Fernandina Beach is a community of "easy living," and is located on Amelia Island. The town is known for great golf. The beaches are expansive and there are many outdoor activities to take part in nearby. You'll be near several state parks and ecological preserves where wildlife can be observed. Peter's point state park is adjacent to the property, know as a fun sandy beach for fishing and vehicles. Enjoy many shopping and dining options.

You’ll have access to every room and feature of this home, with exception to the storage space on the first floor. Make yourself at home; your hosts are just a phone call or text away if you have any questions. There is a keypad on the front door for easy and secure access to the home.

The space
The townhouse is spread across three levels, giving everyone room to settle in. On the main floor, sliding glass doors open from the living room onto a shaded patio, creating an easy flow between indoors and out. Evenings can be spent curled up on the sofa, streaming a show on the widescreen TV, or gathered around the upright piano. The kitchen is fully stocked with cookware, a coffee maker, blender, and all the basics you need to prepare meals, while the dining table seats six for family dinners. A washer and dryer are tucked conveniently into the kitchen area, making longer stays easy.

Sleeping arrangements
Up to eight guests can rest comfortably across three bedrooms, all with memory foam mattresses and soft linens. The primary suite on the middle floor features a king bed, private balcony with Atlantic views, and an en suite bathroom with a walk-in shower. A second bedroom on this level holds a queen bed, while the top floor offers another queen and two single beds alongside sweeping ocean views. Room-darkening shades, extra pillows, and ample storage help ensure a restful night.

Bathrooms
Both bathrooms are located on the middle floor. The en suite bath includes a walk-in shower and vanity, while the hall bathroom offers a combination tub and shower. Hair dryers, shampoo, conditioner, and shower gel are provided.

Outdoor living
A private walkway leads directly from the patio to the beach, making it effortless to move between the sand and home. The patio offers outdoor furniture for dining or simply enjoying a quiet read in the shade, while the balcony off the master bedroom is a perfect spot to watch the sunrise. The community pool, open year-round, is just steps away and provides another option for spending the day in the water. Beach essentials are also available for guest use.

The home is set in Fernandina Beach, a community known for its relaxed pace, expansive beaches, and abundant outdoor activities. Peter’s Point State Park, located next door, is a popular spot for fishing and wildlife watching. Golfers can choose from several courses within a short drive, while historic downtown Fernandina Beach - just ten minutes away - offers a mix of local restaurants, shops, and galleries. Jacksonville International Airport can be reached in about forty minutes, making arrivals and departures simple.

There are several ways to get around on the island - walking, golf carts, Segways, etc. A car is recommended depending on your plans.

Please be advised parking is limited to 2 full-size vehicles or three compact cars in the driveway only. Towing laws will be strictly enforced. There is no parking allowed on the grass or in other areas of the neighborhood. Recreational vehicles, campers, boats, trailers, trucks above 1/2 ton, commercial vehicles of any size, and buses should not be parked at this property.

Please take out all trash at the end of your stay. All household trash must be secured in sturdy plastic bags and placed inside the dumpster located at the south end of the property. All other items must be disposed of at the owner's expense. Please do not litter.

Due to strict HOA policies and rules, no pets or grilling are allowed.
• Bringing a pet will result in a minimum fine of $500. However, ADA service dogs are allowed. Please notify us first as we will need to inform the Homeowners Association.
• Gas Grills, Charcoal Grills, Electric Grills, Hibachis, or similar electrical devices are prohibited, and use of these may result in a fine. Grilling devices can only be used by named owners of the property under the Community Home Association guidelines.
