In winter we can sleep a total of six and in summer a total of 11 (or bring less to sleep and enjoy the same registered day guests while you are there). You are most comfortable with 4 in colder months.
Can U imagine a lovely family/romantic getaway w/clear blue/green water on a private waterfront, fishing from our dock in summer, waking 2 morning sunrises & feeling the warmth of afternoon sun on UR back/weather permitting, seeing full moons reflecting on the lake once a month, starry nights/constellations, August shooting stars, the smell of UR BBQ sizzling UR favorite main dish/vegetables, listening 2 the gentle waves while sipping UR beverage lakeside, swimming/kayaking* off our private waterfront? Do U love sitting by water 15 steps from the house, taking walks looking @ the lake/hiking in nearby hills/parks, visiting wineries, breweries/taking cooking class or perhaps just reading in our cozy nook/playing piano or roasting marshmallows in our fire pit and making S'Mores?

Our home is ideal. Its 5+ minutes 2 City of Canandaigua by car where U will find 45 restaurants+-, 3 groceries including the famous Wegmans, walking distance to boat rentals and sailing lessons for a fee along with movie & live theater along with a number of outdoor concerts at CMAC (4.5 miles form the house), along w/nearby Sonnenburg Park, Granger Homestead, Water&Alpine Park, bowling, skiing golf, tennis, llama and organic farms etc. Enjoy: Native American festivals, Annual New Maple Syrup Breakfast - reservation needed, Enjoy Skiing/Snowboarding/Alpine Center @ Bristol (22 minutes drive), hiking&museum@Cumming Nature Center, wine tours, romantic dinners in Canandaigua, performing arts center, artists & museum @ Corning Museum Center or venture to Rochester 4 the George Eastman House & Museum, Niagara Falls, Finger Lakes Racetrack 4 gambling, New Year's Eve Party, weekend music&dance party&more! *contract signed 4 Fishing lic needed.

When the price of the home is $300 or less, it is for 1-2 persons only in the home&1 bedroom. The home is lower cost non-summer months. They are 3 rooms w/beds. 1 king, 1 queen, 1 full, 3 singles, a sleeper sofa. We can only make the sleeper sofa when U ask far enough in advance, otherwise, we leave U bedding to make yourself. If you are paying $600 or less in high season, your rental is for 1 bedroom for 2 persons on property. In General, U pay a base price plus overage guest count. No unregistered guests 2 in/outside property.
Come enjoy our 3/4 window based+- home w/a master bedroom w/star gazing windows...kayaks... gourmet kitchen w/Bertazonni convection oven perfect for baking bread/delicious meal, seasonal: infinity lounge/Adirondack chairs at our private waterfront, outdoor dining area/grill and more. Our private terraces welcome UR stay where U can work, read, swim/fish comfortably from our dock, play our baby grand piano, board games/ping pong or human tic tack toe game or watch tv/movies etc. This living room area was recently planned by an interior decorator making each sitting area loved by the user(s) and what they are doing at the time. We've other sleeping areas & UR reservation should let the host know how many individual guests will be entering the property. Our home is 30 feet from the water and our lake level room is about lake level. Our closest grocery is about 3 miles from the home but just a mile farther you find a plethora of wonderful restaurants, Main Street shops, performing arts center, CMAC, churches/hospital and more. Have lots of energy in/around Canandaigua...w/a water park/aerial skiing+-, adventure park at Bristol Mountain which also hosts wonderful winter skiing/snowboarding etc. I love the plethora of hiking and bicycling locations for all levels whether you are strolling from the house or by the historical boat houses on the pier, riding a road or mountain bicycle. Bicycles/Boats are rented in town near Frequentem, Seager's/Sutters/German Brothers Marina. Our waterfront: is private w/ Chiminea/fire pit. There are about 6 seasonal stairs into the water. Water ranges about 1-5 foot from one end to the other side of the dock depending on season. Clear water to see bottom of the lake usually. Not recommended to go into the water past Sept 15 - Memorial Day becuase cold water can cause hypothermia. Do not swim alone off my property (a/k/a siwm with a buddy&adults must supervise kids or people with less swimming experience). NOTE: We count children as a full guest Additional Fees; The Folk Art Guild also gives pottery lessons&possibly weaving too. More details: Our wonderful year round home/lodge looks more like a NYC contemporary loft literally steps from the water's edge. We are 5 minutes to the City, about 5 miles to CMAC and Wegmans/Wal-Mart/Aldis/Thompson Hospital etc.
Check-in/out: Sign separate agreement, Text ETA/Gvt ID/license plate pic at home once@home b4 key code given. Contract signed. $50/additional hrs.
Boat: Must request for pre-approval $25/nt. No anchoring in private waterfront and no tying boat to our dock since that will ruin dock/retaining wall about a $100k investment. Mooring is only available Memorial - Labor Day at host discretion. Ask if you need other dates to moore a boat.
Cleaning & Repair: I have strict cleaning protocols&I am w/the cleaning help a lot while they're working. Please leave kitchen&grill clean/night. We remove charcoal. Excessive cleaning fee is $200+ if we move items back in place/have soiled items. Broken/ruined items charged@twice the cost of repair. Must let repairman in if you report a problem.
*Only use soap&water on a warm damp towel to clean: countertops, stove, oven, stainless steel appliances. Dont leave anything on stove when U aren't @ home. Please separate out small plastic bags from regular trash along w/separating out glass bottles, soda, beer &water containers from regular trash 2.
Firepit/Chiminea: Can only be used on white marble tiles near waterfront. Only real non-treated wood an be used in crate, do not add fuel starter to your fire, start with small kindling and then put a small log about 3/4 size of crate, do not put water into the chiminea. Do not leave fire unattended and do not use for cooking. (I suspect marshmallows are ok to roast but clean up after dropped marshmallows and chocolate because we don't want bugs nor wildlife).
Guests: All day/night guests must B registered on rental site/approved by Host prior to arrival. No drop in guests 2 property including boats of friends, foes and relatives. Lakefront areas are private as is my home. 24 hr Supervision of children & adults needing extra care must B done by family member/paid registered guest over28. If a child/adult needs extra care is found unsupervised, U/UR travel site/I will cancel & no refunds 2 guest 4 early termination. Day guest fee/$100/pp even if not staying overnight&the guest must B registered on VRBO.
Lighting: keep screens closed so no bugs come in home/no interior lights when open screen otherwise bugs will come in and there will be an extra cleaning fee.
Pet dog fee is $200 fs for 3 nights $25 each additional night
NO: Quarantining ur dog in home/outside; crate your dog when you go out of the home. Do not enter vacant property to the left w/without your pet. No Wet dogs in home, No Pets on furniture Walk your dog 2 left of home off property 2 go 2 the bathroom Clean up after UR dog, Don't use vacant property next to our property or swim docks of theirs in the water.

The home was much more spacious than expected. It was great having the sleeping rooms seperate from the living areas. The facilities had everything we needed. Just combine cars to travel. The parking area was small.

It was nice to accommodate Mark and his wife to celebrate her birthday with family. It is best to read a listing so that the guest has the right expectations along with understanding that we have infinity chairs and not lounge chairs perse to lay on at the lake. This would have made him a happier guest.

I have travelled many places around the world&Canandaigua is my favorite chosen place/home. I never tire of taking a peak of the stars from the master king bed thru the custom high windows, or seeing the spring ducklings passing by our waterfront and taking my walk along the waterfront admiring the view and listening to the birds while hoping to see our resident Eagle and the blue heron which call home nearby in season. I hope you will enjoy your stay...Canandaigua Lake is one of my favorite places in the world....by enjoying the view, swimming/boating on the lake, tasting gourmet food and wines of our region, historical homes/gardens, and wonderful museums in the Finger Lakes including Rochester, NY...along with Niagara Falls a short 2.5 hours away. I still love to ski at Bristol Mountain, hike, bike, swim in the summer especially in the summer mornings!
We have owned this home for 40 years. I put in a new kitchen, master bath vanity, new wood floors, lake level room ceiling, rug, windows etc. New furniture.
*we do not allow extra day nor night guests in the home unless they are included in your guest count on VRBO. This is for legal/insurance reasons because your reservation is only for the amount of persons you booked for and no more unless i approve other guests. If you want to bring guests not on your reservation, please add that number to your reservation amount of total guests and you will be charged by VRBO. This starts from the beginning of the reservation to end of your reservation.
Why they chose this property
Pricing for my home at $450 or below is for 1 bedroom and 1 bed for 2 people. Each additonal sleeping room is $250. This overides any other info on the site. The system can't be programmed to say this.

Rolling hills surrounding the lake...which changes colors from blue/green water, golden colors from the sun and changing leaves throughout the year with each welcoming season. The neighborhood is called the Residential Lake District and are all single family homes with private waterfronts. The neighborhood has easy access to 45+- restaurants, 4 groceries, Main Street retail along with National Store chains. Churches, Museum, Library, Finger Lakes Performing Arts Center, CMAC all within a 10-20 minute car ride or 1 hr +- minute walk.
Labor Day Weekend: Ring of Fire and Fireworks September Events in and around Canandaigua: Grape Fest (Sept 27-28 ), Fall Sky Rides, Spirit Fest, Fall Fest, Drumfest, Sunflower Fest
What makes this property unique
Loftlike...cathedral ceiling in living room gives this home an open fresh feel. U can see the lake from 3 sides of the home because 3/4 of the walls R windows which is a lovely way to see the lake/enjoy watching a regatta. Private decks off of kitchen and master bedroom. We dont have high seaweed&the water is clear near our water's edge. We R 2.5 miles to historic City of Canandaigua...4.5 miles to groceries, 45+- restaurants, hospital, library, CMAC et. This helps my home B more unique. Plus don't underestimate this accessible home because I recently asked a neighbor's renter who said, the ceilings are 7 foot high. We have a wonderful dock I hope U will enjoy seasonally...which is in the water from about Memorial Day to October some time at the decision of the property owner. Note: We only rent the Mater and 2nd bedroom from November 1 - March 30 because the lake level room is colder even though it has heat. We hope you will enjoy our fire pit with real wood that you bring and no liquid in the pit. Seasonal outdoor furniture is available mostly in the summer along with the outdoor rinsing station...(described as "bathroom 3." The dock&its stands R stored partially on retaining wall area usually starting in October. Note: Our parking pad is 13x27 ft. summer/winter parking 2 medium size cars or in the summer possibly 3-4 small cars parked between the street white line&our retaining wall. Dont park past the retaining wall since that&the vacant land belong 2 our neighbor. Please dont park in/or in front of neighbor's driveway(s) please/use their land. I have 2 have good relations w/them before&after U leave Unregistered day&evening guests R not permitted on property (including no stop-ins from local&other visitors. Additional guest fee 4 non-registered day/night guests...see pricing. No stop ins to the property&no business transacted on site. Bedroom costs $250 or less B4 May 6 is for 1 bedroom...price adjusted after booking 2+ more guests.
