The Space:
Spacious 5-Bedroom, 3-Story Home Near Downtown Indianapolis
Welcome to this newly updated 3,200 sq ft home designed especially for large groups and Airbnb stays. Located just about 1 mile from the Convention Center, Lucas Oil Stadium, Bankers Life Fieldhouse, and Eli Lilly, you’ll enjoy easy access to downtown’s top attractions.
The Space
Relax on the comfy front porch before stepping inside to a cozy living area with two couches (one a fold-out memory foam sleeper), a reclining chair, and a 65” TV—perfect for hanging out after a day exploring Indy.
Next, head to the social ping pong room, followed by the dining room and fully equipped kitchen. The first floor also includes a laundry area with two washers and a dryer, plus a full bathroom. (Note: No bedrooms are on the first floor.)
Upstairs on the second floor, you’ll find four spacious bedrooms:
Bedroom 1: 2 queen beds, a futon, and an attached full bathroom
Bedroom 2: King bed, located across from a full bathroom
Bedroom 3: 2 queen beds, connected by a curtain to Bedroom 4
Bedroom 4: Full bed, sharing space with Bedroom 3
The third floor features a unique studio-style fifth bedroom with a queen and twin bed, plus a living area with two couches, a TV, and a poker table.
Step out the back dining room door to a large driveway with parking for 2+ cars. The house also includes a brand-new ping pong table and a poker table in the third-floor studio, making it perfect for fun and relaxation.
Please note: This is an older home that has been thoughtfully remodeled to combine classic charm with modern comfort.

As a reminder there are NO bedrooms on the first floor. Only a fold out couch. 4 of the bedrooms are on the second floor. Keep in mind Bedrooms 3 and 4 are connected and separated by a curtain (these are the rooms with 2 queens and 1 full bed). The 5th bedroom is on the 3rd floor.
Guest Access:
Access is by smart lock and guests will be provided a code.
The Neighborhood:
Our House is right by downtown a quick walk or uber to anywhere you need to go. It is in the popular Bates Hendricks Neighborhood (as seen on the HGTV show Good Bones). It is next to Fountain Square and Downtown, which are two of the most popular Indy areas.
Getting Around:
Take a short Uber or Lyft to all of the downtown hot spots
Other Things to Note:
2 Washers and 2 Dryers in the house. Stocked Kitchen. Ironing board and iron, hair dryers in each bathroom, ceiling or table top fans in all bedrooms for your comfort. Plenty of areas with mirrors for getting ready. Large tv's in Great room and 4 of the bedrooms. YouTube TV and Netflix. Note the third and fourth bedrooms connect to each other. Also please note this is a large house designed for accommodating bigger groups. If you are looking for a luxurious rental this may not be the place for you. It is an older home that has been remodeled for purposes of hosting larger groups who want to stay together.

We were warned that the property was not luxury and that was perfect. The owners communicated promptly and seem very accommodating. The house was a very nice size. My only complaint would be the carpet has exceeded its useful life and should be removed. The water pressure in the shower was low. We loved the home otherwise.
We brought a group of nine here and had plenty of space to spread out and be comfortable. The kitchen is large, there's a ping pong table, and plenty of seating for folks. Three bathrooms certainly made sharing facilities and getting ready easy. Nice neighborhood and close to downtown.
The property served its purpose - a place for several people to stay while we attended a conference. The 3rd floor was too hot to sleep because the window unit wasn't working, and I guess the manager wasn't able to make it over yet after we contacted him. Thankfully we were able to use the rest of the beds with no issue. The location was great for what we needed and where we needed to go. It was very helpful to have the use of the driveway as well as the washer and dryer. Overall I recommend this property to anyone needing to be in/close to the downtown area of Indianapolis.
Good location and a lot easier to park on street than I expected. The only inconvenience was that some streets were too narrow for my husband's truck but it was easy enough to go one more block down the road. Beds were very comfortable and I liked the guest setting on the TV's so I could sign into my apps and know I'll be signed out after leaving.
Great communication, friendly staff, and lots of space for everyone. The upstairs loft bedroom does have a door at the bottom of the stairs which I wasn't sure of in the listing so this was a plus. As listing says, it's an old home and not luxury but it fits everyone and is close to downtown and works great for large groups.

Property only has 3 private bedrooms. 1 BR is connected to another by a doorway with no door on it. The final BR is the loft that is part of the card room. There were dirty Sheets and Towels still in the laundry area and 1 bed had not been changed. kitchen is not stocked well so take disposable cutlery, plates, and cups. There are plenty of beds If privacy is not an issue. But we had 4 adult couples and only 3 private rooms. It served its purpose for us for the week. The neighborhood is nice and safe. It also has parking on the lot so you don’t have to park In the street.

Thank you very much for staying with us. Our listing is very clear that it is a 5 bedroom as shown in the photos. It states bedrooms 3 and 4 are connected but are still 2 separate rooms as shown in the photos and stated in the description. Bedroom 5 is the third floor studio which includes a queen bed and twin bed and is completely private because it’s us own floor (the third floor). If you needed additional items in the kitchen please simply notify the property manager and he would bring them immediately. Thank you again for choosing to stay with us.
A large group of us were working a show in Indy for the whole week and tired of the hotels downtown. This was the perfect house for a large group! Space to spread out, clean, great location. I could not recommend staying enough.
We had fun. The house is ok. The neighborhood is in transition. Its fairly well supplied. Some beds r good, some not so much. Its not 5 actual bedrooms. But there r lots of beds. They take pets but no place to let the dogs out.
We enjoyed our stay. Had a blast with ping pong and appreciated the space to spread out. Beds were very comfortable. Host was kind, helpful and very responsive. We would love to stay again.
Pros: great communication with a good location and access to other events. Plenty of room for multiple people. Beds were comfortable
Cons: The home is not as described at all and the cleanliness has a lot to be desired. Plus a number of either broken or partially fixed items throughout the home.
The house worked well for our extended family of orselves, our children and grandchildren. The checkin process was problem free and the owner responded quickly to resolve any problems we had.
