The lake access is great, its 20 steps from the main house and the beach area has a nice sandy bottom going out into the lake, perfect for swimming. Arbutus Lake is quieter, mostly property owners so you don't get speedboats or jet skis blasting around. There were probably 2 days during our stay where nobody else was on the lake, just us.It's about 10 minutes to get into Eagle River so perfect for shopping or dining out as well.We stayed during a particularly hot stretch and (as advertised) the main house does not have air conditioning. In 90 degrees plus we made do with some fans, most of them provided in the house, to help move air around.

Not what we thought.....

This property was very disappointing. Upon arriving we saw that the cabins were poorly kept on the outside. The beach could have used a weeding and the boats were full of water/algae. The hot tub was empty and not working. The sheets/bedding in the queen room were dirty and stained. The pillows were also stained. The bathroom vents were full of black dust/dirt. The biggest surprise? NO AC in the main cabin, even tho it advertised it. The small cabin did have it, but would have been nice to know. The basement smelled musty and had a very wet floor. Screen doors broken and holes in them. Would not recommend. On the positive side, the hostess was very responsive and she had me speak with the property manager and we did receive a small refund for the inconvenience.

Second time at this property and will come back. Property is exactly as listed, right on the lake, 15 minutes into town and plenty of space for a group between the two buildings.
