This home has amazing views of Bear Lake as well as walking distance to the lake. Lake water levels may very and access point may be rocky, swampy or sandy from year to year. Only green space is located in the back of the home for guest use. It is in the heart of Garden city and close to shopping, restaurants and the Utah State Marina. This home can sleep 22 and has 7 beautiful bedrooms and 5 full baths. This is a 3 level home with 2 decks, 2 family rooms and game room with pool table. Large spacious Kitchen with 2 fridges and open concept living area. For larger groups rent the Beach House I for up to 50 total guests. No Pets allowed

Access to Bear Lake down the street, Firepit, green grass to set up outdoor games, walking trails.

Bear Lake Access. Walking distance to downtown Garden City and 15 minutes from the Idaho and Utah State run beach access. Only 15 minutes from Beaver Mountain Ski Resort.
Jogging/walking trail is right out in front of the neighborhood, walking access to downtown Garden City. Walk down the road to Bear Lake.
Check-in is at 4:00 pm. Guest may go directly to their properties. Additional information to properties will be given to guests after they have booked with Bear Lake Lodging. Check-out is at 10:00 am. BEAR LAKE LODGING RENTAL AGREEMENT
Tenant desires to rent the Premises from Manager and Manager desires to rent the Premises to Tenant under the following terms and conditions.
1. Premises: Tenant understands that in certain circumstances beyond the control of either party, the Manager may be unable to provide the exact Premises to Tenant. If the Manager is unable to make the premises available to the Tenant, Tenant agrees that his legal remedies will be limited to (1) canceling this Agreement and receiving a full refund of all money paid under this agreement, or (2) occupying a substantially equal substitute property offered by the Manager.
2. Tenant: The “Tenant” of the Premises shall be the name listed on the reservation unless otherwise specified.
3. Manager: The “Manager” of the Premises is Bear Lake Lodging, LLC.
4. Rental Deposit: The reservation deposit will be 33% of the total cost of the reservation. This Agreement does not become binding and the Tenant`s reservation will not be booked until the reservation deposit has been paid in full. Payment of the entire balance due thirty (30) days prior to the day on which occupancy will first occur. Returned checks are subject to a $25returned check fee.
5. Cancellation Policy: The Manger`s Cancellation Policy differs based on the type of property Tenant rented. Reservation booked through 3rd party websites follow this cancellation policy unless otherwise stated at booking. Airbnb and Vrbo reservations will follow the policy specified on those booking sites. It is the responsibility of the Tenant to understand which type of property was rented and where they booked it. See below for cancellation policies:
VRBO/Expedia: A deposit of 33% of the total reservation is due at time of booking. The remaining reservation balance is due 30 days prior to arrival of scheduled reservation(s). If Tenant cancels any reservation(s) at least 30 days before check-in, they will receive a full refund. Reservation canceled between 14-30 days before check-in will receive a 50% refund. Otherwise, no refunds will be issued.
Cabins & Town houses: A deposit of 33% of the total reservation is due at time of booking. The remaining reservation balance is due 30 days prior to arrival of scheduled reservation(s). A cancellation fee of 10% of total payments made will be charged for any and all cancellations. If Tenant cancels any reservation(s) 30 or more days prior to arrival tenant will receive a refund of paid deposits less the cancellation fee. Reservations cancelled between 30 and 14 days prior to arrival will forfeit the entire 33% of total reservation deposit. If cancelled within 14 days prior to arrival, no refunds will be issued unless state mandated due to Covid-19. Then an internal credit will be issued and must be used within 1 year of booked stay and in the same property that was previously booked.
Condos: A deposit of 33% of the total reservation amount is due at time of booking. The remaining reservation balance is due 30 days prior to arrival of scheduled reservation(s). A cancellation fee of 10% of total payments made will be charged for any and all cancellations. If Tenant cancels any reservation(s) 15 or more days prior to arrival tenant will receive a refund of paid deposits less the 10% cancellation fee. No refunds will be issued for reservations cancelled within 14 days prior to arrival unless property is able to be rebooked. If booking is cancelled due to Covid-19 then an internal credit will be issued and must be used within 1 year of booked stay and in the same property that was previously booked.
6. No adjustments for late check-in or early check-out: No refund of monies paid will be made if the Tenant checks in after the date and time specified above. No refund of monies paid will be made if the Tenant checks out before the date and time specified.
7. Check in time: Check in time is after 4:00 p.m. on the first day of occupancy as specified above. Tenant may go directly to the property with the key code to enter unit. Tenant understands and agrees that Manager does not and cannot guarantee exact check in times. Tenant further understands and agrees that Manager is only obligated to make the premises available for check in after 4:00 pm on the check specified. In the event that the Manager is unable to make the premises available for occupancy before 8 pm. on the first day of occupancy, Tenant agrees that his legal remedies will be limited to (1) canceling this Agreement and receiving a full refund of all money paid under this agreement, or (2) occupying a substantially equal substitute property offered by the Manager.
8. Check out time: Check out time is before 10:00 a.m. on the final day of occupancy, as specified. Tenant agrees that, in the event Tenant and/or his guests fail to vacate the premises by 10:00 a.m. on the final day of occupancy specified above, Manager is authorized to charge to Tenant’s credit card additional charges for the actual costs incurred by Manager due to the late check out, including but not limited to increased labor or cleaning costs and any costs resulting due to the inability to rent the premises to a subsequent renter or any decrease in income from an already-confirmed subsequent renter. In addition, if Tenant fails to vacate the premises by 10:00 a.m. on the final day of occupancy, as specified above, Tenant agrees that Manager may remove Tenant’s baggage and property from the premises and shall have a lien on said items as provided for in section 38-2-2 of the Utah Code and shall have the right to sell said property within 30 days if Tenant does not (a) demand the return of the property and (b) does not satisfy the lien against said property.
9. Maximum Occupancy: The Tenant agrees not to exceed, except for guests who shall not stay overnight, the maximum occupancy of the premises. If Tenant or Tenant’s guests violate this provision, Tenant agrees that this Agreement and Tenant`s right to occupy the premises may be immediately terminated by Manager. If this Agreement is terminated pursuant to this provision, Tenant agrees that no monies will be refunded to Tenant under any circumstances. Tenant further agrees Manager is authorized to charge to Tenant’s credit card additional charges for the actual costs incurred by Manager due to the violation of this provision. This occupancy limit extends to outdoor areas such as decks and patios. Recreation vehicles (RV’s) tent trailers, trailers, camping equipment may not occupy or park on or near the premises.
10. Self-keeping Unit: The above-described premise is a self-keeping unit. Manager does not provide daily housekeeping service during Tenant’s occupancy. Housekeeping service may be provided for an additional fee if prearranged with Manager. Prior to check-out, Tenant agrees to: a) strip all beds and leave all used linens and towels near the front door, b) place all trash into trash bags (provided by Manager) and take to dumpsters located in vicinity of premises, c)

Loved the property. very close to the beach, with easy access. Every room has a comfortable bed and great decor. We had a great time (this is the second time we rented the property, so that should say something)Just note that this property has a lot of stairs. You can't get from the main door to the rest of the property without taking 2 flights of stairs.
We had a wonderful time staying at The Beach House II. It was spacious enough to comfortably accommodate all five of our families. Being so close to the water and enjoying the lake views from both decks made for an incredibly relaxing experience. The proximity to the hub of garden city dining and shopping made it easy to walk and enjoy what the town had to offer.
This beautiful home has great views of the lake, big decks, several gathering place's, an extra large family room and a huge kitchen with everything you need! It was the perfect place for our family to visit and enjoy each other! The beds were so comfortable and good sized beautifully decorated bedrooms. The family room and kitchen is a large space which is great for people to gather and have plenty of room to cook, play games, eat, watch a movie or just relax on the huge sectional! We love this place and will come back for sure!
We had a great time, except for a couple of hiccups; the breakers in the kitchen blew ( it was repaired) and the fire alarm went off at 3:00 am on our last night. There was no fire, it shut off after a few minutes, but it was disconcerting.
The house (Bear Lake Beach House II) is marketed in a very, very deceptive way. They show lots of pictures of a big, beautiful green lawn. When you arrive you quickly realize that this lawn is fenced off by a black fence, as it belongs to a different property. There's another nice lawn, but it belongs to the adjoining house, so if you just rent this house you can't access that, either. This was deeply disappointing to us - we're a big family that loves soccer and other sports, and we all brought our balls and goals and frisbees, etc. When I called to ask if there truly was no lawn for us to use, the person I spoke with agreed that the posting was misleading. I'm sure she fields a call like that every single time someone checks in. Don't fall for it.
Also, calling it a "Beach House" is misleading as well. It's not on the beach. There's another house between you and the beach, and to actually get to the lake you have to walk 200 yards through swampy mud. And there's no beach at all - just swamp and then lake.

We are truly sorry about your experience. The Beach house 2 does not anywhere state that you have access to the lawn in question. There is 2 pictures we have on our property listing that show the lawn, only because it is in the way of the view of the lake from the home. The pictures clearly state that it is the view of the lake from the deck. I'm sorry that you assumed that the lawn was part of the home. We can understand your disappointment. We also make it clear that the home is connected with the other Beach house 1 that can be rented at the same time or separate. We show a picture of the back yard lawn that the home has for use of its guests. We never intended to mislead anyone! We actually rarely have had anyone assume this and hence the reason why we didn't clearly state that it is not yours to use.
We also clearly state in our description that you have a short walk to access the lake. Due to the rising and falling of the lake from year to year we do not say that it has beach access for that very reason. One year it may be swampy, the next a great beach or the next the water is up to the rocks. We do not have control of that unfortunately. We are sorry that the name of the home mislead you to believe that. Again we try to be very careful in the description, so that you don't think its on the beach.
We did our best to meet you needs while you were staying in our property, making sure it had the right appliances, we were there quickly when you overloaded the circuits and had thing running again for you.
This is a very popular home and is booked out throughout the year, with lots of great reviews and stays since it was built.
Again, we are sorry for your disappointment and frustration.

Beach House II is an amazing place for a large group.
Beach House II is an amazing place for a large group. We had 22 people, our entire family, 6 married kids, their spouses and grandkids. It is a great location, easy walk to town. It has a huge kitchen, 2 fridges, 2 ovens and very well stocked.
The Beds were comfortable, the Towels are nice, and new, and not the cheap kind. There are plenty of bathrooms on each level.
We loved the huge reclining sectional in the great room, and the big TV. A great gathering spot.
Be aware that the Kitchen and main area is on the 3rd floor, so if stairs are a problem, this isn't your place.
It has a gorgeous view of Beautiful Bear Lake. The Marina is only 5 minutes away.
Bear Lake Lodging was great to work with. They answered all my questions quickly. They also were able to give us a late check-out the day we left.

Exceeded expectations.
Exceeded expectations. Jessica was great on the phones and everyone else took care.of us so well.
The house was large, like really big. Beautiful interior and exterior. The beach is just a very short walk from the house (one house between the property and the beach.
All the rooms were beautiful and comfortable. Would be a great place for a family reunion.
One thing to note. While the house is huge and absolutely gorgeous, be aware that there is not a lot of property around the house. Lots of parking, but not much area for a large group to be spending time outside on the grass (unless you are at the beach of course!).

From the moment we arrive we were impressed with the the Beach House.
From the moment we arrive we were impressed with the the Beach House. It was just the right size for our family, it was fully stocked with everything we needed and then some, and the location was perfect. All of us had such a great time, making plans to come back!
Massive home right on the water and right next to downtown. Lots of bedrooms nicely located with many beds. The Fire alarm went off one night for no reason and judging from other reviews this has happened before. The Garbage situation stinks. The dumpster is way up the road and there’s only one garbage can outside that can fit a couple bags. For a house this big, it’s a pain to hit the dumpster every day. The Kitchen supplies are sparse. Not enough plates and basic things you’d expect in a kitchen.

Our family had a blast! We had 25 this year and there was plenty of room and it didn't feel cramped at all. The decks were only accessible from the inside so we could let the little kids play on the decks and not worry about them taking off. They have plenty of parking for everyone's cars, trucks, and boat. They are very professional. This year we arrived early (2:30PM, we knew we were early and could not go inside but we were just happy to check out the view and relax outside) and check in is 4:00PM. The cleaning staff was inside still cleaning but kept updating us on the progress. They promptly called the inspector and he arrived with in minutes and cleared the properly for us to go in.

This is a huge, beautiful property. It would be a great place for a family reunion. Lots of different bedding options. Great location right on the lake with gorgeous views! Bear Lake Lodging was one of the easiest online booking places I have worked with. When I needed to talk to someone the phone was answered right away. The lady on the other end of the phone was very nice & helpful.
This property is great. There is low or no noise between the 3 different floors which is a huge plus. We have our entire family there from ages 65 to less then a year old. Very convenient, the beach was just a short walk down the entrance and turn the corner. Beach was pretty private. If you need to get your steps in this is the place. You enter through the basement and the main floor with the kitchen is on the 3rd floor. The pictures of the property were a little misguiding. There is a picture that shows the view from one of the deck that shows a grassy area with a playset but that is not included in the property it is actually fenced off. Also be cautious with the property owners with the fence in area in the back. The owner tried to tell one of the 16 year olds that one of us had backed into his plastic fence and bent it but after demonstrating to him that it was impossible for that to happen (because it didnt) he accepted there was no one near his fence. He did spend the next day installing video cameras on his garage. Overall a great place to rent.
