Two-Story Oceanfront Cancun Penthouse with 4 Bedrooms and Caribbean Views

Penthouse 2701 offers approximately 3,000 square feet of indoor and outdoor space across two levels.

The oceanfront corner location provides sweeping Caribbean views through floor-to-ceiling windows.

This vacation rental is designed for families and groups wanting to stay together instead of booking separate hotel rooms.

Penthouse Layout

The main level includes:

• Oceanview living room with floor-to-ceiling windows
• Dining area for shared meals
• Fully equipped kitchen
• Large private terrace
• Powder room
• Laundry room
• Queen bedroom with private bathroom

Upstairs, three primary suites are provided. Each suite includes a king bed, private bathroom, and hot tub.

Views extend across the Caribbean Sea and Nichupté Lagoon. However, the primary view faces directly toward the ocean.

A Private Penthouse Within a Beachfront Resort

Penthouse 2701 is located on the seventh and eighth floors of the resort’s central tower.

Guests receive the privacy and space of a vacation rental with access to a beachfront resort setting.

The most amazing views make it a balcony from your dreams. Big beautiful rooms and bathtubs. We did not care for the Oleo all inclusive, it didn't work for us for the price but good to have as an option. Definitely calling Tim next time we head to Mexico

The hosts were amazing! They are very detailed, organized, and responsive. The condo was beautiful! It was very spacious with plenty of room for everyone to have their own space when needed. The views were amazing and the balcony was a perfect place to take in all the activities going on in the resort. The restaurants across the street were amazing g as well. The option to purchase the daily all inclusive was nice, but the buffet was not the best. Stick to the resort restaurants- they were great. Additionally, the in- home cooks that you can hire were AMAZING! I wish we would have reserved more nights with them. They cooked up fabulous meals in an hour and cleaned up everything and the price was beyond reasonable!!! Tim and Megan do a great job of ensuring your experience is welcoming and professional from the moment you get there.

August 2024

This property was just as expected with beautiful ocean side views with plenty of room for our family. We enjoyed beautiful sunrises and sun sets from the balcony every day! The recent hurricane did impact the beach around the resort so we were unable to enjoy them (no fault of Tim’s) and as a result we also had some leaking in one of our bedrooms. The overall Oleo property was well kept and the spa was great! Tim and his team were highly communicative, answered all our questions leading up to the trip and had great recommendations for local restaurants and activities. We took advantage of the in home cooking which was terrific and also enjoyed a sunset dinner at Navios which was excellent. The hotel was easily accessible by the bus system as well. Overall a very enjoyable stay!

Great property!

Overall it was a great vacation! We had two very young grandchildren with us so we did not venture from the property. We did two days all inclusive which worked out well. Another two nights we had the chefs come in for dinner which was awesome. Weather….perfect! Pool water was not heated so a bit chilly . Also communication could have been better. It was by email only so sometimes it took a day to get back to me or they responded to a family member when they saw them in the lobby which also took awhile to get back to me. I would suggest using WhatsApp. I would highly recommend Tim’s place !

Hi Brett, Thank you for reaching out to give your feedback. It was a pleasure to be of service to you and your family. I was there when Brett and his family were there. Our HOA had just finished some outdoor maintenance to the building. We figured out that this work done by the HOA turned out to be the trouble. I went there to see Brett when our team was emailed about the leak, and later also about the hot water. We have a glass ceiling to the South in the master. The HOA contractor did a terrible job around our ceiling window. In one spot, there was no caulk at all. I confirm that this was resolved completely. Once in a while, everything seems to happen to one guest. We had one of our two hot water heaters go out, and on top of that we had a bursted pipe under one of the hot tubs. For the hot water situation, we had a plumber in the next day and he was able to get the hot water working by turning the temperature higher. This was a temporary fix, since all electric hot water heaters are not in stock in Cancun and need to be ordered. Turning up the temperature gave us hot water of 104 degrees, which is nice and warm, like a hot tub, but not super-hot. I remember Brett explained that his son wanted a very hot shower. So this was frustrating for his son. I confirm that the hot tub pipe breach was also fixed. This involved having to completely remove the hot tub. I am always updating our units. Recent examples for #2701 include new Trane AC units, new glass to the East main level, new hot water heaters, new full size washer and dryer, and new outdoor furnishings. Amazing Views!!

Overall, we LOVED this property! Make sure to spend time at the pool - the entertainment is great, it's never too crowded and everyone is there to have a great time and meet new people. We loved it!The condo, itself, is beautiful and spacious. We did have trouble a couple of times with hot water, but Tim was on it and got it fixed quickly. We also had an issue with the room keys. We had four adult couples on the trip and there were only two sets of keys, which meant that most of us needed to stay together, schedule who had which key, or someone needed to stay in the room. Please just make four keys! The only other issue was one of the two elevators was broken six of the eight days that we were there so we spent a fair amount of time waiting for the elevator. And, being that only four people at a time could fit in the elevator, it made it that much worse. The food at the resort was fair to good. There are only three "real" places to eat - the buffet, the Italian restaurant and the Japanese restaurant. If you're staying for a while, you'll crave more variety. The breakfast buffet is great, the Italian restaurant is hit or miss, as is the Japanese restaurant. We did pay to have the in room dining experience and, had we known how good it was going to be, would have done it at least one more time!! DEFINTELY do this!!We would, definitely, stay at this resort again!

Amazing place for friends or family, highly recommend.

Tim’s place is awesome and just as described. The view of the ocean is one of the best you can find in Cancun. Abdiel and Tim make it easy for you to feel comfortable on Vacation. My only critique is that the water for the tub and shower was not super warm, so we couldn’t utilize the tubs. Still recommend though for the views and comfort.

We have two 40 gallon hot water heaters. So I'm not sure where things went wrong, I apologize for that. I know one of the showers has the hot on the right side, which throws people off. Since then we have put a small blue dot to mark hot and cold for all the showers. Amazing Birthday Trip

From the time I booked this property, Tim and Megan were amazing. This penthouse is OFFICIAL!! Plenty of modern space for lounging and relaxing, breathtaking views and the location is convenient enough for walking to get essentials and far enough from the busyness of downtown. Our group thoroughly enjoyed our stay and one of the best services was the private dinner that was prepared for us. We will definitely be back!!!

Cancún getaway

the property was as advertised and the experience met our expectations. Abdell, the mánager, was helpful and extremely informative with all of our questions about the property and the Cancun area.

Cancun Excellente

I never stayed in a room in Cancun where you could hear the ocean WITH THE DOOR CLOSED. Amazing experience. Abdiel was excellent with all his help including our trip to Xcaret, home cooked dinner and trip downtown for passport photo. Highly recommend the home dinner because it was 1) delicious, 2) less money than eating out and 3) Leftovers!!!

Great View and Penthouse is Amazing

One thing I wish you could do is pay per drink at the Hotel/Building or else they make you pay all inclusive $90 a day per person!! Cheaper to go in front of the hotel to get food at restaurants and beer at OXXO

Thanks for the feedback Eric. I do appreciate it. I was recently elected to the vigilance committee for our condo association. I will be pushing an idea to allow our guests to have drinks there. They will never allow one at a time because they have no cash registers being they are an all inclusive resort. However my idea is to allow guest to purchase either a beer bracelet or drink bracelet (for mixed drinks). The idea is each of these bracelets would allow for 5 drinks, each time you get a beer or a drink they would punch a hole in the bracelet until there are 5 holes. I can't promise anything but this is what I will be trying to get pushed through at our next meeting which is tentatively scheduled for Oct 2019. Thanks again for sharing Eric! Tim Miller

Even better than expected!

We found everything even better than how Tim had described it. The view is just simply spectacular and enhanced by the fact that it's a corner unit, which provides unobstructed full view of both the sunrise over the ocean and sunset over the lagoon. Kid-friendly too. From the living room and the patio, you can actually watch the kids playing down below in the pool and in the ocean too! The rooms are all huge and offer full privacy. Super comfortable for 8 adults and 4 kids, if the kids don't mind sleeping on an air mattress. The in-house cook service was delicious and perfect for us, because we always had plenty of left-overs for lunch the following day. The daily-all-inclusive option was also fun and when we go back, we'll surely use that option at least 2 of the 7 days we were there (specially for the kids, who loved it). I recommend you carefully read all the info Tim will provide you, including in the Welcome package, before you arrive, because Tim put a ton of gems in there that made our stay even more enjoyable. Thank you Tim for making our vacation so amazing!

My brother and I started out in the vacation rental business back in 2003, renting beachfront units in Cocoa Beach Florida. Not long after that, we purchased in Cancun, just one unit that we still have to this day, Penthouse #2701 at the Oleo Cancun Playa resort, the same resort you see in the photo galleries here.

Over time, many other owners approached me to take care of their places. I had a vision to have only penthouse units, so that I could offer travelers a unique grouping of units with large private outdoor spaces & amazing views. All these years later, this is what I can offer vacation travelers. All the places I take care of are at this same resort, Oleo Cancun Playa, and all are Penthouse units offering large expansive and exciting private outdoor spaces with exceptional views.

My wife Megan and I run the business as our full-time jobs on the states side from the Chicago suburbs, and on the Cancun side we have full time staff at the resort every day except Sundays. We keep in touch with our quests via a group email chat, that has our guests, myself and my wife, and our management team in Cancun in the thread. And we encourage our guests to add others to the thread if they would like. We pride ourselves on our swift responsiveness should our guests need anything, from the moment the booking is made all the way through your stay in Cancun. My wife and I are in Cancun frequently to work with our team in an ongoing effort to always improve.

Why they chose this property

Hello again everyone!

This is the story of why we chose to purchase our property, and how it happened.

After my brother Rod and I discovered Cancun, it was not if we were going to buy something there, but where. We looked at a lot of options with the realtors. We worked with a 2 guy team, quite unique, they are both good guys, and they loved to have fun and cut up, so that made the looking process more fun.

The thing about the hotel zone is, anywhere you find on the beach is close to everything else by bus. So, it was more a situation of what is the resort like, what is the unit like, the views for sure, and could you rent it nightly/weekly. We were on the verge of buying two studio units at a different resort, even though, in our heart, we really wanted the 4br at Oleo. It was a total dump, but it had million-dollar views and it was this huge 4br with this massive balcony. Plus, we loved that is was within an actual resort, rather than a condo complex. But we didn’t have the money, by a long shot, we only had half, and you couldn’t get loans back then for Mexico property.

Rod and I were in the middle of talking about it when my Mom walked in and said, just buy the bigger place, you know you want it”. We’re like, “how, we only have half of the money?”. Mom goes, “just tell him you’ll give him ½ now and half a year from now, because you can refinance the Florida property AFTER it has gone up in value again.”

We were already mortgage maxed out in Florida, whenever values went up, we refinanced to buy more. Not smart, but we didn’t know any better and the banks were allowing no down payments for commercial property back then, which led to the bank collapse in 2008. I mean no offense to my awesome Mom, God bless her soul, she was the best Mom ever! But looking back it was highly likely that making that offer would have lost us everything. But being blinded by seemingly endless Florida soaring property values, we went for it and made the offer. T
