This 2 acre jewel sits close to everything in Kerrville. The river. Walmart. I-10. Ingram is 4 miles away. Downtown is 5 minutes away. Hunt, Texas and Fredericksburg are 20 minutes away. Perfect spot for a big group.

A large 1 acre backyard is fully fenced. In addition, there is a separate fenced area with a dog house. Parking for 3-4 in the front of big house. A gated entrance takes you to the back yard guest house, And there’s a few spots to park back there too.

Any events or parties must be approved by home owner. All approved events and parties held at the house will have a fees associated with it.

Fees will be assessed if additional individuals come to the property that are not part of the original reservation headcount, Additional charges will be applied and $40 per person will be charged. This applies whether guest is spending the night or not. All ADDITIONAL guests will be charged. Over night guests are charged for the number of nights in the reservation.

Pet fee is $40.00 PER PET. Long term guests, (7+days) must pay a pet deposit/fee of $200. To be negotiated while requesting to book.

If you are using the barbecue pit pull the barbecue pit out into the yard or on the driveway or sidewalk. Do not use the bbq pit on the front porch of either house.

Before checking out 1. please load all dishes into the dishwasher/hand wash at guest house. 2. Remove all garbage from the houses and put it in the big blue trash bin in the carport in the backyard. There are trash can liners/garbage bags in the pantry. 3. Turn off all lights/fans. 4. Turn air to 80/ heat to 60. Window units off. 5. Lock doors. 6. Have a safe trip home. We love dogs. Bring your pets. Pet fee is $40 per pet, paid in advance, max 2 pets. Please message us if bringing your fur babies. Long term guests and guests who exceed 2 pet limit will pay $200 pet fee. $100.00 of Pet fee will be returned once damages have been assessed. (If any)

Payment for additional guests or changes in reservations needs to be paid by the due date. And BEFORE CHECKING IN. IF not paid by check in time, booking will be cancelled with no refund as this will be breaking the house rules.
