The entire upstairs floor is included. Everything except for the locked maintenance closets. There are no shared living spaces! Only the courtyard and driveway/parking are shared. Front porch, back courtyard; half of the driveway for parking.
(5/21/25) We've listened to guest feedback and installed additional AC units. Central HVAC has been upgraded to a larger size. The living room and two rear bedrooms now have additional dedicated AC units for better zone control and quicker cooling.
We will provide check-in instructions prior to check in. The house operates on combination door code - so there is no key exchange (or to lose!). We set the space up where you should have everything you need. Our goal is to stay out of your way until you need us. We are always available if you need us via AirBNB messenger or phone.
The street car red line is right out the front door. It takes you towards downtown and the French Quarter or towards City Park in the other direction. Uber, Lyft, taxis also easy. 2.5 miles to the French Quarter. 3.5 miles to the Ernest N. Morial Convention Center.

Really enjoyed our stay. Perfect location! The house was clean and comfortable. My family enjoyed sitting on the porch most of our stay. Only suggestion I have is to have more comfortable outdoor seating. Will definitely book with company again if in the area.
Overall, it was a quiet place to stay, clean and great location with a trolley pickup point across the street that made getting to the downtown area very easy.
Excellent location and convenience of trolly. Extremely loud downstairs guest at 3 am to which will probably prevent me from booking this house again unkess we can get both levels
We rented both upstairs and downstairs units to house an entire team of adult ultimate frisbee players. The space was nice and comfortable with nice size bedrooms and plenty of common space for everyone to enjoy. There were 15 of us. A Canal Street Car stop is right in front of the house which was quite convenient.
Rented this place to house the groomsmen for my son’s wedding. Very ideal and made it such that we got to visit with family and friend before the rehearsal and wedding. Much better than a hotel, thanks to landlord for working with us!
perfect location for our overflow guests! Clean, well stocked, comfortable, with off street parking the ladies were comfortable, safe and had a ball! Lunched at Mandina’s Thursday, French Quarter on Friday, uptown parades on Saturday and home on Sunday (relunctantly). Ubers all the way! They will be back so expect a call!
Everything was good. Convenient to trolly. Only bad mark is the shower pressure and it goes cold after 2 showers. So large groups will have to wait til it builds back up
We had a great stay in NOLA! The property was great for our family of 4 and my aunt and her family. There were plenty of rooms for everyone to have space but be together. Location was great for morning walks for coffee, breakfast. Trolly was convenient as well. We had kids as young as 2 and as old as 15 and everyone enjoyed themselves. The neighborhood felt safe. The one downside of the property was the weak water pressure and sink drain in the master bathroom.
Rented both upper and lower units to hold extended family for a NOLA wedding. Worked extremely well for this. Units were clean and spacious. Mid city location worked well with a car (plentiful off-street parking). Landlord was very responsive. Suggestions: Not much supplied in terms of food condiments (salt was about it). Be prepared to use Roku or bring a Chromecast. Coded locks were not easy to use, and the code could be shortened without loss of security.

Thanks for staying with us. We have antenna tv and smart tvs (Roku, Fire, etc) as advertised in the listing. Door codes are very easy to use and you were provided instructions to shorten your code to anything you wanted; sorry you didn't follow the directions or ask questions. I think the issue was that you booked 1 unit for 5 days and 1 unit for 3 days and were confused why you couldn't access the 2nd unit until check in. Thank you for the suggestions and please visit us again!
Our family of 8 adults and one infant enjoyed this property. The bedrooms were comfortable, the living area and front porch were enjoyable gathering areas, and the kitchen was sufficient for basic cooking. We enjoyed several restaurants in the area within walking distance and used the red line streetcar more than once. The management responded to communication quickly.
The biggest problem was the sharing of the floors. We stayed above a group that stayed up late and kept us up for several hours one night. Management responded by reminding them of quiet hours. That helped, but I will prioritize single family units for future Vrbo rentals.

There is no "sharing of floors" at this property. As the listing discloses, this unit is entirely upstairs and there is another unit entirely downstairs. All guests in both units sign an agreement regarding quiet hours before they are allowed to check in. It's unfortunate that the guests in the other unit in this case chose to ignore this rule, but as this guest correctly stated, we addressed the issue as quickly as was possible. With any stay at a property that adjoins another property, there is always a risk that some guests will be inappropriately loud. We do our best to mitigate this risk and remedy problems if they occur, but it is not possible for any host to do so with 100% effectiveness.
This house is well-situated to enjoy Mid City and easy access to downtown / the Quarter via the streetcar. It's also 10-15 minutes from Metarie and the Lakefront by car.
There is A LOT of room to spread out a big family, or just one that requires some alone-time. That said, there are only two small bathrooms for a unit that sleeps 12.
This is also a gorgeous location. The street is lined with old live oaks, and the architecture is archetypical NOLA. But this is NOT a quiet location. The streetcars run 'round the clock at your front door, several local churches ring the hours, most of the neighboring houses have been converted to commercial, and Canal is the main road thru the area. Also you have all the noises associated with an old house: floors, doors, faucets, etc.
We had great trip! The house was nice, not too far away from the mix but overall pretty quiet neighborhood. The issues we had with the property: bath towels with stains, poor shower water pressure, bathroom sink with difficult faucet, and another group staying below us that tried to get into our unit at 1am. I wish the property manager had let us know another group was staying below us for the weekend so I wouldn’t have been woken up at 1am to several male voices trying to get into our unit - I was terrified as I had the bedroom right by the front door. They figured out quickly that wasn’t their entrance but then wouldn’t stop coming in and out of their unit for an hour which kept triggering the motion sensor flood light. Overall that was my biggest complaint! Everything else was fine.
The location was perfect. We all ran the 5 mile NOLA Turkey Day Race through nearby City Park. We had plenty of room for our party of 7 and had lots of fun.
Excellent location with good space (5 bedrooms) and convenient to many parts of New Orleans. Not as modernized in the bathrooms and kitchen as some, but overall quite comfortable. We enjoyed our stay.
Our group was looking for a place that would be safe but reasonable for everyone and this absolutely fit the bill! Everything was clean and up to date. It was a wonderful location and the host was excellent and communicative. Can’t recommend enough!! We were so glad we stayed here.
