Ideally location. Located in the centre of Braunton village within walking distance of a range of cafes, restaurants, pubs and shops.

Most are NOT in Braunton and if they are most are not in the centre, with parking and an easy walk to pubs, shops and quality restaurants. Whilst the property is centrally located it is quiet. No road noise or similar.

The property benefits from WiFi throughout. A signal booster is installed.

Short drive from the 'right' side of the village to Saunton Golf Club and some of the best UK beaches.

Ideal for families, golfers, walkers, couples and anyone who wants to get away from it all in a quiet, modern, tastefully presented well equipped property with easy walking access to all the village can offer as well as direct walking access to the Tarka Trail, Velator Quay and paths to Braunton Burrows.

The property comprises lounge, 2 bedrooms, bathroom, kitchen, garage and driveway for off road parking.

Lounge has a patio door to the patio / garden. The garden and patio are west facing and thus enjoy the afternoon sun. The lounge includes comfortable seating, dining table, coffee table, smart TV, DVD player, stereo and 'hole in the wall' fire. The fire provides instant additional heat on colder winter, spring and autumn days.

Heating and hot water comes from a new gas combi boiler.

The shower room was refitted at the end of 2020 to a very high standard. There is a large walk in shower with a low level non slip tray.

The kitchen includes, gas hob, electric fan oven, large fridge freezer, washer dryer, microwave, under cupboard lighting and a DISH WASHER.

The spacious main bedroom is to the rear of the property and includes a king sized double bed, fitted wardrobe as well as bed side lighting and shelving. The second bedroom has 2 single beds. A foldup cot is provided in one of the cupboards. Linen and towels are provided.

The rear garden is laid to lawn around a new bigger west facing patio. To the rear of the garden is a pretty dry stone wall. Garden seats are provided and as the garden is fully enclosed with a side gate with bolt its an ideal place for mum and dad to relax whilst small children play safely. Patio table and chairs plus loungers are also provided.

There is an integral garage which can be used to store bikes, motor bikes, surf board and golf clubs.

Arrival times is no earlier than 2 pm. Departure is before 10 am. Booking are generally weekly although in low season shorter breaks are possible - please email / message.

Clare is the Bay Tree housekeeper. She lives locally and her contact details are provided should there be any problems during your stay.
