SEVEN spacious bedrooms and FOUR baths. TWO gorgeous living spaces with ample seating, 2 dining areas, and 2 fully equipped kitchens, along with a large patio and direct access to the sand! Plus a 2-car garage.

DOGS * Dogs are prohibited on the beaches of Balboa Island between the hours of 10:00 a.m. and 4:30 p.m. All dogs must be kept on a leash at all times (not to exceed 6 feet). In Newport Beach you are required by law to carry a bag or container for your dog nuisances at all times. Fines are $100 - $500 for dog nuisances not picked up. Please place your used dog waste bags in your own trash can (not your neighbor’s) or in the city’s on the boardwalk. The Association (not the city) provides dog waste bags at 16 dispensers around the island. Please take no more than 2 (two). Dogs are prohibited in the Balboa Island Park (on Agate Ave.) at anytime. Please keep them off the grass! * BEACHES * All beaches on Balboa Island are public. Alcohol, littering, and smoking are not permitted. * BOARDWALKS * Bicycles, skateboards and scooters (which fall into the skateboard category) are prohibited from the Island boardwalks and Marine Avenue. For the safety of all, please keep to the right, pass on the left. If you walk your dog on the seawall, walking counter-clockwise is appreciated (“Be polite, keep to the right”). Smoking or alcoholic beverages are not permitted on the boardwalks. * CONSTRUCTION HOURS * 7:00 a.m. to 6:30 p.m. on weekdays. Saturday from 8:00 a.m. to 6:00 p.m. No construction on Sundays or holidays (per municipal code this includes residents producing loud noises). * REFUSE COLLECTION * Wednesday is trash collection day on the Island. CR&R Environmental Services (CR&R) has assumed residential trash collection services for the city. Refuse is not collected on the following holidays: New Year’s Day, Memorial Day, July 4th, Labor Day, Thanksgiving, and Christmas. If the holiday falls on a weekday, refuse collection will be delayed by one day for the remainder of the week. Contact CR&R for further information: 866-949-9694 csnewport@crrmail.com or their website at crrwasteservices.com. Picking through other people’s trash is illegal in Newport Beach. Please return containers to their out of sight location by 7:00 p.m. * LITTERING * Fines up to $500. Includes beaches, streets & alleys. Please use the refuse containers at the many locations around the Island for your drink containers, doggie walk bags, and other personal discards. Littering of cigarette butts is a penal code violation; they are not biodegradable and often end up in the bay and on our beaches. * NOISE * Please be considerate of your neighbors. Houses are very close together and sound travels on the Island more so than in less dense communities. There is a city Loud and Unruly Ordinance. Fines begin at $500 (up to $3,000) for gatherings over 8 people that disturb the peace, safety, and quiet enjoyment of residential properties. * CURFEW * The curfew in Newport Beach for persons under the age of 18 is 10:00 p.m. to 6:00 a.m. every night. * SPEED LIMITS * Be cautious at all times. 25 MPH (streets) 15 MPH (alleys) or what is deemed safe. Please make full stops at stop signs. * PARKING * The city conducts street-sweeping once a week. Check signs to avoid ticketing. The time limit for parking in one spot is 72 hours. Cars parked in the spots designated “Electric Cart Parking Only” will be ticketed. Saving parking spots with chairs or other items per municipal code is illegal. Please call Parking Control for assistance or violations: 949-644-3717. There is absolutely no parking in front of the garage doors or in the alley. * GOLF CARTS * are required to be licensed, insured, have seat belts, lights, and turn signals - In other words “street legal”. Golf cart operators must be licensed drivers and obey the same traffic laws as cars. * GAS-POWERED BLOWERS * The City of Newport Beach has adopted an ordinance prohibiting the operation of gas-powered leaf blowers in residential neighborhoods (a bi-lingual flyer is available on the city’s website). * CAR WASHING * If you wash your car on Balboa Island you must corral your water and wet-vac or mop it up. Allowing water (especially soapy) to drain to gutters that lead to the bay is illegal. Even “biodegradable” soap is harmful to our bay as is invisible brake dust. For blatant violations please call the city’s Code & Water Quality Division 949-644-3215. Fines from $100-$500. * DUCKS * A law forbids feeding the ducks and other birds on the Island. * SIGNS/SALES * Garage sale or announcement signs are allowed on private property only per municipal code and are not permitted on public property (sidewalks; streets; center medians; lamp posts). The maximum period for conducting a yard and/or garage sale in the City is limited to three (3) consecutive days, and no more than two (2) times in any 12 month period. * FIREWORKS * Fireworks of any kind are prohibited in the city of Newport Beach.

Lots of bedrooms which is nice for a larger group. The big windows and open spaces are really nice as well. Pat was thoughtful and we had no issues with the property during our stay!
We enjoyed the location right next to main road with restaurants and shops. Right on the beach and boardwalk. Home was in excellent condition. We rented all 7 bedrooms. Everyone loved it
The owner was wonderful! Always responded to our questions and was very helpful ! The space was bigger than it appears online. Clean , comfy mattresses , everything you need is there in the kitchen and bathrooms . Perfect location next to Main street , Balboa Island! Thanks for a lovely stay!
We've been staying on Balboa Island annually for decades and this is our favorite home rental yet! Just steps away from the bayfront made for great fun with our grandchildren. The location and views are spectacular! Pat was a dream host - she texted us upon arrival to welcome us, answered texts promptly and made us feel at home.
We enjoyed it so much that we've already secured it for 2022! Thank you, Pat, for a perfect vacation home for our family!
We have been renting this same home for five years and have already paid for our visit next summer. We rent both the upstairs and downstairs units for our group of family and friends that fluctuates from 11-15. The place is right on North Bay Front literally 10 feet from the sand. It is room and well-appointed with full kitchens both up and down. It is clean and in good shape. The owner is very responsive and has a handyman for any issues that come up. The two car garage is convenient as street parking is available but sometimes hard to find. We consider this our home on Balboa Island and look forward to many more visits.
This place is huge - lots of rooms and space. I do think that of the rentals we have had in Balboa this one was probably the most disapointing in layout. Much of the nicer space was upstairs and only accessable through an exterior staircase. The first floor was very crowded and the laundry room and garage were only accessable via going outside or going through the master bedroom. I think if your objective is to be close to the beach with as many rooms as possible this place fits the bill perfectly.
Pat is a great owner. When we mentioned that the refrigerator filters would need to be replaced soon, she had someone come over the next morning and replace them.
There were 14 of us for nine days, including three generations of family. We rented both the upstairs and downstairs units and it worked out perfectly. We all ate dinner together upstairs. This was our fourth stay at this house. It is right on the water with a small beach ten feet away. The house is well furnished, with comfortable beds, plenty of common space, fully stocked kitchens and four washers and dryers. The place is immaculate and has all the amenities you could want. The owner is wonderful and very attentive, We will stay there again.
This was the second year that our family stayed for a week in Pat's vacation home. It is just the right size for our family...8 adults, 5 children and 1 small dog. We especially appreciate that since it is a duplex, we had two complete set-ups including 2 kitchens which are fully stocked. We love that it is located directly on North Bayfront as the children could play on the beach from dawn to dusk with us keeping an eye on them even when we were on our patio and not on the sand with them. Pat is a very responsive host; responding quickly and quickly taking care of any questions/concerns.
We were so pleased with the location of the home. It's so close to all the action and easy to get to as well after crossing the bridge. Clean and ready for the next guests. The Property manager/owner, Pat is responsive as well. If you do rent the entire property (both units) like we did, then please note that there is not an interior stair way to connect them. The only way to access the downstairs/upstairs unit is from the 2 exterior stair cases.
Our Family's Go To Vacation House on Balboa Island
This was our third stay in this house. It is actually a duplex and you can rent the upstairs, the downstairs or both. We need both for our family of 12 ranging in age from 18 to 79. It is right on the water and very close to the shopping street. You can even walk to the grocery store. The home is inviting, clean and very comfortable with all of the amenities you would want. The owner personally is in contact to make sure your stay is just as you want it. It comes with a two car garage, beach chairs and beach toys and the kitchens are fully equipped. We love this place and have already secured it for August 2024. This deserves my highest rating.
Perfect Family Holiday Home! Location, Amenities, and all.
We live locally and wanted a place to have for our Family of 12, ages 24-86 for the Holidays. This place was perfect.
Location: Walk Balboa Island, Walk to Ferry and rent a Duffy from the Fun Zone, walk downtown, walk across the bridge to Pavillion's for last minute grocery adds. Or sit on the waterfront patio and watch.
Clean and Turnkey: Property is well appointed with what
is needed for a short stay. Owner has paid attention to details.
Functional for a large group: Upstairs kitchen was small and had everything one would need. Downstairs kitchen larger and allowed for cookie baking while dinner was being prepped up top.
Rooms: Bunk Room was fun for "young adults." Both Masters offered privacy and space for "older adults." Less street noise than other properties we have stayed in the area.
Owner very responsive to a couple of small things he was unaware of and immediately had them taken care of.
We thoroughly enjoyed our stay in Pat's home on Balboa Island! The home is perfect for our family - both the upstairs and downstairs unts are clean and lovely - and the windows in the upper unit were a treat for our grandkids!

This property was perfect for our family of 11. We were three generations from 18 to 77. Great location right next to the beach and water. Very comfortable and well appointed. The owner is caring and helpful. This was our second visit and already booked the same place for next summer.

We hosted a family reunion of sorts on Balboa Island, and the house we stayed in was just perfect. Everyone had plenty of room, the water views from the house we’re gorgeous, and wonderful memories were had by all! Highly highly recommend this property!!
