Set directly on the water in the private community of Balmoral in Moultonborough, this inviting home offers serene lake views and scenic outlooks toward the Ossipee Mountains. Featuring a private sandy beach and dock space for a boat up to 25 feet, you'll enjoy easy summer days spent swimming, boating, and soaking in classic lakeside living.

The main level offers bright, open concept living with a comfortable gathering space that flows seamlessly from the living room to the eat-in kitchen. Sliding doors lead to a spacious deck overlooking the beach and lake—perfect for morning coffee, outdoor meals, or simply taking in the view. This level also includes a queen bedroom and a full bath with tub.

Upstairs, you’ll find three additional bedrooms, each with two twin beds, along with a second full bathroom—ideal for families and groups. The lower level adds to the fun with a relaxed family room featuring a flat-screen TV and a vintage bumper pool table, plus walkout access to the yard, beach, and dock.

Modern comforts include central air conditioning, ceiling fans in the bedrooms, wireless internet, cable TV, a washer and dryer, and a gas grill for easy outdoor cooking. Guests also enjoy access to Balmoral Association amenities such as a boat launch, tennis and basketball courts, and a playground. Golfers will enjoy the nearby Birch Hill Country Club 18-hole golf course just 2.5 miles away. Quiet roads nearby are perfect for walking and biking, making this a wonderful home base for both relaxation and recreation.
