant booked online for 5 nights and we spoke many times in the 3 months prior to thier arrival. She was informed of parking, 4 wheel drive, firewood , towels, walkway, driveway etc. At no point did she waiver or want to cancel because of these items.
Driveway
There is a 20 foot driveway with a gradual incline from road to parking area located in front of deck which is flat. Without 4wheel drive, any incline is steep. Please see pic of driveway, Its not a problem if you bring the right vehicles.
Parking on street
Nope. can’t park on street in the wintertime in ANY neighborhood in Lake Tahoe or any other ski resort that the county maintains. The snow plow can’t clear the snow with parked cars. This is a county maintained road.
Stairs
Snow is removed from driveway and parking area daily, the walkway/stairs is not.
A bag of snow melt was left for them for the walkways but if not used, snow will turn to ice.
Squeaky bed,
draft, window, water temp all could have been fixed when my handyman (who lives across the street )
went over to fix faucet if he had been told about these. He is on call 24/7 for any issues the tenant has during thier stay. If there was any mold in a bathroom it is gone. My cleaning company works for many property managers and does an impeccable job.
No complaints with 3 other groups of tenants since Jan 7, so all issues will be addressed and fixed if necessary this week.

Hot Tub
The tub was cleaned and water balanced to appropriate specs the day of thier arrival by a licensed bonded hot tub company that services most of Lake Tahoe. They don’t use harmful chemicals.

Thats an opinion. Please view all the pics of the house and judge for yourself. These were taken 6 months ago and all the rooms are shown.
Good news is Tahoe finally has lots of great snow and it keeps coming. But please come prepared for the conditions and
please, please let me know if there is anything you need or needs attention during your stay instead of after you depart in a review. It would make your time and experience at the house so much more enjoyable for all.

Another Great Tahoe Vacation!
“I don’t normally write reviews but…I had to make an exception. Having spent many happy vacations & recommended this house to my friends I felt compelled to respond to the vitriolic review posted on 9/20/12
Complaining about the lack of A/C. Give me a break! That comment alone makes me wonder - where has this family stayed on their annual trips to Tahoe? In the hermetically sealed ‘delight’ of an hotel or resort I’m guessing.
As any regular knows, the beauty of the Tahoe climate is A/C is not required – the days, even at the height of Summer, rarely get above 80F and the nights are just perfect, if sometimes a tad cool!
But I digress. If, like me, you want to enjoy your creature comforts but also want a taste of quintessential ‘Tahoe’ living, then this is definitely the home for you. It is spacious, warm and inviting, with a wonderful deck that brings the “outside in”.
That ‘dangerous for toddlers’ wrap around deck, is anything but! We have always loved spending time sitting out there and have never felt any concern for the young children in our group. Of course nothing can be as child proof as your own home and toddlers in particular are very inquisitive and extra curious when in a new environment…so you obviously want to make sure they are not up to mischief.
Inside the house, it is clear the moment you walk in that Sandy has taken a lot of care furnishing the place with high quality brands and adding some ‘homey’ touches. The open plan living area creates a wonderful family atmosphere – allowing everyone, including the cooks in the kitchen, to participate in whatever is happening. Many an evening, after dinner, our group (up to 15 people) have happily sunk in to the very comfortable sofas to watch a movie. We really appreciated the fact the TV is located where it is, as it does allow everyone (no matter how small) to get an uninterrupted view of the screen.
As for the bedrooms. They are bright and airy. The beds are sturdy, the mattresses very comfortable and the linens have always been clean, crisp and certainly high quality. I am normally a lite sleeper and early riser but, even with noisy kids in our group, I have always been amazed at how deeply and long I sleep here! No problems there.
So I will definitely be returning and to anyone thinking about renting this house I thoroughly recommend it. You will have a great time.”

The neighbors commented on how fun it was to watch your kids frolic around the yard, and its seems as though you made friends with them also. I'm glad you appreciate the home and its amenities and thanks for adding your comments in the review. Can't count how many times you've stayed here...but feel you're a pro tenant who knows my home almost as well as I do.

Not sure if the other reviews are valid - didn't sleep a wink. NOT KID FRIENDLY! Not cozy at all.
My extended family and I rented this house in August for our annual trip to Tahoe. With a growing family, we decided to try something new this year to give us a little more space. We had 5 adults and 3 kids. I am not sure how this place can accomodate 17 people. In an effort to cut to the chase, here are the negatives:
- Unstable beds - Every time you rollover the beds squeek loudly. The bedframe on one of the beds was actually skewed and appeared to be missing some screws - I think the footboard was just leaning against the mattress.
- If you sleep on the first floor, don't expect to sleep at all! The second floor was likely an addition and not done property. Every time someone upstairs moves, breathes, farts, or whatever the entire ceiling above you (on 1st floor) squeeks really loudly. I am not a light sleeper, but I didn't sleep at all. It is all 3 bedrooms on the first floor.
- DANGEROUS FOR KIDS. I don't expect a rental home to be baby proofed, but this was just plain dangerous. The flat screen TV is on an 8' high, narrow bookshelf with nothing on it. One bump and that TV comes tumbling down with a tragic ending. To make it easier to skip to that tragic ending, the cords are left dangling from the TV to the floor for your child's yanking delight. In addition, the first slat of the deck rail is well above any toddler's height, so they can walk right off the balcony if you aren't right behind them. We ended up having to build forts around the TV and not being able to leave the door open to the deck - not relaxing at all.
- The furniture is barely furniture. You can barely squeeze 3 people on the couch and the rest of the "furniture" is dirty, stained futons.
- The fridge doesn't work properly. One door shelf is duct taped together, and the fridge doesn't cool well at all. Bring a cooler if you want to cool anything.
- In general, the place didn't feel very clean (although I will say the bed linens seemed clean).
- The patio and BBQ are a joke. Don't expect to confortably relax out there on the 99 cent store plastic chairs and table.
- Don't plan on staying cool or getting any fresh air. There are bears (totally fine with that - it is the wilderness!),but all the windows and doors are at bear level and you can't keep them open bc they learn to come in and no AC! We actually saw a bear at the neighbors house!
The area is fanastic! There is a ton of space between houses, a great hiking trail steps from the house, and a short drive to the lake.

Scam. There are 2 facts to this review. 1. Yes, the house is in a fantastic area, 2. if the fridge didn't work and/or they were so unhappy with the house, they would have contacted me during their 5 day stay, not 1 month later in a review. Let me first assure anyone questioning the validity of my reviews, to contact me for the phone numbers of the guests that submitted these. All of these reviews are factual and have many guests that will dispute their comments. In brief, the house is 5 bd with loft. 2 kings, 3 queens, 3 twins, 2 queen hidabeds, 1 child futon. The house sleeps 17 comfortably not including the futon. Bedroom furnishings are Broyhill and do have screws. I am available 24/7 and encourage guests to call for repairs even if its to tighten a screw on a bed. P.S. my handyman lives across the street. The second floor is not an addition and the deck/house was built to code by a higher end builder in Lake Tahoe.Thin walls and/or ceilings are found in lower end homes. This is not a lower end home. My home is kid friendly inside and out. It is NOT dangerous for kids or anybody else. The majority of my guests are seasonal family's with lots of kids. In 12 years of thousands of kids/infants staying here, there has been no incidents of any kind, or kids falling off the deck. The group before them broke the fridge drawer and duck tape was used until the part came in. The fridge was operating then and still is. Furnishings: My pictures clearly show the quality of the furniture and that there is plenty of seating in the living area with a large deck that has lots of chair to accommodate up to 20. BBQ is a Weber. Bears. Black bears are shy and don't bother people but do like a full fridge and a open sliding door in a vacant house. There are 2 sliding doors I remind guests to close when not there. All of the rooms in the house have windows that open that bear can't access. Air Conditioning. PLEASE go into VRBO and search for AC between Tahoe City and Kings Beach. Out of 699 listings, 30 have AC with many being condos. You don't need AC in Tahoe. Finally, I stand by my house and the quality of comfort and safety it offers. The fact that the majority of my guests and return seasonally.. speaks for itself.
