Kona Reef F14 Oceanfront Luxury, Full AC, King

We want you to have a wonderful stay at our condo; therefore, we’d like to let you know about some upcoming construction/maintenance work at the Kona Reef complex.

Complex-Wide Work: Kona Reef complex will undergo concrete structure and resurfacing repairs from January 2026 through April 2027. These dates are subject to change due to unforeseen circumstances (weather or other). We expect the majority of work to occur during normal daytime hours (8:00 a.m. to 5:00 p.m.), with most public areas remaining accessible. While this construction is ongoing, you may hear construction noise from and/or see maintenance equipment (scaffolding, jack-hammers, saws, compressors, dumpsters, trucks), and workers on-site.

Our Building (Building F): concrete structure and resurfacing repairs are scheduled for May 29, 2026 through June 18, 2026. Construction on the building requires the closure of the lanais. Therefore, we will not be renting during this time. These dates are subject to change due to unforeseen circumstances (weather or other).

Garage & Plaza Levels Under/Around Building F: concrete structure and resurfacing repairs are scheduled for December 4, 2026 through April 13, 2027. These dates are subject to change due to unforeseen circumstances (weather or other).

Therefore, we have reduced the nightly rate during this construction time to reflect the possibility of disruption. Thank you for your understanding as our community makes these necessary improvements! Please reach out if you have any questions before booking.

Enjoy every moment of your get away to paradise in this beautiful direct ocean view condo. F14 is a 650 sq ft 1 BR / 1 BA condo located at the desirable Kona Reef complex; a very short walk just south of Kailua Kona. This condo has full AC! That means you have super quiet split AC handlers, one in the living room and another in the bedroom, keeping you cool and comfortable at all times. The majority of Kona Reef condos only have a wall unit in the living room, where the AC never gets back to the hot bedroom, or have no AC at all.

This condo is located on the ocean side of Alii Dr. and has a direct unobscured ocean view from within the kitchen/living room and lanai, along with so many wonderful amenities to help you enjoy your vacation! The King size bed is a Sleep Number, so you can set your own comfort level for bed firmness, the Queen Sleeper sofa is outfitted with a memory foam mattress. Some extras include snorkel equipment, boogie boards, beach chairs and coolers for you to use during your stay!

The host requires you to complete the following before checking out:
CHECK OUT is 11:00 a.m. For check out the following should be completed before you leave the condo: o Set the ACs in both the bedroom and living room to 78, using the remote. o Close blinds/curtains
O Start a load of laundry (towels or sheets) o Load/start the dishwasher (when dirty dishes) o Place the two sets of keys for the pool/security gate back in the wooden pineapple bowl on the bar
O Turn off lights o Take out all trash and perishables
Failure to complete these may result in a negative review from the host.
No shows will not receive a refund. We reserve the right to charge processing fees for refunds, multiple changes, cancellations.
THERE WILL BE NO REFUNDS OR RENT REDUCTIONS FOR ANY EQUIPMENT FAILURE, UNUSED FEATURES, EARLY DEPARTURES, NO SHOW, INCLEMENT WEATHER, OR ACTS OF GOD.
