This beautiful mountain home not only offers a spectacular setting and views, but space — real space for everyone in your group to spread out, relax and enjoy different activities. And with two suites with private bathrooms of their own, it’s a perfect home for multiple families to share. If you’ve got a large group to make happy, booking Morning View Lodge will make you everyone’s hero!

This multilevel home layout features great options for groups of up to 10 guests. The main level is a bright, open gathering area for the whole gang with high ceiling, great windows that let in plenty of natural light, and plenty of seating around the floor-to-ceiling rock gas fireplace and large flat-screen TV. Or step out the sliding doors to your private deck with a large hot tub, a gas BBQ grill, and more great views! And look at that custom kitchen: large granite counters, a gas range, and all the gear you’ll need for whipping up everything from snacks to large holiday meals utensils. The dining table seats eight, and there’s room at the counter.

Downstairs, you’ll find a game room with a pool table and a flat-screen TV. Plus, there’s a den/TV room with yet another large flat-screen TV, so there’s no arguing about what to watch in this home — everyone can watch their favorites! The home is just a seven-minute drive from downtown Breckenridge and the ski area base (plus the free shuttle during ski season). And it’s a short walk to the Arapahoe National Forest and several Nordic ski trails and summer hiking trails.

Other amenities include a laundry room with a large washer and dryer, an oversized two-car garage (with additional driveway parking), and complementary Wi-Fi throughout the home. Plus, every Summit Mountain Rentals property comes stocked with plenty of linens, towels and hotel-like toiletries, and is professionally cleaned and inspected before each arrival. This is an outstanding property and easily accommodating of 7 adults. Only reason it’s not five stars is that the main refrigerator did not get cold and as such food left in it overnight spoiled. When advised, the property manager responded promptly but as we were staying for only 2 days, the proposed solution of a replacement or waiting around for service personnel did not match our needs, and this of course would not unspoil the food. If they fixed the fridge I would absolutely stay here again.

Morning View Lodge

We had an amazing time! First time using VRBO and was super impressed with how easy the process was. We stayed at a beautiful house, in the perfect location. My family had an active outdoors vacation and it was such a pleasure to come back to this house each day. The house was actually more impressive than the pictures and I would highly recommend it.

Large, comfortable condo. Well stocked. Seamless check-in process. Close to convenient grocery and other stores. 3 bathrooms is a nice bonus. Good storage for skis. Would stay here again.

Overall, I recommend this vacation rental. Reviewer Comments: We spent a week here for Christmas. The house was great and well stocked. I had reached out prior to arriving and was told that we would need to purchase kitchen staples like oil, coffee filters and spices but the house was fully stocked with everything we would have needed, so we purchased a lot that was not needed. The beds were comfortable with plenty of blankets and pillows and it was nice that each room had a fan and we found a humidifier - it was so dry this was helpful for us Midwesterners. The hot tub was lovely- huge and had a great view. The property was lovely and very private. The house it self was recently renovated and their was not a lot of decor and we could not get the speakers to work all week - the in ceiling ones and the BOSE speaker in the living room was missing the remote and not useable. It was clear the contractors had just finished and there was some dust and cobwebs from the renovation but everything looked brand new and the house was more than enough room. The game area was great! We had no hot water for 2 days in the showers but they sent a service tech out as soon as they could and it was resolved. We were thankful to see a refund for our troubles as we were not able to take showers for 2 days. The master bedroom is right off the kitchen and main living space which was a bit odd and did not provide much privacy but if the rooms were all lovely and we had enough bathrooms that no one needed to share. This is a great spot for a group of friends. We walked the neighborhood each day and it was a lovely area.

Great House, Great Location

Check-in was all via text messaging, and went well, able to check in a few hours early, which was handy. All instructions and guidance for the house was online, and was simple and not too complicated. Good instructions on use of the fireplace and hot tub, no other detailed instructions needed, really. Wifi was stable and efficient throughout the stay. House was in excellent shape and clean, all beds made, plenty of linens and towels in all BRs and baths, with Summit Mountain Rentals shampoos/soaps available. Good supplies in the kitchen and laundry room for washing. One garage door opener for door #2. Lots of good TV options, but who wants TV in this location? Spent time on the deck and out of doors in this lovely isolated spot above town to the south. Hardly any traffic on the road, and very quiet at night. Heat cut out in the house completely on the next to last day, which was a disappointment..but these things happen. SMR tried to correct it, but we ended up leaving early, coming to an immediate and fair resolution with SMR on a refund for days/nights.

Great Home - Needs some TLC

Overall, I do not recommend this vacation rental. Reviewer Comments: Eight of us spent a week in this home (2 families). The view and location was fantastic. Private, yet close to town and slopes. The size was perfect for everyone to have their own space and still plenty of room in common areas to have meals and fellowship. Beds were soft and everyone slept well. Overall, we loved our stay. However, we feel for the price that some TLC is needed with the rental. We had to reset the water heater multiple times to when it would kick off. We realized it was set to 180 degrees (so it would run all the time and force a shutdown. We reset to a lower temp and it did fine the rest of the time. We also had issues with the washer everytime we ran a load of clothes. We came up with our own work around, but this should be fixed as it is an annoyance. Other small matters, the baseboard heater trim off in certain locations, the towel rack coming off the wall, the trim on one bedroom door was off when we arrived, and some damaged flooring under the dining area rug, should all be fixed to make this home feel like the price we paid. I would look elsewhere when renting again in Breckenridge.

You were so responsive. We had rented a different house from you and that house ended up having septic problems so you recommended this one. That was so helpful. If we had rented a VRBO or AirBNB we would have been out of luck. I really appreciated having a rental company right in Breck to work with. The amenities like high quality cookware and dishes, three refrigerators, lots of hot water for showers, fluffy bath towels, two coffee pots, a large hot tub made our stay wonderful. And the cleaning crew did a great job-the whole house was super clean. There are a few things about the house we wanted you to know that I'm sure you are unaware of. These items didn't take away from our experience or rating. The downstairs window screens are broken, there is a door jamb downstairs that is barely hanging on, there are a few loose boards in the open living space that are coming up, the basement bathroom door knob fell off in our hands as did a crank for a small table in the basement, the cupboard door closest to the refrigerator is falling off, lightbulbs were out in a few areas.A good handyman could address each of these items to keep the house in top condition.

Family Trip to Breckenridge

Overall, I recommend this vacation rental. Reviewer Comments: Our vacation was a great time to spend with our Son, Daughter-in-law and four grandkids. The house was is a great location and large enough for everyone to spread out. Even though the location was perfect and the house was large we did experience some maintenance issues that need to be addressed (we informed the property management company). All of the issues were simple repairs but were needed to future renters (light bulbs needing replacement, cleaning the oven and BBQ grill to prevent smoking when use, one of the burners on the stove didn't light, check smoke detectors and carbon monixide monitors as a couple of the smoke detector were loose, sink fixtures in the primary bathroom were loose and need to be tightened, a couple of the door locks need to be checked as they were hard to close). All in all the place is a good house for a large group to spread out and enjoy a vacation but the house needs some TLC. It also would have been nice to have a book of recommendations from the property management group (ie: favorite restaurants in Breckenridge, hiking trails, activities for kids, etc.).

Some of the exterior doors are very difficult to open/close due to the locking system. Could use a good deep cleaning as there were visible dust hanging from light fixtures. The kitchen floor in front of the dishwasher needs attention. It is lifted/warped due to persistent water damage from broken seal on dishwasher. We repeatedly stubbed toes in that area. Dishwasher got fixed the same day we arrived.
