The upstairs inside of property was nice. It would be helpful to have mirrors in the bed rooms so bathrooms could free up more. Not very convenient to get downstairs- better for just kids. Property has potential to be stunning. Over all: beautiful weather, lake time, and lots of memories made.
Host was excellent. They put up a Christmas tree and added splashes of holiday cheer through the house. Fit our family great. Spectacular views. Sunsets are breath taking
The host is extremely responsive. The home was set up with everything we needed (coffee, paper towels etc)
Reviews from the living room were beautiful. The living room furniture is very comfortable where we sat and enjoyed our coffee in the morning. I appreciated the gated entrance as it felt safer than the home my sister rented 8 miles away. We came in for my nieces wedding and it was really special to be able to sit in a beautiful home and visit in between wedding preparation in rehearsal dinner etc.

Warning! Do not rent unless you are physically able to get around and walk up and down stairs with ease Both our vehicles got stuck in the driveway. There was no warning signs nor did the owner tell us, so we didn’t know until it was too late. Luckily a nice neighbor pulled us out. Overall house was fairly nice upstairs. Downstairs is a walk down steep stairs or steep driveway (your choice). Fooseball table was broken and no ball could be found. Chair downstairs was also broken. Luckily nobody sat in it and hurt themselves. Lots of spider webs, spiders and bugs so if you’re terrified of bugs and spiders not the place for you. I’m from the country so we just kinda cleared them out in areas we hung out without any problems. Outside of property was not cleaned well. Lots of trash and even a dirty diaper around the fire pit and grill so we didn’t use either. Boat dock was nice and fishing was good. Everyone caught at least 1 fish even the grandkids. The dock swing was very nice to set out on. We spent most the time swimming off the dock and fishing so overall we made the best of each situation and had a good timeJust a forewarning! If you have bad knees or heart problem this is not the house for you. The house is a very steep walk down some stairs and one of the side rails was broken so very dangerous to walk down. My mom had a very hard time getting in and out of the house. She didn’t dare walk downstairs or down to the dock. Would have been too much for her weak heart.

Nice Views But Needs Some Attention
Overall the place was nice. The main living space was very open and accommodating for hanging out and spending time together. The large windows facing the lake made for a really nice view and atmosphere. Nice outdoor space!
The listing showed to be on the south side of the lake. This was inaccurate as the house is actually on the north side of the lake making it an additional 10 minutes from the town.
The bathrooms did not appear to have been cleaned prior to our arrival. There were also gobs of spider webs all over the property.
The key box was open and key missing when we arrived. We were lucky that one of the doors was not locked when we arrived. The actual key code to the door was provided by the owner via the Ring camera after several attempts to get back in the house the next day.
My son was really disappointed with the foosball table that was advertised. This table is clearly seen better days and was completely unusable as the playing field was broken and didn’t allow the ball to touch the players in the middle. There were also handles missing on the player sticks. This table needs to be fixed or thrown away, but not advertised as an amenity.
While these cons were disappointing, they were only a minor distraction to the overall experience. However, I would not stay here again for the same price given the shortcomings.
I have pictures of these issues if the owner wants to review and correct. A little more work and this place would be worth the price.
We love Lake Brownwood and found this home three years ago and it is just perfect for our family and grandkids. It has everything we need and the owner is very nice and accommodating.
Property was clean, spacious, updated and very lake accessible with the dock / boat lift. Gated access is a great sense of security. Only knock I'd give, is the distance to the closest ramp, as the ramp at the 279 bridge is closed. Would highly recommend and we plan on returning in the future.
My family raved about the experience at this spacious, lakeside retreat. Aaron was very responsive & reasonable. The steps down to the front door aren't the most forgiving but it's only about ten feet down, and once you're arrived you won't be bothered to trek the steps again because you won't want to leave. Thanks for sharing this home, Aaron. We look forward to another visit in the future!

Don’t have any guests over for dinner and cornhole!
We went for my daughters graduation from HPU. Got in very late Friday night, 11:30 pm, and realized driveway is completely gated off. Like you have to park at top of road and walk down loose gravel to get to stairs. Me, my brother and my sister and her grown kids went, and my best friend (11 people total, 5 cars total) and we had to wedge all 5 cars at the top as close as we could to drive way to clear the road.
Floors were filthy, there was a bedroom pillow on the couch, shampoo bottles in shower, and no mini blinds in the two back bedrooms that face the road. And there were dishes in a drying rack in the sink. Not to mention grass was not cut and there were spider webs everywhere.
When we got home from graduation sat around 5:20 pm one of our guests caught the neighbors looking into our house. we invited some of the grads and there parents over for barbecue and corn hole to celebrate them (we had a total of about 15-20 more people there so 30 total)
We did have music playing in the yard , which the grass was very high, not cut, and spiders everywhere. I wasn’t going to say anything but later that evening I got upstairs and checked my phone I had missed calls and messages from the owner.
He said his cousin across the lake could hear our music and his neighbors were telling him we had way to many people at the house and there were 13 cars parked by the house. He then told me I violated the rules by having guests which I shouldn’t have and I needed to have everyone leave that wasn’t staying there. I told him I was sorry and I would have them turn the music off and have everyone leave. I explained we would not damage property and we would leave it cleaner than we found it. He laughed at me when I told him the floors were dirty when we arrived. This owners neighbors are nosey and trying to keep him from renting this property so they were even caught taking pictures of guests cars, and he has his cousin from across the lake taddling.
Long story short. If your good with someone watching your every move on your weekend where your paying almost 500.00 a night and are responsible and just celebrating your child’s graduation responsibly, and your good with owner saying people are watching you Than this is the house for you! I might believe him if the neighbor across the lake that said he could hear our music playing all the way across the lake wasn’t his cousin zoned in on the house.

I think the message from my neighbor clearly indicates that you are not truthful in your review.
“Evening. I'm a concerned neighbor that's all. That's why I'm informing you of what's going at your Airbnb. Currently your renters have 13 vehicle's parked along the road and in front of your house. They have very loud music going on. Pretty much a full blown party going on next door. It's fine but if they go past 10 or so with the music I'm gonna have to probably talk to them and or call the sheriff. Just thought you should know. Have a good evening.’
This group blatantly violated every single house rule, and clearly did not read anything about the house. I have called vrbo and lodged a complaint.
Large, clean functional living space, with downstairs open game room, outdoor fire pit and boat dock make this an excellent location for a family retreat. We had 7 adults and a 2 year with plenty of extra space. This is definitely 1st on our list for our next family get together.
Our family of 11 spent three nights and the property was perfect! The house was clean and newly remodeled…..and the dock with boat slip was great. Perfect spot for fishing, swimming, boating! Highly recommend!
10 family members got together to celebrate my sons college graduation from Howard Payne University. There was plenty of room for everyone to be comfortable. The main area was perfect for having meals together and playing games as a group. Everyone loved the view! We had a wonderful stay!
We had a short trip to Brownwood and found that all the hotels in town were booked. We were super excited to find this gem on the lake, and really enjoyed our stay! Home had recently been re-done and everything was as advertised. Great house, great boat dock, great overall experience. We'd stay again and plan to, the next time we're in town. Owner was fantastic and easy to work with and very responsive.
