We fix real problems and take care of our guests; we don`t negotiate with threats.
ONE MORE THING! This property has hosted thousands of guests over nearly a decade. It`s spacious. It`s comfortable. It`s conveniently located. It`s clean. And we do everything possible to fix anything that goes wrong (because life be like that sometimes). Guests will be required to sign and agree to the below terms prior to a reservation being finalized. THE PREMISES. The Host agrees to lease the described property described as Crestview Estate, located in Pigeon Forge, TN 37863, (hereinafter known as the “Premises”) to the Guest, and the Guest agrees to rent from the Host. LEASE TERM. The Guest shall be allowed to occupy the Premises starting from 04:00 pm on the date of check-in and ending at 10:00 am on the date of check-out (“Lease Term”). The Host may evict all Guests immediately for any breach of this agreement. QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no outdoor music or excessive noise and keeping all audio at a minimum level out of respect for the surrounding residents. OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be limited to the total booked at the time of reservation, but at no point to exceed 24 guests. If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host. BOOKING FEES. Simultaneously with Guest signing this Agreement, Guest shall deliver to Host payment either as agreed through the respective booking platform, or as follows: Full payment of the Total Deposit Amount for the Dates of Stay (the `First Payment`) shall be due at the time of reservation. Guest shall deliver to Host the balance of the Total Amount for the Dates of Stay (the “Final Payment”) at least 60 calendar days before check in. All payments made to Host shall be made by credit card, Direct Deposit, personal check, cashier`s check, or wire transfer. Guest understands that the Total Amount shall include the daily rate and general excise and transient accommodations taxes due on such daily rate. Host shall not be obligated to pay interest on the payments made by Guest under this Section. UTILITIES AND SERVICES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for propane used for Pool Heat, as described below. AIR CONDITIONING (HVAC). The air conditioning system is not designed to operate while any doors or windows remain open and will not function correctly with doors or windows left open. Running the air conditioning system while doors or windows are left open will cause damage to the unit, and Guest will be responsible for the cost of repair or replacement in the event of such damage. As is standard in the hotel industry, Guest is able to change the temperature during their stay, but the thermostat is programmed to automatically reset periodically to a default temperature to conserve energy and limit wear on the system. Guest should ensure that all floor and ceiling supply vents remain open at all times, and due to the large airspace and high vaulted ceilings, the use of the overhead fans in the sunken living room is highly encouraged to increase airflow circulation. MAID OR CLEANING SERVICES. Daily maid or cleaning services are not included in the total payment amount but are available for an additional fee. SPECIAL SERVICES. The total payment amount does not include, nor shall Host be obligated to provide, baggage handling, gratuities, car rental, catering, food, liquor, laundry, personal items, or any taxes applicable to rates and/or services provided to Guest. Host, at its option and upon Guest`s request, may agree to arrange for certain special services on Guest`s behalf, provided that Guest shall contact Host at least two (2) weeks prior to the Check- In Time to request any such special services; in addition to any costs charged by the provider of any such special services, Guest shall pay Host the hourly Concierge Fee of thirty five dollars ($35.00) for each hour (or portion thereof) during which Host arranges any such special services. POOL HEAT. Unless specifically stated in this Agreement, pool heating is not included in the Reservation Rates. If pool heating is desired, Guest shall contact Host to determine availability and additional cost. While pool heating is generally not needed most of the year, winter guests may add it by requesting so in advance for the rate of $75/day for full-time heating. Note that heating the pool requires turning the heat on at least 1 full day prior to check-in (so, for example, a 4 night stay will be billed for 5 days of pool heat). Reasonable spa heat use is provided at no cost. PARKING. Parking is only permitted on the paved blacktop area. The gravel driveway is a right-of-way for the neighbors and no cars may park on or block the gravel driveway area. Parking in the grass is not permitted without prior written approval. Cars in excess of those which can be parked on the blacktop parking area may not be parked on the property or on the surrounding streets and areas of the neighborhood. Cars not parked on the paved blacktop area are subject to towing at Guest`s expense. SECURITY DEPOSIT. When final payment is made, Guest shall deliver to Host the Security Deposit by credit card, online check, paper check, direct deposit, personal check, cashier`s check, or wire transfer. Host shall not be obligated to pay interest on any portion of the Security Deposit to Guest, whether or not interest accrues as to the funds. Host will hold the Security Deposit for the full and timely performance by Guest of Guest`s obligations under this Agreement, including, without limitation, payment of the agreed upon fee, incidental charges, repairs to the Premises after surrender, and any other charges payable by Guest under this Agreement. The Security Deposit shall be returned to Guest upon request after twenty-one (21) days after departure, less any deduction(s), together with an invoice of all deductions. In the extremely unlikely event that damages exceed the amount of the security deposit, Guest is liable for the difference. If a credit card was used for payment, Host may charge said difference to the card otherwise the balance is due within 15 calendar days of invoicing. CANCELATION POLICY AND CHARGES. Unless a different cancellation policy was specified on a third-party booking platform, in the event of early termination for non-payment or if Guest cancels the booking less than 120 days prior to their scheduled arrival, Guest will forfeit the deposit and any Reservation Payments made toward the balance. If Guest cancels the booking 120 or more days prior to their scheduled arrival, then their entire deposit and any other monies paid minus a $285 cancellation fee and any credit card or payment processing fees, will be returned within 30 business days. Guest acknowledges that CRESTVIEW ESTATE is a private home and that it is unlikely but conceivable that circumstances may arise where the Host determines it is necessary

Cobwebs over all the windows on the exterior nice over had a bigger pool and a hot tub and everything was together. Places is definitely lacking on maintenance.

First thing after arriving, this guest requested an additional crock pot, so we bought one and had it delivered within 2 hours. Next, they requested fire wood. In June. With highs in the 90s. Yes, really. No problem, we had a full cord delivered the next day. Then they requested extra consumables that are not included at any VRBO/AirBNB, but hey, we sent them anyway, also within 2 hours. Despite the hot tub being cleaned at check in, they said they used it a lot and it "got dirty" (ew, whatever that means) and so we paid for an extra mid-cleaning hot tub stay. They wanted beach towels (no, regular towels were not good enough, and yes, we know there is no beach) so we had brand new towels delivered the same day. After all that (and not to mention an additional 25 messages and phone calls) this guest still wasn't happy. Guess it's true what they say, you can't please everyone.
We came down with a group of seniors on their senior trip. Everyone enjoyed the house thoroughly. The beds were comfortable. The view was amazing and there was enough space for everyone to be together, but there was flexibility for people to be apart if they had other interests. It was the perfect place for us. I would highly recommend this place!
We had 14 people, including kids stay for a week. The beds were all great, distance to all attractions was really close and convenient, lots of room for family gatherings, and the kids loved pool and hot tub. The fridge was commercial and a great bonus and also a small chest freezer in the kitchen. There was a great supply of kitchen utensils, pans, and dishes.The hot tub was dirty, the grill was broken and not usable, one of the lamp fixtures on the deck had broken glass, and one of the king bedrooms downstairs had water damage and mold on the ceiling. The dining table was awesome, but the chairs were not as pictured, they small metal chairs which worked fine. Also, there were only four full baths, not five as listed and only one half bath, not five as listed.Overall we had a great time, but the property needs some work.
We had a family reunion with 18 family members from 5 families. Everyone had a blast from 10 years old to 66. Everyone was catered to and had a great time!The host was wonderful answering any and all questions which made our experience that much more memorable. Some of our family loved to fish the pond. Some liked swimming, others played pool or ping pond. Some relaxed in the hot tub while some just relaxed outside in the lounge chairs.During our stay we had a wedding ceremony, graduation ceremony and a birthday party. This in just four short days. Inside the Villa is set up to entertain lots of people. From the commercial kitchen for family meals to the theater/game room for the kids to the split level living room to gather to talk and watch sports on the big screen. RC Herrin

We could not have picked a better house or location. The house is stunning with gorgeous views in a central location to everything. The host was responsive, kind and provided everything we needed and more. We will definitely be going back!
I took all my children and grandchildren to Pigeon Forge and we enjoyed it immensely! The house is located on 5 scenic acres with a hot tub and swimming pool and big back yard! There are great gathering spaces in the home for groups to bond and share.

Our group enjoyed a great week at Crestview. We were 5 families in Pigeon Forge for a baseball tournament and the house was perfect for our needs. The rooms were spacious and the boys loved the bunk room. The communal areas of the house were incredible and you never felt like you were on top of anyone else.
The house is in a perfect location to explore the entire area all while being in a private area.
The Crestview manager was also very responsive to any questions we had during the stay.
The communication with the property owner was spectacular. He was very responsive and knowledgeable. The house is beautiful and the grounds spacious. The house could use a little upkeep in certain areas but overall a very great stay in a wonderful location near downtown Pigeon Forge.
Our party of 25 had plenty of space.
Only complaint was the pool. Apparently the iron levels in the water were so high the water looked like it had a layer of thick film at the top.
Other than that it was perfect.
Enjoyed the property. Perfect for a large family with lots of kids. Swimming pool was fun and the amount of land gave them plenty of room to run around while at the house. Younger kids loved the game / movie room and the older kids loved the pool table room. The views were great from the house. It is located at the top of a hill. Location for Pigeon Forge and Gatlinburg were perfect too. We will do it again for sure !!A few items to note. No curtains on the windows within the bedrooms upstairs so bring a sleeping mask if you don't like the early sun. Also made it a little hot with the afternoon son but the fans kept it sleepable. Some of the games worked but some do not. Overall wasn't a big deal for the kids as they still had plenty to do.
This was a great place to celebrate with a large family. We had my parents to celebrate their 50th, and my mom's 70th with all the kids and grandkids. Everyone had plenty of space and and the kids loved the pool, hot tub, ping pong table and pool table. The location is very easy to get to Dollywood, hiking, museums, and site seeing.
Host is very very responsive to any of your needs. We did have things come up that needed to be addressed, such as getting another propane tank for example. He had one delivered within 45 min. or have wasp spray, which he had sent via instant cart within 15 min!
Nice to have a host that takes care of your needs so quickly!
This house was a great fit for our family reunion! It’s in a great location! It’s a beautiful home with an awesome yard, which led to hours of fun. The kids enjoyed catching lightning bugs and playing frisbee. On our last night we lit a fire and had s’mores. We did have a bit of trouble with the freezer and a noise coming from a bathroom vent when the AC kicked on, but the owners were very quick with their response and had treats delivered, which was a very nice gesture. The only downside to note is that some of the bedrooms upstairs do not have curtains so plan on being awake when the sun comes up. Otherwise I would highly recommend this property to anyone visiting the area and if we make it back to TN again, I would definitely consider rebooking this home. We had a fantastic trip.

House looked like it has been ignored for years. I expected more for what I paid. Needs lots of maintenance, and more thorough cleaning. 1 of 4 games worked. Reality did not match pictures. Cobwebs inside many of the windows. Stones falling out of most stonework. Deck was a hazard with boards old and warped with screws sticking out. Can't sit in outdoor furniture due to rips and mold. Too many small but irritable issues to mention. Lamp shade melted, sliding door lock gone. Could be a great house with some attention, but don't be fooled by the pictures. I was. I'm writing this to help someone else not be fooled.

Guest called with a list of complaints, most were frivolous in order to try and get a refund, we sent cleaning and maintenance the same day, even replacing deck boards, but guest still threatened to leave a bad review if we didn’t provide a refund. We do not tolerate extortion, so we refused. Hence this review. Look at reviews before and after, these problems somehow didn’t exist for any other guests except this one. Strange, no?

I booked a stay here for a family reunion with 23 family members.
The pros: location is close to town and attractions but still a nice private and secluded getaway.
The pool was clean with fresh water for all the kids to swim in which was much appreciated.
The house was spacious and had plenty of room for every guest from adults to children.
The cons: the house wasn’t thoroughly clean when we arrived, we ended up checking in 50 minutes after the check in time due to the cleaning crew still cleaning up the previous guests’ stay.
There wasn’t enough towels for the entire house especially for having 5 bathrooms, a swimming pool and a hot tub.
AC unit went out during our stay and we had one hot and uncomfortable night during our stay. After alerting the property manager, they did send a heating/cooling serviceman out the same day.
One of the small bathrooms below the master bathroom was leaking water from the ceiling whenever someone showered in the master bathroom.
Overall, the property felt a bit dated and didn’t reflect the VRBO photos as the interior and exterior has seen some wear & tear.

Guest originally booked different dates and then requested to change the reservation which created a same day check-in after a guest check-out the same morning, something we do not normally do but we did so to accommodate the new requested travel dates (free of charge). The previous guests had "fully enjoyed" the property and the cleaning crew and QA team opted to make a few last minute touch ups while allowing the guests to access the remainder of the property. It is a nearly 7,000 square foot home and our QA manager does not allow the property to be turned over if any area is not up to our cleaning standards, which she explained to the guests as the reason they were still cleaning. In real life, issues happen, but as the reviewer confirms, any issues that guests bring to our attention upon check in or during their stay we immediately rectify, and the rating on this review is not accurate (unless they are only rating the cleanliness within the first 50 minutes while our cleaners were still there cleaning). Given that these guests broke a $1,000 video game, destroyed a large area rug, and dumped a large pile of food next to the bear-proof trash cans which can attract wildlife and is a violation of Tennessee State laws due to the potential for attracting black bears and other wildlife, one would assume these guests would understand that some leave the property in a worse state than others. Needless to say, we would not host these guests again.
Very nice property. Perfect for family vacations. Awesome location. Secluded in country, yet only 10 minutes from town. Only negative was the deck. Nails protruding in different areas. Be sure and wear some kind of footwear. Granddaughter cut foot on nail head sticking up. Overall, great property.

This home was perfect inside and out. We had three families and there was plenty of room for everyone inside and outside. My father in law who loves to metal detect enjoyed his time every day on the property. The rooms were huge and very clean. Great game room/theater for the teenagers to hang out and great lounge area for the adults. The host George was amazing. Was available and willing to help out to make our stay easy and stress free. The whole family is already looking forward to coming back!!
All I can say is WOW! This place was amazing. So big, so much to do, super luxury across the board. Loved the pool, the rooms were all huge. Everything was immaculate and clean. The hosts were great and willing to bend over backwards to accommodate us. We will be back for sure!
