The Space:

THE SKINNY: This heartbreakingly stunning 3 bedroom pool home is situated in the treasured heart of Vilano Beach in St. Augustine, just steps from the beautiful beach! The home itself is nearby some amazing locally owned restaurants, attractions and shops like Caps On The Water, the Reef, Castle Ottis, Publix grocery, 180 Vilano and much more. The immersive property foliage and interior decor and design will give you no choice but to allow yourself to fully escape into vacation mode. Amazing shade with glimmers of sun is available in gobs throughout the day. Enjoy the sparkling pool in the sun, lounge on the screened in patio, or play a game of pool! The grand dining room next to the cozy 1st floor sitting room with fireplace creates a cozy atmosphere. The gorgeous eat-in kitchen is truly stocked to allow you to entertain your whole group with ease. Relax inside or outside, grab some gear and head to sand, grill out on our propane BBQ or take the gas-powered golf cart for a ride around the neighborhood (more info on golf cart in below sections). Enjoy your coffee in the shade or a drink in the sun!



THE PROXIMITY: Most of my favorite local hot spots are in this part of town are within a short drive or even a walk of the front door! To name a few: Caps On The Water, Aunt Kate's, The Reef, Comanchee Cove boat rentals, Oddbirds Cafe, 180 Vilano Pizzeria, Beaches, the list goes on, and you're just a stones throw from the very heart of downtown St. Augustine. To the south of St. Aug is a highly popular area of Palm Coast, with nearby Marineland, a great place to indulge in outdoor fun as well as golf at The Hammock and the drop dead gorgeous preserve of Washington Oaks State Park, a must-visit! This home is also drive-able within 25 minutes north to the best parts of prime Ponte Vedra for golf and shopping! A1A is our main commercial corridor for this home, equipped with shopping, groceries and restaurants of all kinds to the south where the bridge comes over onto Vilano from the mainland. This home is less than 8 minutes from Publix grocery store.



THE SPACE: The home sleeps 8 in 3 bedrooms with 1 King Bed, 2 Queen beds and 1 Queen pullout. The main kitchen is equipped to service your whole group and cook together for a great night in! The TV's all have Live TV capability and are Smart, so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows.



THE LAYOUT: This home has a solid 3/2 layout.

>MASTER BEDROOM + BATH: King size bed and en suite bathroom with shower/tub combo.

>GUEST BEDROOM 1: King size bed

>GUEST BEDROOM 2: Queen size bed.

>QUEEN SOFA BED in upstairs living room.

>2ND FULL BATH: Located in the hall between the two upstairs bedrooms with shower/tub combo.

>HALF BATH 1: 1st floor in the foyer.

>HALF BATH 2: In garage/laundry room area.



AMENITIES: Sparkling blue unheated pool. Gas powered golf cart (it is not street legal so it can only be used within the neighborhood or to cross the street to go to the beach directly across the highway from our street - *with $45 per day fee and signed release waiver). Dogs accepted (up to 2 dogs with additional fee). 2 kayaks with oars. Beach gear. Pool table and game room. Outdoor dining area and lounge seating on screened porch. Lawn Games. Wood burning fire pit. Private courtyard patio. Propane BBQ. Driveway parking. Washer and dryer. Linens and towels included.



OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.



PARKING: There is plenty of off street parking in our driveway.



LAUNDRY: We offer a set of washer and dryer. We provide starter laundry pods + dryer sheets, iron and ironing board and some cleaning supplies for your convenience.



HISTORIC DOWNTOWN ST. AUGUSTINE: Just a short drive south is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine. This home is situated steps to the beach in Vilano and is nearby the public beach parking/walkover. You can also drive to one of the public beach accesses in Crescent or St. Augustine Beach to park and walk on.



TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.



SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $149. This fee acts as insurance for minor damages and covers you up to a max of $1500 of damage (EXCLUDES golf cart). You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.



Guest Access:

This entire house is included in the rental. Please make yourself at home!

The Neighborhood:

One of the prime areas of Vilano Beach, you will find the area is bordered to the East by the Atlantic Ocean and to the West by the Tolomato River (or what we St. Augustinians call "The Intercoastal"). Located just a two minute drive from the home is a Publix grocery store with everything you could need! In that shopping center you can rent or buy equipment for any water sports activity. Just a four minute drive over the Vilano Bridge is Camanchee Cove, where you can rent a boat for the day or charter deep sea fishing tours, or enjoy dinner at the famous Kingfish Grill.



Getting Around:

We recommend renting a car for your stay. If you prefer to travel by bicycle or would just like to rent them for fun, check out Drifters for drop off/pick up bike rentals.

WEEKLY SERVICES: There are various service providers that visit and maintain the exterior of the property on a weekly basis and the days they visit vary from week to week. These services include lawn care, exterior pest control, trash handling and where applicable, pool and spa cleaners. Some properties may have other specialty service providers. If you see them outside, they are just on site to do their job and keep the home in its best condition for the enjoyment of our guests.



For your security and the security of the property, there are cameras located throughout the exterior only areas of the home. There are no interior cameras on the property.



Guests must be 21 or older to book.



Pack N Play Available Upon Request with 48 hours notice.



Dog friendly only. 2 dogs total allowed, with maximum weight of 50 lbs each.



Our dog rent fee is $30.00/Dog/Night, $175.00/Dog/Week, with a maximum of $300.00/Dog/Month.

-This fee is added on to your total after booking confirmation.

-The fee doesn't cover damage caused by your pet. We will provide photos and a handyman quote to fairly assess repair charges.

-Pets must be fully housebroken, freshly bathed prior to arrival and treated with flea and tick meds within 30 days of check in.

-Please share with us any details regarding weight, age, if crated when left alone, if allowed on furniture. If you are bringing a dog, please reach out to us directly about our policy and fees!



LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.
