Our house and our property were safe, but the destruction of the July 4, 2025 Guadalupe River flood is evident and will be for quite some time. We have blocked July 4, 2026 to ensure quiet time for our neighbors wanting peace and solitude on the anniversary of the flood. I haven't entirely updated our listing yet with a new description or photos. It's still a beautiful area, but it is not the same. And we invite you to stay with us, but please be aware that many people here are still hurting.
Hunt Vacation House is a beautiful family sized home with easy Guadalupe River access, a two minute walk to our gated community river park. This is the perfect place to enjoy the beauty and serenity of the Texas Hill Country. We’re ten minutes west of Hunt – convenient to both summer camps and off-season activities.
The house is high enough on the hill to be safe, yet it's just a short hike down the trail (it's a bit of a goat trail, but the river is 600 feet from the front door) and across Highway 39 to our Marymeade community river park. Park amenities will be updated closer to summer once our community has had time to replace equipment. There are some new trees planted and the new fence and dock repairs will hopefully be in place by summer. The river is about 3 feet deep in front of our dock and shallower on either side for little kiddos to wade in or to put in kayaks. That's still about right.
The house will sleep nine including children: There is a queen bed and newly renovated bathroom with rain shower in the primary. The upstairs bedroom has its own balcony and private (also newly renovated) bathroom with shower. The middle two bedrooms have a trundle bed (2 singles - great for kids), a single and double bed and share a beautiful new bath with laundry room.
The dining area seats eight – six at the table and two at the breakfast bar, it's a little tight for that many, but we mostly eat outside on the picnic table anyway. The family room has a high beam ceiling and a glass-paned door with sidelights to enjoy the view and let the breeze in. If you can’t leave your technology at home there is wireless internet and satellite TV. The house has every amenity needed for a comfortable stay (oven, fridge, dishwasher, fresh linens, etc). Just bring some groceries, a bathing suit and free time to enjoy it! Internet is fast fiber optic if you need to work remotely.
Outside we have two spacious decks with Hill Country views. Drink your morning coffee on the side deck and watch the sunrise. Enjoy an evening glass of wine while star gazing on the front deck. We saw the space station last night! There is a hammock, a porch swing, and outside eating area with gas grill. There is a herd of axis deer that visits us most mornings. Guests often see deer or fox passing through the yard or on the ranch property next to us. Yesterday it was a flock of wild turkeys.

Dogs considered individually: We understand that pets are a part of the family. At the same time, we have to keep in mind that guests with allergies cannot tolerate any trace of a pet in the house. Dogs will be allowed on prior approval only with a pet charge of $50. No cats. Pet fees will be due via an additional payment request if you use the Instant Booking option.
We just got a wifi extender so wifi is good on the deck and outdoors. Verizon & ATT cell service is good at the house, but there is no cell service at the river park or on the road from Hunt. No guarantee though, this is the country. Thanks y'all, Michelle & Danny Hunt Vacation House Family

We're so glad your family enjoyed your stay! I have to agree the bathrooms may need more than a little updating, and the master bath was on our list for 2020, but since Covid-19 entered the picture, all plans are on hold. It's probably a good thing we have an extra year to plan the bathroom remodels anyway - they'll only wind up nicer with more time to plan (and save).
We stayed here before picking up kids from camp and it was super convenient and perfect. Very clean and comfortable. Loved being able to walk down to the river and spend the day floating. Michelle was super easy to get in touch with and we loved our stay!
We've stayed here for years, to pick our kids up from camp. Owner/Michelle is always great. House has been renovated & is superb. Easy access to river park. Water is great & take kayaks to the flats & explore. Super fun every year...!
I lived in Texas for 30 years but never had the opportunity to visit the Hunt/Ingram area. Just beautiful! This house is perfect for a large group. Very quiet and close to the river.

It’s pretty hard to find a dog friendly rental. Especially one that has more than you can ask for. Easy check in and out. Great communication with property owner. Rooms were clean and ready for us.

My standard answer for this kind of suggestion, is "This is the country, honey." But my husband and I were there right after your stay. YES we did need spider pest control! Taken care of now. We have Foss Pest Control come every quarter. I'm so glad they didn't scare you away!
Lots of seating outside to enjoy the beautiful nature. Clean inside and lots of sleeping accommodations. Water filter in kitchen a very nice touch! Compared to how many people can sleep there the kitchen table is very small.

We're glad you enjoyed your stay. The dining room table and seating at the bar are definitely tight if we've got a full house (it seats eight, but like I said, it's tight). There is plenty of outdoor seating at the picnic table when there is a crowd, but we'll look into getting a round table for the dining room... that might help a little. We picked up our kids from camp & we love staying at the river house!! Big plus is it is pet friendly & we have a chocolate lab...
The house is quiet & in a perfect location. Short wal down the rock stairway and you are chilling in the river!!
Dogs & kids love swimming fishing and going up river to explore the flats...

House was fantastic! It was well stocked with appliances and utensils and everything was high end including bedding. We loved it! Decks and outside seating were extremely comfortable. The main living area was on first floor. Master and 2 other bedrooms were only 5 steps up from the main floor and the 4th bedroom was up from there, but it had a private deck. Highly recommend!

We loved IT
Excellent location and plenty of room. Our family of 4 shared the house with another family of 4. Fun stuff to do, relaxing, andloved the porch! We all went to the beach last year and it was unanimous that we would come back here next year.

Great kitchen appliances, plenty of bedrooms and baths and comfortable living area; enjoyed the outside space/deck as well. Good A/C. Would have enjoyed using the jetted tub in master, but the tub faucet did not allow filling in a timely manner.
This property was a great escape from the city life. I wish we could have stayed longer to enjoy the serene setting. We enjoyed the short walk to the river, the hammock, and the front porch swing. We took our own food so we didn't have to leave the property and could enjoy all it had to offer. The kitchen was very well stocked with all the pots and utensils we needed. We plan to return!
beautiful house, it was a steep down hill walk to the water but once you get everything down there its a beautiful quiet area. The towels where still wet in the dryer, and the coffee maker still had coffee and filter from the people before. Might need ro put no trespassing signs on the entryway we had several people come threw the property trying ro get down the water. All together it was a nice stay.

Our guests often see our neighbors using the path in front of our house to access the river park or road below us. It is a dedicated public trail and they have every right to use it. It is mentioned in the house info document in two places, but lots of guests don't read that far.
We're glad you enjoyed your stay and sorry about the missed housekeeping items. I let a same day change over slip through, which we normally do not allow so that the housekeeper has all the time she needs. Thank you for messaging me about the towels and getting them dried and put away. That was helpful and much appreciated.
Not close to the river, must cross dangerous road to enter river which can be treacherous for older individuals. Accommodations were decent, WiFi was terrible. No phone service. Poor communication.

This guest received the same detailed thorough information all of our four and five star reviewers received. We do hope that guests carefully review the listing information for our location. We are nearly two hours from New Baunfels and the areas where there are tube outfitters on the Guadalupe. Several people book every year not realizing this is the headwaters of the Guadalupe and much quieter and more serene, and we offer them free cancellation as soon as we figure it out, as we did with this guest.
Guests should also carefully read the information in our rental agreement which guests review prior to booking, and sign shortly after making the reservation. We describe the trail as a "goat trail" and state that "guests with balance or mobility issues should drive around to the park" in that document. We also provide detailed information in our welcome email and house info pfd so that guests have what they need at their fingertips, but I am available by cell phone 24/7 so that I can respond to emergencies.
Cell service in the area is indeed spotty and also described in our communication. We have installed a Verizon cell booster but cannot provide boosters for guests that use other services. A broadband fiber internet connection was installed in May of 2021 and the wifi password and door code are in the house instruction document, at the top of the very first page. In the future, I'll be requesting a confirmation from guests that they have received their welcome info prior to arriving at the house.
Spent 4 nights with my family and my brother's family. We all had a great time. The house was nice, clean, and private. The kids and the adults all had a great time! Great beds, restrooms, and air conditioning! We were looking for a private spot close to the water and the house met our expectations. Just a short walk to the river. Thank you!

About the host

Danny grew up in Del Rio and San Antonio and has family in and around Kerrville. He introduced Michelle to Texas Hill Country in Hunt. The area is a great reminder of Michelle's ranching roots in western South Dakota. We both fell in love with the Guadalupe River and it's beautiful cypress tree canopy on one of Michelle's first visits to Hill Country.
We live full time in Greenbank, Washington and plan to spend more time each year at our home in Hunt.
Why they chose this property
We love the Hunt area and the Guadalupe River! We stayed at many vacation rentals in the area before we decided we want to retire here. The accessibility of the river park without the riverside price was what drew us to this particular house. It feels so private - other riverside rentals we stayed in have neighbors right next door or multiple rentals on-site. Even though we're in a subdivision - it feels like we're out in the country. The previous owner's western decor made it feel homey right away and - did we mention - the Guadalupe River is just down the trail?
What makes this property unique
One of the things we most look forward to when staying at our Hunt vacation house is family gatherings on the huge deck. After all the years of living away and counting on someone else to hold a get together when we visit - we finally get to host them! Another favorite & practically nightly activity is star gazing on the front porch with a glass of wine. There is so little light interference out here that the stars are amazingly bright!
