Relaxing Lake House Getaway w/ Amazing Decks/Views

Welcome to our Lake House!! Our house is a 4 bedroom, 2 full bath, 2050 sq foot home, with amazing double decks outside with breathtaking views and waterfront access on Conesus Lake. Once you enter the home, you will be taken aback by the beautiful views of the lake as the living room and 3 season room boast large windows and sliders with easy access to the 1st level of the amazing decks.

Decks:
We have 2 levels of decks that display amazing views of the lake. The deck space is very large and great for entertaining and enjoying time with friends and family. We have multiple seating areas which are perfect for talking and catching up. The upper deck has 2 dining areas. One is a picnic style table w/ bench seating which is right outside the kitchen making entertaining a breeze. The other is an outdoor table that seats 7. We also have 2 conversation areas and an outdoor TV. Additionally, this level has a propane gas grill. This deck is a covered deck and also has ceiling fans for those who would prefer some shade. On the lower deck, we have multiple sun chairs as well as a propane fire pit. It's a perfect place to so sit back, relax, and enjoy each others company. From this level, you will take 1 flight of stairs down to our private dock. We have 2 chairs that sit at the boat house and are perfect for watching the sunrise and enjoying a cup of coffee. The dock is perfect for fishing, swimming, floating, or just relaxing. Depending on your stay, our boat hoist may be available for an additional charge. If you are interested in using the hoist, please contact me to discuss further. Additionally, we do have a kayak as well as inflatable floats for use in the summer.

Kitchen:
The kitchen is fully stocked and has everything you need to prepare and enjoy your meals. Included are dishes, silverware, glassware, storage containers, cooking utensils, measuring cups, serving bowls, pots/pans, toaster, microwave, hand mixer, and nutribullet all to make cooking easy and effortless.

Laundry Room:
In the laundry room is a utility closet you can use for pantry storage. Additionally, this room has our washer and dryer for personal use. We also have provided an additional refrigerator to accommodate larger group stays.

Living Room:
Very spacious with brand new furniture, a 75 inch smart television, and gas fireplace (available upon request). Unwind from the day in this comfortable room with the sliders open and enjoy the fresh lake breeze. In the winter, this is a great spot to cozy up by the fire after a long day of ice fishing or skiing at our local ski resorts. Inside the console unit near the sliding glass door, you will find family games which is another great way to spend an evening.

3 Season Room:
This room is very convenient as it is right off the living room and is another point of access to the decks. Inside this room is a bar table and stools which is another great conversation area. There is also a mini fridge in this room which makes grabbing a drink super easy. In this room we also have extra water shoes for the kids if you need them while in the water. Please just let them dry outside before bringing them back into the house.

Bedroom 1:
Unwind, relax, and enjoy in this master retreat. It is located on the 2nd floor.
Upon entry you will notice the large windows providing amazing views of the lake. This room has a brand new king sized mattress with a Tempur-pedic topper for maximum comfort. Additionally, there is a dedicated workspace in this room allowing you the ability to work remotely while enjoying the lake harmoniously. A bonus feature to this room is the coffee bar! There is a Keurig coffeemaker so feel free to bring your favorite coffee and enjoy a cup while just waking up in bed, reading a book on the luxurious oversized chair in the room, or while you are working. This room also has a smart TV, dresser, 2 closets, iOS phone chargers, alarm clock, and a sound machine for personal use.

Bedroom 2:
Rarely you will find 2 primary suites in a lake house, but luckily, this house boasts another!! In this room, located on the 2nd floor, you will also be taken away with the breathtaking views out of the large windows. This room also has a king sized bed with a brand new mattress as well. If you need a break from your busy day, sit back and enjoy reading a book in the glider chair in this room. This room also has a smart TV, dresser, 2 closets, room darkening shades, and alarm clock for personal use.

Bedroom 3:
This room is a fantastic room for the kids!! It is also located on the 2nd floor.
This room provides 3 sets of bunk beds. All mattress are brand new. Inside the closet there are also a bunch of games and puzzles available for the kids to play. This room also has a smart TV, dresser, closets, room darkening curtains, sound machine, and alarm clock for personal use.

Bedroom 4:
This bedroom is located on the 1st floor and is great for those who may not want to do as many stairs. Additionally, there is also a 1st floor full bathroom which is perfect for the guest who is staying in this room. Upon entry, you will find another set of bunks. The top bunk is a single and the bottom is a double. This room also has a smart TV, dresser, sound machine, and alarm clock for personal use.

Bathrooms:
We have 2 full bathrooms, one on the 1st floor and one on the 2nd floor. All showers are stand up units and are very easy to get into. Each have bath towels, cleaning supplies if needed, and a "starter kit" of toilet paper. The upper bathroom is very large with a spacious counter and 2 oversized mirrors which makes multiple people getting ready a lot easier.

Boat Rentals/Hoist:
There are multiple places to rent a boat at the local marinas. There are daily and weekly rates. If you are interested, I can provide you with the marina's contact information. Additionally, depending on the week of rental, our boat hoist may be available for an additional fee. If you are interested in using our hoist, please let me know during the initial booking process so I can see if it is available.

Kayak/Floats: Available after Memorial Day weekend until mid-September. Floats are inflatables for relaxing in the water. These are located in the large tubs on the lower deck. You may want to bring a pump to assist in blowing up floats. Renters and their party assumes all risk with using the Kayak and inflatables.

Our docks to the water come in and out of the lake as our lake does freeze. This is a fantastic opportunity to do some ice fishing if that is something you enjoy. You will see lots of fishermen/women out there making some great catches of the day! Because our lake freezes, our docks need to be taken out. Our docks typically go in at the end of April or early May, and are generally removed by mid-September as we have a company that does it for us and timing is out of our control.

Quiet Hours: Our home is very close to our neighbors. We expect our guests to be considerate of the neighbors in regards to noise and property. Sound carries very easily on the lake and we ask to please keep noise levels down especially in the evening out of respect. We would like to respect our neighbors by having quiet hours from 10 p.m to 8 a.m. Thank you.

Please Note: At certains time of the spring and summer season you will encounter bugs that are common around the lake. We would just like to make you aware of the natural insects and wildlife. We have had the property sprayed for pest prevention but you may see some here or there.

Please take note that this property does have a steep driveway to walk down and a lot of stairs inside and around the property. There are also 2 steps from the living room to the kitchen. You must be able to negotiate stairs at this property.

Lastly, we would like to inform you that we do have a Ring Doorbell camera that is used for security/safety that is located on our main door.
