Please Note (warm season only): The property is located next to water (just 20 feet away), so you'll experience more natural elements, including bugs. To keep the home comfortable, remember to keep doors shut and outdoor lights off at night.

Important: All guests must sign and return a liability waiver for kayak/hot tub use. No kayak use in harsh or winter weather — please confirm availability before booking.

🌀 Central Cooling & Airflow:
We’re excited to offer full central AC—a big upgrade from window units! Cold air naturally drops, so the upstairs may feel warmer, especially in hot weather.
Tips: Keep the stairway door open, use upstairs fans, and avoid setting the thermostat more than 10–15°F below the outdoor temp to protect the system.

🌿 Lawn Care Access:
The lawn is usually cut on Thursdays (weather-dependent). The crew may ask you to move items from the yard if needed—thank you for helping keep the property beautiful!

CANAL:
Please watch children around the canal. Since there is water access in the backyard, it is your responsibility to wear life jackets around open water.
There are four life jackets provided at the house. Please bring your own if there are more than four guests.

KAYAKS:
There is a liability waiver that all guests are REQUIRED to sign. Instructions will be sent via messages.
You can load them into the water down the street easily. Use at your own risk. It is REQUIRED of all guests to wear a life jacket and take extra precautions when using this equipment.

LAWN:
Lawn care is scheduled weekly (usually Thursdays). If you're checked in during this time, our landscaping team may need brief access to the yard and may kindly ask you to move personal items from the lawn area.

HVAC:
Please note: due to how air flows in a multi-level home, the upstairs may naturally run warmer than the main floor, especially during hot weather. We provide fans to help with comfort, and AC should not be set more than 10–15°F cooler than outside temps to protect the system.
