• Topsail Hill Preserve State Park (1.1 miles) This access point is inside of the state park and is less crowded during busy season! There is plenty of vehicle/golf cart parking & a beach tram!

This beach home is an expansive property filled with plenty of at-home amenities and is perfect for large group getaways, families, reunions, girl's weekends, or corporate retreats, etc. All rooms boast a private bathroom, suitcase rack, and Smart TV; no one has to share. You will find 12 smart TV's, 2 laundry rooms, high speed wireless internet, hardwood and tile flooring and many other details and that will make you want to come back year after year for all your events!

The first floor includes a spacious game-room that includes a brand new yoga studio, pool table, foosball table and ping-pong table.

The second floor includes a kitchen fully equipped with all major appliances, coffee Bar with Keurig, French Press and Fresh Coffee Beans.

Age requirement policy: You must be at least 25 years old to book. One (1) parent or guardian over the age of 25 must be present and staying in the property for every three (3) guests between the ages of 15 and 25.

Golf Carts. You must be 21 years or older in order to operate the golf carts. We must receive a signed golf cart waiver, picture of ID and insurance card (from the primary guest) in order to receive the golf cart keys. Failure to do so will result in the keys being held.

Occupancy. This Rental Property has a maximum occupancy of 30 persons. At all times, the maximum occupancy is the number the home sleeps, including infants.

Events are NOT allowed under any circumstances. **Violations may result in immediate eviction and forfeiture of rent.**

Quiet Hours and Noise Ordinance — Per Walton County, FL
Quiet Hours are from 9:00 pm CST - 8:00 am CST - and strictly enforced. Please note that you are in a residential neighborhood and neighbors will call if this ordinance is violated. Pool lights will automatically turn off at 9:00PM.

No Smoking allowed. Smoking in any form (e.g. cigarettes, cigars, "e-cigarettes" or "vapes") are not permitted. No exceptions will be made. Guests who violate this policy will be charged an additional $500, plus the expense of steam-cleaning and deodorizing. Violations will result in immediate eviction and forfeiture of rent.

No Pets Allowed: You will be immediately evicted if a pet is found on-site without prior approval + $150 pet fee. No refunds will be issued. Any evidence or damage found will be the responsibility of the guest on file and you will be charged an additional $500, plus the expense of steam-cleaning and deodorizing.

*Pool Heat Fee - $50/per day and only available during specific seasons. (Please note: the pool heater does require 24 hours to reach the optimal temperature of 83-85 degrees.)
