To ensure an enjoyable stay for all guests and neighbouring residents, we kindly ask that the following house rules are respected.

• No parties or events

• No Schoolies bookings

• No hens or bucks parties

• No weddings

• Guests may be removed from the property if these rules are breached

• Quiet hours between 10pm and 8am

• Primary guest must be at least 24 years old

• Adult bookings may be subject to age and purpose-of-stay verification

• Pets are strictly not permitted

• No smoking or vaping at the property, including balconies or anywhere that may disturb neighbouring residents

To help you settle in comfortably, complimentary starter amenities are provided upon arrival, these are not replenished throughout your stay. These may include:

◆ Payment Schedule

For bookings outside of Airbnb:

• A 20% deposit is required at the time of booking to secure your dates

• The remaining balance is due 30 days prior to check-in

• For bookings made within 30 days of arrival, the full balance is due at the time of booking

• Bookings made through third-party platforms are subject to the payment terms and schedules of the relevant booking platform



◆ Good to Know

• Palm Beach is located in a premium beachfront area, with restaurants, cafés, boutiques and the beach all within easy reach

• The building lift is currently undergoing works, so stairwell access is required, with three sets of stairs to access the property

• Construction is taking place at neighbouring properties between July and September 2026. Some construction noise may be heard during early morning and daytime hours

• The neighbouring construction works are not associated with the building and are outside of our control

• We kindly ask guests to respect neighbouring residents and maintain appropriate noise levels throughout their stay

• Minor aesthetic variations may occur due to routine maintenance, updates or ongoing improvements
