Lake views are spectacular from the many windows of our cozy cottage on a quiet wooded street on the shores of Santuit Pond in Mashpee, Cape Cod. Enjoy tree-framed views of the lake from almost every room. Our convenient location offers access to many parts of the Cape, including the Cape Cod National Seashore. Shopping, movies, and a fabulous ocean beach are nearby. The main entry brings you to the den, open kitchen, dining and living rooms, with a half bath on this level. A large deck on the lake side includes a gas grill and outdoor eating area with terrific views. 2 bedrooms--queen and twin/king--and a full bath are one level up, and a queen bedroom and a full bath are one level down. On the ground level you can walk out to a quiet office, or down steps to the lake. A total of 3 indoor living areas, plus a few outdoor areas, allow room for the family to engage in various activities. Have fun with games, puzzles, and the Foosball table, and enjoy our extensive collection of DVDs and large selection of books. With 3 bedrooms plus pullouts we host a maximum of 9 guests. No smoking indoors, and please remove all traces of smoking outdoors. No pets, please. Minimum contract age 25. Amenities: Fully equipped, updated kitchen with everything you'd expect to find, including lobster pots, blender, and more. All linens are provided for bed, bath, and beach. Cable TV with VCR and DVD players, and a huge selection of movies. Stereo, CD, high-speed wireless internet, indoor and outdoor eating areas, books and games, phones, office, washer/dryer, central AC, LR gas fireplace for chilly times, gas barbecue. Activities: Boating, fishing, biking, golf, movies, fitness center, shopping, ocean beach. Area: Mashpee is midway between Falmouth and Hyannis, not far from Sandwich, on the Upper Cape. An hour's drive takes you to Provincetown, an hour and a half to Boston or Providence. Almost any activity you might wish for your holiday is within easy access. A favorite morning activity is sitting on the deck to enjoy the amazing sunrise over the lake while sipping your morning coffee. When we remodeled the kitchen we thought about the extended families (including our own) who enjoy staying and cooking at Tree House. The island with vegetable prep sink and stools for chatting with the cook, stainless appliances, large dining tables both indoors and out--all make it easy to center your social life around meals. The den, living room, and family room in different parts of the house also work well for various family arrangements, so you can chat, play games, watch different movies at the same time. Of course there are plenty of places to eat out or watch the latest movies on the big screen if that fits your wishes. And you'll find numerous places to take walks, enjoy the beach, go to the islands for the day, browse for antiques. Our guests enjoy sitting, fishing, swimming, and boating from the dock. Like many fresh-water ponds on the Cape, and in the northeast overall, sometimes ours has some algae, and on those occasions, you might choose to swim elsewhere. The views are always amazing. Bring or rent a kayak, paddle board, or canoe to enjoy the pond from many angles.

Great property with a gorgeous deck and steps right down to the lakeside dock. Main floor and 2nd floor have great rooms and layout. Only criticism is the strong mustiness of the lower level bedrooms.

We love this property!!!
Our second stay here at the lovely Mashpee home! We love all the amenities, cleanliness, the dock, the deck overlooking the pond, and the overall comfort of our two stays here in the off season! Beautiful property overall. Plenty of space inside and it was nice relaxing on the deck overlooking the pond. Had everything we needed for grilling and dining. Access to an use of the dock made for a great weekend fishing the pond.

Wonderful location, great property.
What a great rental property and central location for our annual golf matches. Each year a few longtime friends and I get together for a long weekend of golf. This was a gem and very central to some great golf venues. Despite some weather on the front end of our stay we managed to get our rounds in. The house was clean, well appointed. A wonderful property and nicely located near great courses.

Wonderful home right on the pond!
The "Treehouse" was exactly was described and better. All amenities were available and we truly enjoyed our stay there. We were able to take advantage of the pond and did some fishing right off the dock. Great memories for the kids and for us too! The beds were comfortable, plenty of everything we need and great instructions (loved the labels!) We would recommend to anyone1

Just finished our 2nd annual golf weekend at the Tree house and had a great time. Many courses to choose from in the area, and plenty of room for our crew. The kitchen/deck grill was great for all our meals and plenty of room to watch the Sox & Bruins in the living room at night.
We'll be back next year!

Kathy was super helpful and responsive to all our questions. Her home is lovely and true to the description. We had two families so one family was able to take the downstairs with the two bedrooms and futon and the other family took the upstairs two bedrooms. The home was very welcoming and the private dock was perfect for fishing and kayaking. There were lots of quiet back roads to walk and run on as well and the location was perfect for all of our adventures.

What a great place!
There were a total of 12 people in our party. There was plenty of space. Plenty of comfortable beds, too. The kids had a blast fishing off of the pier and we all enjoyed the beautiful view. The house was very clean with a very good location. Kathy, the owner, was very helpful and right on top of everything. Couldn't have asked for a better experience!

This was our second visit...
This was our second visit to the Treehouse and it was just what we were expecting. The house is beautiful and the deck+dock on the lake were just the right way to celebrate some nice fall weather. The kitchen is extremely well-stocked (says the professional cook). The house owner is very helpful and works hard to make sure the stay is enjoyable. We will be back again, hopefully for years to come!

Loved the space and location....truly the kind of place a group can gather and have multiple spots to hang out and talk or read or take in the beautiful view. The house was very clean and well organized. I have to take a star off for the mattresses. They are uncomfortable and ready for replacement or refurbishment with mattress toppers.

Perfect Home for Girlfriends Get-Together
Our sunny, waterfront home was absolutely perfect for our group of 9 women getting together for a weekend of rest and relaxation. In the off season it was so quiet and great fun to relax on the back deck overlooking the pond. The house was spacious, clean, and great kitchen for sharing in food prep, always a highlight when we gather together!! We intend to contact the homeowner about renting the house in 2015 to do the same. Our thanks for sharing your lovely home, Kathy, it was even more than what we had hoped for!!!

Beautiful place but a few things to know
This is a beautiful property, but it is important to know that Santuit Pond is usually not swimable due to algea. Still- we brough Kayaks and enjoyed that. The place was very clean- but the owners need to do something to mitigate a musty smell that some of us thought might be animal related- articularly in the finished basement.
The good:
We enjoyed our stay. Outdoor spaces were peaceful and quiet. Detached office was a nice place to work. Kitchen had everything we needed to cook. Upstairs bedrooms and bath were comfortable. Spacious dining and living areas for our large group to spread out. The books were a big hit with the fantasy fans of our group.
The not-so-good:
Downstairs bedroom only had one twin bed (two are shown in listing photo). Downstairs shower leaks.

We had a wonderful time at the Tree House. We had extended family with 8 adults and three children. The house had plenty of room in public areas several different activities to be taking place at one time. We also had private space in bedrooms or in public areas if desired. The children were all under five and loved exploring the outdoors. The kitchen is new and very well supplied with dishes, cooking utensils, and spices and baking supplies. We also enjoyed grilling and eating on the large deck. The best part for me was looking out the window at the lake when I woke up. I highly recommend this house for families or friends of all ages.

Family Reunion of Sorts
We were looking forward to the Tree House after a hectic week ending with a college graduation and we were not disappointed. The setting is just perfect! The deck is really huge being able to accommodate all 10 us even if we wanted our own little corner! And the view was to die for - even on the rainy day :) Dinner outside was delightful, the kitchen had everything we needed and was well stocked. The setup was great. We especially loved the kitchen/dining/family room space. Lots of room for small groups to gather. The house was very centrally located for sightseeing. We all loved the dock. We rented a paddleboard and double kayak and it was great fun!. We spent many nights down on dock or the deck. It was especially peaceful in the early morning to see the sun rise over the pond. We are looking forward to renting here again!

Look no further- THIS is the place!
Tree House is a fantastic home on the Lake. The posted pictures do not do it justice- it is beautiful. There are 4 bedrooms and 5 separate place at the house to "get-away"- the updated eat-in kitchen, the family room, the den, the basement play room, and the large deck with a picnic table: very nice for a family gathering. The lake is quiet and private- lots of trees. The kitchen has everything you need- including a lobster pot and chopsticks!
The owner is very accessible both by email and phone. We reported a very minor leak in the kitchen and the owner had someone come out quickly... within 1 hour... on Memorial Day weekend!! She was great to deal with and we look forward to our next family get-together at Tree House.
My only suggestion- be sure to drive in on Lantern Lane as Hemlock Drive is in disrepair.

Beautiful house, poor pond conditions
We absolutely loved this cozy home. However, we were surprised to see that the pond was overcome by some sort of algae. We were not made aware of this prior to our arrival, and that was quite a disappointment. We opted to rent this waterfront home after debating on spending a little more than we were used to, especially when we were not allowed to have our dog. The owner was very pleasant when I expressed my disappointment, and told me that the pond is "swimmable." BUT nobody in their right mind would jump into green water that is murky. Beware, if you want to swim, don't rent here.

We are honest when asked about the status of our pond. Natural cycles can include intermittent algae which, while not lovely, does not affect health or safety. The town has gone to great effort and expense over the last few years to remediate the water quality, resulting in measurable improvement. We anticipate that next summer the water will be even better and will continue to provide opportunities for boating and swimming as our family has experienced during more than five decades on Santuit Pond.
