Amazing *SUNSETS*! Your stay will include the nightly entertainment of basking in the pink and golden hours around sunset time. Come in from the water or beach in time to pour a cocktail and enjoy the show. There is instant vacation relaxation in the glow of the Northern Neck's amazing sunsets from a wide view across Cockrell's Creek. Coastal farmhouse c.1790 looks out to the harbor and daily boat parade to the historic fishing village of Reedville. Enjoy a shaded summer breeze under the ancient magnolia, play games in the yard, spot birds, and roast s'mores at the water's edge; all on 2 private acres.

Sandy launch for on-site five SUP boards (3 adult, 2 child) and two kayaks. Life vests also provided.

Enjoy river life AND beach days with access to a private white sand neighborhood beach just a short walk or drive across the street. Beach is on the Chesapeake Bay and wonderful for a sandy beach day and big water swim without huge waves. During the weekdays almost no one is there. Beach chairs (4) and umbrella provided.

This special home is rooted in Reedville's fishing history but is outfitted for today's living. Explore the region from this comfortable oasis or stay put and relax on one of 3 porches, float, paddle, crab and fish off the dock.

We look at the Omega fishery boats and on occasion we smell the fish processing, typically at night when it happens. It’s all part of Reedville life!

House is on a private point of land and surrounded by water on three sides, 800 ft of water frontage. Amazing water views from every room.

This home is ideal for a large family or 2 families. There is queen bed with private bathroom downstairs and a king bedroom upstairs that shares the hall bath. Kids' wing upstairs includes huge bunk room and hang out space. Sofa downstairs pulls out to queen.

All upholstered furnishings/mattresses/bedding are new as of 2018-2019. House is very clean and updated while still exuding the charm that only older places have.

Are you a boater? Launch your boat at the newly renovated state boat launch, Shell Landing a few hundred yards from the house. Boat to four restaurants and a vineyard or fish the Chesapeake Bay. It's just five minutes from Shell Landing out to the bay or to quaint Reedville (by car or boat). Or, rent a pontoon boat at Smith Point Marina on the Little Wicomoco River.

Just what we needed!
Welcomed with a view of the bay, so inviting along with a personalized welcome sign. We were so excited we took a family pic in the kitchen with the bay in the back. Beds were comfortable. Plenty of activities for the family. Might have to Google a little for outside house activities but once you find it’s a lot of fun. Great place to to reconnect with family. Thanks for the stay!!!

Great place to stay with family
The property was gorgeous with an incredible waterfront view. We were able to fish, crab, kayak, paddleboard and have a campfire! Host was responsive and provided plenty of paper products and towels. Renovations were beautifully done. Couches and beds were very comfortable. Bunk room was a huge plus for our tweens and teens. If you have young ones or limited mobility, be aware that floors are uneven and steep stairs due to the age of the house. Getting down to the pier would be difficult too, as the embankment is steep and a little slippery. Downstairs bedroom and attached bath was great for the grandparents. Proximity to shops in Reedville and Fleeton was convenient. Internet and phone service really left a lot to be desired. Kitchen was well-stocked and there were plenty of crabbing supplies provided. Although, some were rusted and the lid for the large steaming pot was missing. Really liked the games, puzzles, and outdoor activities provided for the whole family as well. Overall 10/10 would stay here again!

Loved it!
The house is beautiful and the property was amazing! Some of our favorite things included watching the spotter planes taking off and landing, kayaking, sitting on the dock and fishing, swimming in the bay and enjoying morning coffee on the porch. We loved our stay!

Fabulous stay and charming house
The house was clean and well appointed with everything needed for a great stay. The homeowner was kind and responsive. We had a great stay overall! We stayed in the middle of winter, but got to enjoy the fabulous fire pit and even spotted an otter in the river!

We need to be near or on the water. We like sand between our toes and Richmond doesn't have a lot of that. High rises on the beach are not our thing so the quiet, rural serenity of the Northern Neck fits just right. Our family has been enjoying some of the best times of our lives here since 2005.

Why they chose this property

We had a long, romantic lead-in to owning this home. We used to have a cottage nearby and would pass this house on the way to ours, always admiring it from afar. We finally got a close-up look around 2010 when we stopped in to the huge estate sale happening. We clearly remember wandering around betwixt awe and horror thinking, "Whoever gets this place will have their hands FULL." We hoped resourceful friends would buy it. But it sat, and sat.

In 2018, life triangulated us to be there on the exact day we needed to be to make her ours. So, now WE have our hands wonderfully full with the honor of being the next family to love and care for her. We have decades of projects lined up but we force ourselves to stop and enjoy it, as we hope you will, too. We think the house is happy that more laughs and happy times are being had within the walls. Sometimes we can't help but wonder about all of the world news shared and chewed over here; the work and tending that once was a large swath of the area, now down to these two acres.

Neat tidbit. We have heard some history from the family who owned for 120+ years. It seems that the man who purchased in 1869 was the descendent of a young man who had come from England via the headwright system in the 17th century. He ended up purchasing the home from a descendent of the man who'd received acreage for "sponsoring" his own forefather. Many of the old homes in the Fleeton area were/are owned by members of both families.

The nearby remnants of one of the areas many fish factories (only Omega remains) was the Douglas Menhaden Company, owned by the same family, generations of fishing boat captains turned area businessmen. Americus "Mac" Douglas was the longest resident of the home.

Take a paddle out the cove, heading toward the Bay, and you can see the collapsed brick fish processing stack up close. It's marked "ruins" on the map.
