This lovely 3/2 is a quiet river retreat with gorgeous pasture and water views. Long front porch faces the huge pasture, and back deck faces the Collins River (STEEP 3-minute hike coming back up). The primary bedroom with Queen mattress is upstairs with a small deck, Jacuzzi tub, and stand-up shower. Main level includes the living room with gas fireplace, dining room, kitchen (fully stocked) and two bedrooms with a full bath down the hall (tub and shower combo). Back deck offers seating for 4-6, gas grill, and private views of the woods and water. At the water there is a covered gazebo with seating and a small dock for swimming, sunbathing, and tying up your boat. Close to a marina, state parks, and caves! Sept-May the water may be low, but you can enjoy the gazebo and fish or boat down river. Note: there are houseflies in the winter, usually at the doors and windows.

Beautiful and peaceful property on the river. It was perfect for an annual meet up of old friends in Tennessee. Tina was extremely communicative! Thank you for a wonderful stay.

We had a great stay! The house was lovely. The property was gorgeous! We were able to paddle board down the river from the dock and have a great time! It was super amazing that the property was pet friendly and our two dogs had a great stay as well.
Loved our stay at Flat Shoals Acres. Great time with family in this home away from home. Plenty of space. Enjoyed the outside areas as well as the family space.

We enjoyed the cabin, but this time of the year the water was down even at rock inland twin falls which was still great to go and see, the cabin has plenty of room to move around and sleep for a large family.
We enjoyed our stay very much. The house was awesome. It had everything we needed. Enjoyed the quiet outside and wildlife. It was close to several state parks. Weather was nice overall. It rained off and on one day but we were able to get some hiking in and visit sights we hadn’t experienced before. We will definitely enjoy returning.

The stay was fun and relaxing, my wife and I traveled from Florida to see our son and his fiancé. We spent most of our time with them, we enjoyed the mountains and the evening temperatures. Overall it was a very positive experience and visit.

If you are looking for a clean, cozy property in the country, this place is for you. The owner was excellent with communication The location was close to area state parks. We loved the views. Fromthe front of the house we saw cows grazing in the pasture. In the back we were able to see the river and one morning a couple of deer. Our trip was very relaxing.

We loved our visit. Cute cabin w so many amenities! We enjoyed the dock use immensely. There is a rotten plank with decay on the “pier” that broke through. We noticed a few soft spots on the dock. We thoroughly enjoyed! Thank you!

Flat Shoals cabin is very cute and cozy. The fridge and pantry were well stocked with the essentials (condiments, etc.). So when packing no need to worry about those to bring or shop for. Tina is very responsive and timely. Very close to all things in Rock Island and we also went to Fall Creek Falls which is about 40 mins away but worth it as well.
Truly a great experience. Tina was so communicative throughout the process and provided great information in advance of our visit (for example, what kind of coffee pot was on site). This made preparations easier on our part. The place was immaculately clean. Bed linens and towels were pristine and comfy. The whole house is well appointed. I didn’t want for anything. Would recommend.

We really enjoyed our stay. The cabin was very clean and well equipped. Bedrooms and bathrooms were spacious. The location was just perfect for us. Less then 15 min from Rock Island State Park, antique shops and a Dollar General next to a gas station if you run out of essentials, yet secluded enough to enjoy the beautiful country scene that surrounds the property. The communication with the property owner was quite adequate, always answered on a timely manner and with clear instructions. Overall we had a great time and will definitely consider it again next time we are exploring around the area.

This was a great cabin in a great location for our long weekend vacation. This cabin was pet friendly and we were able to bring our 3 puppies with us. The front and side yard were big so the kids and puppies could run around and play. The water makes for a pretty view and is down a steep slope which was great because our kids and puppies couldn’t get to it unassisted. The cabin was spacious and stocked with everything needed to cook a meal. There were extra linens and a washer and dryer. The grill was nice as my husband grilled 2 of the meals. It was a really quiet place. The only noise we heard from the neighbors were the cows mooing across the street. This is a great place to stay for a family getaway.
Uncomfortable beds, upstairs bedroom hot couldn’t work the tv hill too steep to enjoy fishing no steps shower in main level bathroom didn’t work right grill needs replace parts lock on bathroom door on main level sticks makes it hard to get out of the bathroom got stuck inside many times electrical plate behind refrigerator that the keurig coffee pot was plugged into is hanging off the wall loose. Housekeeper needs to sweep under the furniture too if she’s gonna clean the place right we swept underneath and found all kinds of food and dust. Not enough trash liners for the trash had to provide our own. I forgot that I had asked about locking the door upon leaving to go run errands and I got a smart Alec answer telling me that I was already informed of this that is not the way you treat clients. I have been in the customer service industry for many many years and I have never been treated like that. In the upstairs bedroom, they have the end table on the left side of the bed blocking the vent. Therefore, the upstairs is hot. Takes forever to get cool. The front right burner on the stove does not even heat properly heats one side of the pan, but not the other needs to be replaced.

I’m very sad these guests’ expectations were not fully met. They tried to cancel 72 hours before check-in. I’ve never had a complaint about the beds in the six years I’ve been a host. There is a note on the master bedroom door upstairs that states if you keep the door closed, it will stay much cooler up there. There are end tables on each side of the bed which can be pulled out, but the vents are directed to the sides so there’s plenty of airflow up there. It’s clearly stated in my house description that it is a three minute steep walk up from the water to the Cabin. The Weber grill is only 3years old and does not need new parts.
The TV is fully operational. I apologize for not leaving enough trash bags out. Most guests understand there is a starter pack of supplies. I will check the stove burner. The wall plate is not loose. No dirt under the couches, etc, as it is a pet-friendly home, so my housekeeper sweeps and mops underneath it. Before the guests checked in I specifically told them how to lock the door. Would not rent to them again.
The land lady was constantly writing to me to take the trash out and turn outside lights off. She was obviously watching what we were doing and made me feel very uncomfortable. She has a major I mean major fly issue that other houses there do not have. My son lives near there as well and no one around there has hundred of flies in the winter inside the house. I had to clean up hundreds of flies over our stay there, even in the sink, floors and windows near bath tubs and general floor. She has bug killing things which is why they were dead but it was so grossly out hygienic and considering we paid thousands of dollars for our stay it’s really gross. Then she made up reason to charge me for damages that we never did. She had things damaged like coffee table and chair ripped and even accused us of ruining sheets. Seriously don’t know I had to do an inventory of the damages in the house before we came to defend myself. I can’t believe she is a host as my ext with all my rental’s have been extremely helpful. She even accused me of my cat pooping in the bath when my cat was at the farm. She was just inventing an excuse. We rented for two weeks and no one came to clean in that time. My last place they had someone come so it was nice for us. We only slept at the house as I was at my sons farm every day all day. Anyway I would really watch it with this lady.

For a whole week the trash wasn’t taken out and leaked all over the basement floor. Yes, the flood lights need to be turned off as they attract animals. Fly problem was disclosed, guest stated no worries, it’s the country. After I checked in after the first night, no complaints about flies. Yes, there were feces dried in the Jacuzzi, human or otherwise. Yes, sheets ruined. Yes, kitchen chair scratched by cat, yes, a gouge in coffee table. Yes, I have photo documentation sent to VRBO. No, we don’t offer cleaning after a week unless the guest requests it. It was not. Dishes were put away dirty in addition to the carpet runner ruined. Please don’t rent to this guest. I have been paid for the damage to my property.
The cabin had everything we needed for a family gathering. Really appreciated all of the extras that were in the kitchen, too. My family all appreciated our time there. Great place to bring a dog, lots of room and nice grass to run! Neat as a pin when we arrived. Host was very accommodating.

I summered in Rock Island from birth through my college years. I have many, many happy memories made there. I know you will enjoy it as much as I have! Within minutes you'll find Cotten's Marina where you can rent a pontoon boat, Rock Island State Park where you can see many waterfalls, hike the trails, pack a picnic lunch, etc., and Cumberland Caverns where it's 56 degrees year-round!
What makes this property unique
Just a short walk down to the water with dock (steep walk back up)! Very private, yet close to restaurants, shopping, convenient stores, etc. Water level fluctuates in the off season.
