Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Utterly dissapointing. Infested with bed bugs. We are still dealing with this issue: on our person and our clothing.Had to killed several live roaches.Shower / tub did not drain.Poor lighting, strange choice to put glaringly harsh light bulbs on the dining room fixture.Door lock is difficult to lock and secure.Beachfront was filled with people fishing which blocked views of the water because of their wide and intentional placement of unoccupied fishing poles where several people had multiple poles at once. We have stayed at Emerald Hills for almost 25 years - we will not be coming back.

Hi Ken, we are truly sorry to hear that your most recent stay did not meet your expectations, especially as a repeat guest who has chosen Emerald Hill for nearly 25 years. We value your continued business and appreciate the opportunity to respond. We do want to clarify that we received no reports during your stay regarding bed bugs, roaches, drainage issues, lighting, or difficulty with the door lock. Our team also reached out during your stay to check in and see how everything was going, but unfortunately, we did not receive a response. Had we been made aware of these concerns at the time, we absolutely would have welcomed the opportunity to investigate and assist while you were in the property. We understand that these issues were frustrating, and we sincerely wish you had given us the opportunity to address them and work toward improving your stay. We value all of our guests, and especially those who have returned to stay with us over the years. We hope you will consider giving us the opportunity to welcome you again in the future and provide the experience you have come to expect from Emerald Hill. Warm Regards, Benchmark Management

Perfect

The location was perfect for us. The condo was clean well decorated, , mattress and linens were very nice. We were steps from the pool . Please note there is only one company that provides beach services and they pick things up at 5 . That was the only complaint I had .. We wanted chairs there for sunset.

Jonathan & Lee Anne, Thank you for your review! Emerald Hill 27 is a great option for a couple or a small family looking to get away! Walton County does have restrictions put in place that only allows certain companies to set up at certain locations. These companies have rules they have to follow on when they are able to set up and when they have to pick up. You are still able to set up your own chairs if you want them there longer, but nothing can be left on the beach over night! We're glad to hear that you enjoyed your stay even though the chairs weren't out as long as you would have liked. We hope you will come back and see us again soon! Thank you, Benchmark Management.

Problems

So the shower water pressure will blow off your skin,it's way to powerful. There are the huge cockroaches that inhabit the bushes right outside your door, they come into your room everytime you open the door. Great location, room needs to be updated. The picture lies for this particular room, the bedroom is stuck in the 70's and the mattress is completely shot. The only good part about this particular room is the pool right outside your door and the beach 50 yards away. I will not be staying at this location again

Great location! Disappointing unit. :(

Rating Details: The property manager was very helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Very disappointed. False online presentation of the unit. The photos on the website were different than what was actually in the unit. Specifically, the bedroom had a very old dated weighted bedspread, the pictures showed new white bedding. In the bathroom, the mirror and wall cabinet over toilet had also been changed out. The two chairs in the living room very dirty. We have rented from Benchmark for years and have always had great experiences and have given stellar views in the past, wish we could do the same for this unit. :(

Emerald Hill 27

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was more than happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The pictures AND video that Benchmark provides for Emerald Hill 27 is a lie. They post these pictures and videos showing that EH 27 has a garage and a sleeper sofa inside the bedroom, lies. To gain access to EH 27, you have to hope that there is an open parking space, (not reserved with your rental), and walk around/behind the parking lot and enter through patio doors. There is NOT a sleeper sofa in the bedroom, so your child/children have to sleep on the tile floor or sleep in bed with their parents. Once I called about the garage dimensions, a Benchmark representative named Stacy, who sounded like she was from the Caribbean started getting loud with me and asking repeatedly “Where did you get the pictures and video?” When I informed her that they were sent to me by Benchmark , she said that I was wrong and looking at a different rental! Also, the coffee pot was broken. The most pleasant person that we dealt with was the female on-site security, she spoke to everyone, everyday.
Response from VrboOwner on 23 Oct 2024
Thank you for sharing your feedback. We sincerely apologize for any confusion regarding the amenities at Emerald Hill 27. We understand how frustrating it can be when expectations are not met, and we take your concerns seriously. While we strive to provide accurate information, it appears there was a miscommunication about the features of the property. We will be reviewing the listing details and images to ensure that they accurately reflect the current setup. Regarding your interaction with our representative, we will address this matter internally to ensure that all our guests are treated with respect and professionalism. We are also sorry to hear about the broken coffee pot and will ensure that it is replaced immediately. We appreciate your kind words about the on-site security staff, and we will make sure to pass along your compliments. Thank you again for your feedback, and we will work diligently to improve both our communication and the overall guest experience. Sincerely, Benchmark Management

Rating Details: The property manager was very unhelpful. The vacation rental was somewhat dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Benchmark mgt experience- I would never use them again. My instructions that were emailed to me were not never mentioned that I needed to go to a different address ( addresss also not in the email) to get the keys to this unit. The lady from call center for benchmark was rude and not helpful at all. I had to call several times before I was told to go to a new address to get keys. The condo- It was not as described. It’s definitely an older condo thst could use some updating. The mattress is horrible and the toilet needs to be replaced. We woke up to roaches. I called benchmark and they said they the few we could see does warrant a visit from the pest company. 🤷‍♀️. The outside patio is infested with them and at night you can’t walk outside with out stepping on one. The bushes definitely need to be sprayed. Location- No complaints on the location of the premises. steps away from the beautiful beach! I would stay at emerald hill again but never at this condo (27) and I won’t ever use Benchmark to book again.

Rating Details: The property manager was somewhat unhelpful. The vacation rental was very clean. I was happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Before our arrival we received several emails with a link to the guide to use upon arrival... information for our unit was incorrect and I had to contact Benchmark several times regarding door code since it was never listed in the guide and was told our unit did not have a code... We were not able to receive the packet from Benchmark until exactly 4:00 -- which was check-in time - we realized that because we had received several emails prior to that reminding us of the check in time. Picking up the key prior to that would have been such a courtesy and convenience for us - it does not mean we would immediately go to the condo upon receiving the key. We had to find the unit - the inside units are a little more difficult to locate. The condo looked like things had been taken off the wall and not replaced - a clock was leaning against the tv stand - another decorative piece was placed underneath the table. We had a king size bed - there were 2 of us and there was only one standard size pillow in the entire unit... we had to call for a pillow and it took 2 days to get it. The air conditioning had a very difficult time keeping the unit cool - yes - we read the directions on keeping the unit above 70 degrees. It was not an extremely hot week - the unit could not cool to 70 degrees. We left a day early due to our dissatisfaction. We have contacted Benchmark, but never received any response either verbal or written. The only communication we continue to receive are these surveys that appear to be computer generated. We requested a refund for the final night that we did not stay and would like to be reimburse for that night due to our experience.

Hi Craig, thanks for staying with us at Emerald Hill. We do apologize that you did not have a seamless check-in process. Your suggestion regarding providing the key prior to 4pm has been passed on to the proper parties, please note however that there is an early check-in fee as such if you arrived before 4pm and the unit was ready; once you paid the fee; we would have provided the key. We do apologize that our team was not as responsive with the delivery of the requested items, we have measures in place to ensure this does not happen for future stays. In regards to the AC unit, please note that we have asked our team to make the necessary checks. Your refnd request was noted and brought to the attention of management, however we could not honor that request as you filed a chargeback. Please know that guest satisfaction means a lot to us, and your feedback will help us improve the quality of service provided to all our valued guests. We are committed to delivering the exceptional stay we know we can. We hope to see you again soon! Regards, Benchmark Management

Good location! A few minor issues, but overall-good!

Rating Details: The property manager was more than helpful. The vacation rental was spotless. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The location to the beach and pool was awesome! It also had plenty of kitchen supplies for cooking. The biggest downfall was that the bedroom door had a broken lock. The only way to lock it was to put a board behind the door to prevent it from opening. I would’ve felt more comfortable with a lock. Another small issues was the vacuum didn’t seem to do a good job. Seems like a small inconvenience until you have sand everywhere that the vacuum is unable to pick up.

Needs attention, but still rebooked it for next year.

Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We've stayed in this unit 2 years in a row and we just booked it for a 3rd stay in 2023, but it definitely needs attention. It's well decorated and a perfect location. I will say that is was pretty dirty this year. The floors may have been swept, but definitely not mopped. There were no rugs. My toddler slipped and fell coming in from the pool on day one. I did find the rugs piled in the corner of the laundry room, but they were filthy and need replacing. The water pressure is SO HIGH on the kitchen sink, that we got soaked every time we turned on the water. The coffee maker needs to be replaced. The inside was pink with mildew. I tried to clean it with vinegar, but it didn't help. Might need to inventory the kitchen supplies. There are only 5 forks. Also, with 4 of us staying there, one towel rack isn't enough. Maybe add some hooks that stick to the back of the door? Also, the only mirror is the one in the bathroom, which made multiple people getting ready difficult. Maybe add a decorative one somewhere? The mattress is awful! The pullout sofa bed is more comfortable. Also, we changed the sheets and the pillows were all gross and stained yellow. The fans all had a thick layer of dust on them and mold around the bathroom vents.

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Unit was beautiful! Two things to note, #1-the main door of the unit is not a traditional door with a deadbolt. The main door of the unit is a sliding glass door and if you have a bad shoulder then it is hard to slide a heavy door. Thankfully my husband has good shoulders. #2-the lights throughout the unit are all BRIGHT LED lights, which I'm more of a fan of low lights that give off a cozy comforting feel, not BRIGHT LED lights that make you feel like you're on Broadway. Neither of these two items affected the overall stay, but something to note. Super close walk to the beach and loved the location!

A Nice Get Away

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We had a very positive experience at Emerald Hill. Our Unit 27 was very clean and contained everything we needed. It is right on one of the most beautiful beaches in the world and you can walk and bike for miles. It would be nice to have a heated pool. You would have to be part polar bear to use it this time of year.

Convenient Rental, Terrible Mattress

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The rental itself is nicely decorated and very convenient beach access. We had everything we needed, except for a decent night sleep. We used this rental as strictly “a place to sleep” because we spent all day out on the beach... however, we ended up sleeping in a friends unit because the bed was SO BAD. The worst mattress I’ve ever slept on and actually resulted in body pain for both myself and my husband. We won’t stay here again because of the bed. And we aren’t temperpedic people or high maintenance when it comes to sleeping arrangements... we’ve slept in Airbnb’s where the bed was a mattress on the floor and didn’t feel compelled to leave a review. That’s how bad this mattress is. If you’re looking to sleep at all, let alone comfortably, look elsewhere. I’m choosing “no” to “would you recommend to a friend”, but it would be “yes” if there was a new or better mattress. I wouldn’t subject anyone to that.

Charming unit. Noisy renovations next door.

Rating Details: The property manager was adequately helpful. The vacation rental was clean. I was more than happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Major renovation of next door unit was very loud and unpleasant during the weekdays we were there. Unable to enjoy our unit during daytime hours. Unit was overall well decorated. Outdoor patio furniture however was old and mismatched. Needed updating. Bathroom commode paint was chipped. Needs replacing. An easy fix. Bedroom furniture needs rearranging. Awkward setup. No rug. Slippery tile floor.

Emerald Hill 27

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We love Emerald Hill, and have been staying in various units on the property for 10 years. This was our first time staying in unit 27, and it was a great unit overall. We loved how spacious it was and appreciated the separate bedroom. That said, there were some elements that needed improvement. The lock to the door is terrible. The keys didn’t work and it took me an average of 3-5 minutes just to lock the door every time we left. The lock had been greased, but there’s no way I’m the only one who has had issues with that lock. The WiFi needs a major boost. Terribly weak and we had to run our phones on data pretty much all week. No hooks to hang stuff. Literally no hangers or hooks anywhere other than one small towel rack in the bathroom. Again, these are all easy fixes, but I think it would greatly elevate the experience for future guests.
