Great little house, well decorated and kitchen abundantly supplied. Perfect location in nice neighborhood . pleasant owner and caretaker nearby but unobtrusive. We look forward to returning whenever we get back to Palm Springs.
Nice bungalow. Wonderful location. Easy walking distance to downtown Palm Springs and several hiking options nearby, John’s house met our needs well.

It was a pleasure having these wonderful guests and their dogs. They left the house in amazing condition. Thank you for that. I hope to see any or all of you in Palm Springs again sometime soon.
As described. No surprises. Put on some Frank Sinatra, Doris Day, etc. and drift back to the 1950s. Depending on your speed a 5-15 minute flat walk to the center of downtown. Friends spent a couple of nights and plenty of room for 4 adults. Would definitely go back.

Great location
Short walk to downtown Palm Springs. Lots of character and charm with this home and neighborhood of smaller mid-century homes. This home is the main home on the property with another building behind that has 2 units including where the owner lives. Many of the homes in the Warm Sands area have similar arrangements. Parking in front for our car with a circular driveway. Very welcoming to our small dog and was a great option for me and my wife who had easy access to the convention center for 2 days of work. The home was comfortable and the kitchen has everything you would need. We had a few minor issues but they were addressed promptly and we would recommend the property for anyone who would like to be close to downtown and/or the convention center.

A beautiful, comfortable home that's ideal for long stays
When I first arrived, I was so happy to find that the photos posted in this listing are 100% accurate -- this property is as beautiful, well-maintained, and tastefully decorated as you see in the photos. I felt like I was staying in a home that had been featured in Architectural Digest. As beautifully decorated and maintained as it is, though, the home is also very comfortable -- all the chairs, the sofas, the bed, etc. The den, in particular, is so cozy and comfortable that I found myself spending hours there reading. For my stay, I was basically there by myself or with just my partner or a friend, but there's definitely room enough for three or four people, especially with the two patios (one shared and one private). There's a huge supply of towels and sheets, and the washer and dryer were so convenient for my month-long stay. Another huge feature of this property is its prime location. Walking to the center of town took just 10 minutes, and with the bike that was supplied I could easily get to just about anywhere in Palm Springs. I also have to mention that John, the owner, is a sweetheart. He was always available for anything I needed, and he was even kind enough to drive me to the airport when I left. I hope to make a return stay to this property, and I would definitely recommend it to friends.
The unit was as described. Clean and well equipped. Location was very good. Within walking distance of downtown and close to other amenities. Owner is close and responsive to all requests. Would recommend it for a couple wanting to be close to the center of Palm Springs.
John was such an amazing host. He texted me before our arrival and throughout our trip. His house was very comfortable and safe during our stay for Coachella weekend. He even provided us recommendations for things to do in the area. We will definitely come back to stay in Palm Springs, hopefully with John again.
John is a wonderful host. When you walk into the house you know you are in Palm Springs. Every inch of the house is useable. We loved the art and the fireplace. Well equipped for entertaining.
Tucked in a quiet neighborhood, this home is walking distance to downtown restaurants and activities. Beautifully decorated with everything you may need for a long stay. The arrival and departure process was very easy. Will definitely stay here again in the future.
We enjoyed our stay. Joh's house was the perfect place to return to after our long desert hikes. It is private and quiet and we particularly enjoyed having a "cold one" after our hikes sitting in the private patio and watching the resident doves flying about.
John is a genial host and very accessible if you have any questions or concerns.
From the moment we arrived, we knew we had made the right choice. The location is excellent, and the Mountain View is top notch. Our host, John, made sure we had everything we needed to have a comfortable and relaxing stay. He even went out of his way to provide a blow up mattress so my son would have his own place to sleep. The home is on a quiet street just off Indian Canyon Drive and within a short driving distance of all the great restaurants and shops of downtown Palm Springs. I was very pleased by the deep cleaning that occurs when one guest leaves before the next one arrives. I would absolutely stay here again and highly recommend it to friends and family looking for a place in Palm Springs.
The house was clean, very comfortable and perfectly located for walking/hiking. Easy to explore downtown Palm Springs, museum area, stores and restaurants. John was a very responsive host and provided everything we needed. For a one-bedroom there was plenty of comfortable sitting area and it was nicely decorated.
Exactly as described and exactly as shown in the VRBO photos, is what I found upon arrival. My host, John was
there when I arrived. He gave me a quick walk through of the house. The home has a seemingly infinite number of lighting
choices. Lighting for all the fabulous artwork and separate room lighting...all on dimmers. John was always nearby, asking if all was good and if there was anything I needed or had questions about.
I was self- quarantining the first 10 days I was here. Most of that time, outside on the back patio. Again, the space was just as presented. Overall, I had a very comfortable and positive experience here. I would definitely book here again!

About the host
Hosted by JOHN BURNS
I have been a Real Estate agent in Los Angeles/Beverly Hills for Sotheby's and the John Aaroe Group. I currently reside in Palm Springs and continue selling Real Estate. From my early school years, I can remember riding my bicycle to all the neighboring new housing developments in Miami, Florida where I was born and raised to look at the furnished model homes. My life long love and appreciation for quality design began there and continued to my college and early work years in Texas and my 37 years in Los Angeles. This is property # 17 for me. I am certain I have at least one more home project in me but for now, I am content. I have a second bedroom & bath addition planned for this property in the Summer/Fall of 2026.
Why they chose this property
I am quite fond of the Warm Sands Neighborhood for a number of reasons. It is one of the oldest if not the oldest neighborhoods in Palm Springs. It has had many famous residents from Bugsy Seigle to Walt & Roy Disney (separate properties but across the street from each other). The first residential homes built were primarily Spanish in their architecture (Adobe and Stucco). In the 1940's the Ranch style became popular and in the 1950s-1960s most of the homes built were Mid Century Modern in design. The mountain views from the house and neighborhood are some of the best in Palm Springs. Walking and bicycling are great modes of transportation to downtown Palm Springs. I see a bright future for this area along with positive growth and enrichment.
