This is a great location just off the river. Chaz made it easy to enjoy the private park for this neighborhood. It's a bit rustic but full of whimsy and a great way to really enjoy Real Florida
Very comfortable beds, and house. Super clean. Quiet area. Host has all the water crafts you need included in your stay. Definitely will stay here again.
Chaz's place is great. It was so clean and had everything we needed. The location is perfect. Just a very short distance to the river access. The community park was also very nice. We would definitely stay there again. Thank you so much!

Kristina and her gang were a pleasure to host. Great communication and very pleasant to meet. Highly recommended. Welcome back anytime.
Such a fun place to visit and great times on the Rainbow River. Golf cart and trailer is available for use to load kayaks or boards to KP hole or the Vista Private Park Down the road on the right. Such a great perk making it easily a place I would love to book again. Back yard fenced in with a fire pit and bbq grills. The locals are super friendly and helpful. Such a great time, thanks Chaz!
Chaz is a great host and the property is as perfect as VRBO gets. The kayaks, river access, the helpful hints about the area. Everything about this place makes our stay special. We just spent our honeymoon here and are bound to come back. Book with this guy!!

Clean, Comfortable, Everything you need for a fabulous Rainbow River Experience!!
Chaz is an awesome host. We rented both of his properties near the Rainbow River. He had golf carts, bikes, paddle boards, kayaks, and everything you need to have a memorable Rainbow River Experience.

Hannah amd all her guests were perfect. I would highly recommend her to any host.
Great job Chaz on communication and putting in all the right toys at the property. Thanks for the games on the porch, access to TV, great kayaks and paddleboards. Nice touch with the map drawn on the golf cart as you drive around the neighborhood! The six acre, gated park on the river was excellent!

Great family! Left the home in Awesome condition. Great response time, would highly recommend Shannon and her family for any host! Thank you guys for being so wonderful, we look forward to seeing you again.
Neat and clean. Access to the river was close and the golf cart was a perfect way to get there fast. Electric went out around 5 pm on the 1st night til 1:30 due to a storm. Chaz was happy to make up for the inconvenience although it was no fault of his or the owner's. We really appreciated that and hope to be back again soon.
This was our first stay on Rainbow River. I'm not sure if it was all of the amenities or the host (Chaz) that was the highlight of the trip, but both were fantastic. We messaged him on the second day (in the morning) to ask some advice about how best to take advantage of uitlizing KP Hole with the equipment he has at the rental. He not only answered immediately, he provided us with information that helped us have an amazing day on the water and also saved us noticable money in the long run. This experience was memorable for us and our boys and we would certainly rent here again if we travel to the river in the future.

Was not what I expected. I thought hot tub was on property. Thought it was on the river. Poured 1st day, sunny and cold 2nd day. Couldn't have a fire in the back yard. Very clean however, stocked well.

To get a 2 star rating from you shows how Your ignorance is so bliss, we never had a “Hot Tub” listed on the property or even in amenities, did you even read the description or look at the pictures?? This property caters to the stay on the Rainbow River.
As for the “Weather” not being to your liking so could enjoy the amenities, try scheduling you vacations to the weather, sorry, my crystal ball that tells the weather is in the shop, LMFAO!😆
“PLEASE” do not come back!
Owners beware of the ignorance you will be delt with because this guest that didn’t do their due diligence and leaves a 2 Star rating because she “thought “ there was a hot tub and the weather was bad.
So lame, this why I’m calling you out.
Guests like you make us good hosts look bad for no reason, you jerk.
Altho the outside of this house is mediocre to say the best the inside is great. Clean. More than enough space . Attached bathrooms with 1 being a walk in shower which meant a lot to me since I had broken my ankle b4 going there. All amenities. Fans and good a/c. Great lanai but soft cushions fir iron chairs would have been nice. Association access to Rainbow River is huge plus and this house offers all the toys necessary to enjoy the water. I would recommend this place to everyone and don't be put off by the outside!
This is a great place to stay, it is a short drive on the golf cart to the water. It has everything you need (kayaks, paddle boards and fishing poles). We took advantage of the local attractions (KP hole and the state park). You can also put the kayaks in at the boat ramp and went down river to Blue Run park, you will need someone to pick you up or purchase a shuttle service. If you are getting a rental car, get a pick up. The only thing that too my by surprise was the $25 extra person person/per night for more than 2 people. We had 4 people in our family so I paid an extra $200.

Jody and her family were great! Respected the rules of the house left it stellar condition and had a great communication as well. The per person extra cost is for the upkeep and maintenance of the amenities I provide that you get to take advantage of.
Pro's and con's to staying here. We stayed 2 weeks. Pro's include a clean and comfortable home. Well stocked kitchen. The real bonus for us was the dark and quiet neighborhood after hours. The golf cart was nice for commuting to and from the Rio Vista riverside park but we mostly just used our bikes. The riverside park access was the saving grace for us. Without that piece of refreshing green space, there wasn't much else to enjoy for outdoor enthusiasts like ourselves. Con's: No bike trail access. We discovered a 2-track through the woods that eventually connected with the Dunnellon bike trail 2 miles away. This has no direct correlation to the rental but just a note worth considering. Inside had no bedside tables for small items like a clock, phone, water bottle etc. Mattress covers were plastic and impossibly hot to sleep on for us non-bed wetters. Internet was weak and progressively worsened by the weekend. Chaz responded to our informing him of that but we had already moved on to other forms of entertainment. The real turn off was this. About 3 days into our stay a friend from a nearby town came to visit for a couple of hours so we could plan an outing together. Within minutes of their arrival we were emailed that property management had noticed we had an unregistered guest on the property. No mention in booking that we needed to inform mgmt that we might have visiting guests. We felt like we were under constant surveillance our entire stay.

“Owners Beware”
Would not host again. Tampered with the security system, broke the house rules, not respectful, dishonest and lacked communication. Your review is self entitled. You did not properly communicate that you would have a guest when it is listed on the listing and in our house rules also, in a book we provide with a lot of information that if you have a guest, we ask that you add them, and this would’ve been no additional cost, for insurance purposes. You took it upon yourself to just go ahead and invite over who you wanted without properly communicating it to us creating a liability. You were only caught because the property manager lives in the neighborhood and was picking up her child at the bus stop and noticed you had three people on the golf cart which we provide for free to go to a private park for only registered guests. So, you are feeling like you were being watched is not the case. The cameras ar AI and they only generate a report when there’s extreme noise or a lot of motion. If the property manager didn’t see you, we would’ve never known. So this just proves that you do not respect a person‘s house rules, or have proper communication to protect the interest of the homeowner so that leads us to think your self entitled and only care about your own well-being. As for the Internet, we fixed it when you contacted us after being there for a week you should’ve notified us sooner, beds are wrapped to be sanitary. The trails were four wheeler trails, not bike
