Very fun unique home with private river access. 5 bedroom, 5 bathroom home, with plenty of room, full kitchen, laundry room, living room with fireplace and a flat screen TV. Party room with bar, pool table, kitchenette, and a loft with sitting area and a flat screen TV. HD washer and dryer in laundry room. This property has an outside BBQ area with gas cooktop, grill, and fire pit. Very close to Criders, the famous Rodeo and Dance Hall. Wi-Fi and Directv. Master bedroom has one king bed, and master bath. Bedroom 2 has two twin beds, one full bed and bath with claw foot tub. Bedroom 3 has two twin beds. Bedroom 4 has one king bed, one twin bed and bath with shower. Bedroom 5 has one queen bed and bathroom with shower.
The property does have river access. You have to cross a two lane road to get to the river. The waterfront is directly across the road from the house with concrete steps leading to the concrete landing and river. The water is roughly 4 feet deep in some places and shallow enough in other spots to put your lounge chair.

Amazing retreat in a beautiful location. The owners were incredibly responsive and the home has plenty of space for quiet time and for fun time together as a group (including one 4 hour Monopoly game!). We hope stay there again next summer.
There was so much room for everyone to spread out and have their own space. The dining area was plenty big but could use more chairs. The kitchen was plenty big but could use more kitchenware. The master bath was beautiful and comfortable but a broken window made it so we could hear everything in the kitchen. The shower was really cool, but not all the shower heads were functional. All in all a great stay, but a lot of things could use a little maintenance. Also, a second functional fridge since there were so many of us.

Thank you for your review. I have added more kitchenware. The broken window has been repaired. The shower has 4 shower heads, two of which do not work.
Upon arriving the Home appeared to be beautiful. The check in process was less than desirable. As soon as we arrived we noticed all kinds of bugs everywhere in the home along with cobb webbs and spiders in every room and widow sill and in the corners in all the rooms. My daughter sat at the kitchen table and the chair was pieced together to look stable and it had wheels and she and her one year old baby almost where thrown on the floor. Then the owner tried to use our purchasing the insurance to make a claim that the chairs that were on wheels that the backs to them weren't even connected as if we broke them... buyers beware of this home and the owners!!!

Very unique property, but cleanliness and communication were issues...
We’re seasoned VRBO’ers and rented this cabin to host a mixed family gathering of individuals from 16 to 80 yrs old.Since this was a special trip planned for our daughters and granddaughters, we particularly depended upon the VRBO listing details and reviews to select this cabin.Although we found the ambience of the cabin, grounds, and river to be wonderful, a lack of cleanliness was a significant negative.We found many live ants and some dead wasps infesting Bedroom 2 (including ants in at least ones of the beds) that required the three teenage grand daughters to move to various couches for sleeping for the three nights.Since some of the insects found were dead, a recent extermination may have been performed, but a deeper extermination was needed to handle the infestation of live ants.Also, the kitchen silverware drawer was full of roach droppings, and a mouse skeleton was found in a bathroom sink lower cabinet. A more thorough cleaning should have been performed.We needed the five bedrooms to accommodate our daughters and granddaughters, and having one uninhabitable due to live ant infestation was simply unacceptable.Although pre-occupancy communications with the owner’s representative were good, we never received a response to our concerns regarding cleanliness and the loss of a bedroom to an active ant infestation.This has been our only less-than-positive rating for any of our many VRBO rentals, but we regret that we cannot recommend this property.
AC stopped working (except in the master bedroom)- in Texas JULY heat. Sleeping was miserable for every guest except those in the master bedroom. Owner was notified
but unfortunately not fixed during our stay (it was a holiday when it stopped working which probably made it hard to find a repair person).
Coffee maker needs to be descaled
Consider a water filter in the kitchen and adding to the minimal spice selection.

Plenty of room and an interesting house. We really enjoyed the pool table. The yard has a lot of potential but looked a little tired. I would stay here again if I needed a lot of space but probably not in July.
My siblings and I rented this property for an extended 90th birthday celebration for our mom (10 adults in all). The house provided all the space and amenities we needed to have a great time. The house is quite quirky in its layout and furnishings, but that is part of its country charm. The caretaker came by and introduced himself the first day, which we appreciated. The only time we called on him was when he brought over some spray to deal with ants.
Pluses:
- Plenty of space and seating to spread out, inside and out
- 4 bedrooms on the main level
- Plenty of kitchen tools, dishes, cookware (blender would have been nice)
- Mini fridges in both bar areas
- Extra freezer in one of the 2 laundry rooms
- Plenty of bed and bath linens, including beach towels
- Veranda and smoker
- Hummingbird watching around the flowering vines on front patio
- Huge carport providing protection from the hot Texas sun for at least 4 cars
Minuses:
- Dining space is limited if your large party wants to eat together, but plenty room of room to spread out if that is not a priority.
- Uneven cooling was an issue. During a very hot spell in TX (well over 100 degrees each day), ceiling and floor fans everywhere along with the a/c units kept it comfortable in most of the house. However, the bedroom at the rear of the main level was quite warm. Also, the 2 loft areas, one of which is the fifth bedroom, were too warm to use.
Needs Attention:
- The house has several 1-2 step elevation changes on the main level and outside. Most of our group was 60+, so those spots became hazards – even when we remembered they were there. The one that was easiest to forget and that got us the most was a drop of maybe 3” from the entry foyer into the kitchen/dining area. Recommend adding some bright yellow paint or something similar to make these spots more visible.
- Recommend a deep, top-to-bottom cleaning to address things like spider webs in deer/elk antlers and elsewhere, crumbs in kitchen drawers, dirty plaster (bathroom walls in rear bedroom), dirty vents and air returns, etc., and having the house exterminated. House is not filthy or anywhere close to being overrun with bugs, but addressing these issues would add to the enjoyment of staying here.
Summary: Provided the two items mentioned above receive attention, I would recommend this property if you have a large group and value space, comfort, and quiet solitude in a beautiful setting over a highbrow, citified experience.
We love staying here! It’s a perfect fit for our family of 12. Quirky with plenty of space to spread out. We love the pool table, cabana, fire ring, and private river front!
I swear just when you thought it was the end, you'd find a whole new wing of the house. 5 br/5 ba but can sleep fast more than 12 people. There are so many rooms and nooks! The outdoor spaces are amazing with chairs everywhere, a picnic table, tire swing, full outdoor kitchen. The kitchen is fully stocked, all linens provided. This house has so much character and so many fun amenities like a saloon style bar, a bar in the game room, a pool table, board games, private water access which is just below a waterfall. You will not be disappointed!
This was our second stay and this time we brought the whole family! We all had our own rooms, beds, showers and plenty of space in and out of the house. Everything was perfect and we can't wait to return.
The house was great. Alot of space. The carport is huge. It was nice to have room for all the bikes. The grill/ smoker was our favorite. We cooked out every night. We will definitely rent again.

Whimsical property
The house was rustic and fun for all ages. Hide and seek inside was just as much fun as outside. The fire pit and cabana area were great for family gatherings. Only thing lacking was extra blankets, pillows and the furniture has seen better days. Overall, would recommend as a great family spot.
We had such a relaxed time. Everyone enjoyed themselves from 3 to 73 years of age. Plenty of bedrooms and bathrooms. We sat out by the fire. We played dominoes. We played pool. We ate.
Can't ask for much more.
We traveled with a group of 6 couples on motorcycles, plenty of covered parking for all!
The pictures on Vrbo don't do it justice. Awesome country living home with all you need for a fun time.. Will definitely stay her again when we return to the hill country.!
We loved all the space we had for 8 adults and 4 kids! Multiple living areas, pool table and outdoor spaces were great! We loved the quirkiness of the space, lots of extra rooms. The private river frontage was great too! All in all we loved it and hope to stay here again!!!
