The Space:
Beautifully renovated townhome close to everything in downtown Ocean City. The living area features a large living room, fully equipped kitchen, dining area and half-bath. There is a balcony off of the living area that offers nice views of the neighboring marina. The first bedroom features a queen-sized bed and television. The second bedroom features a queen-sized bed. The full-bathroom is centrally located and easily accessible from both bedrooms. This home has been extensively renovated and is nicely appointed. Prime location is within a short walk to the boardwalk, beach, restaurants, coffee shops, shopping and more. Come make some memories at the beach with Coastal Life Vacations. Linen and towel package included with reservation. Management fee includes Damage Waiver for $1000 in accidental damage coverage. License #80820
General Policies
Minimum guest age is twenty-five years old.
The guest that signed the Lodging Agreement shall be the guest that checks-in. This guest must be at least twenty-five years old and occupying the property throughout the duration of the rental period. All occupants of the property during the rental period shall be supervised by this guest. Violation of this policy will result in denial of access, cancellation of the reservation and/or immediate removal from the property without refund.
Maximum occupancy is noted on the listing and related materials. Violation of this policy will result in denial of access, cancellation of the reservation and/or immediate removal from the property without refund.
Guest shall not host, or permit to be hosted, any parties at the property at anytime. Violation of this policy will result in denial of access, cancellation of the reservation and/or immediate removal from the property without refund.
Pets are prohibited at the property. Violation of this policy shall be grounds for immediate removal from the property without refund. Guest will be responsible for all associated cleaning costs.
No smoking or vaping is allowed on the premises. If smoking or vaping does occur on the premises, Guest will be evicted and is financially responsible for all damage caused by the smoking including, but not limited to, stains, burns and the cost of odor remediation and removal and replacement of damaged property.
Your booking includes $1000 in accidental damage coverage, however any property damage needs to be reported immediately to Coastal Life Vacations to avoid additional charges and/or legal claims.
Rental booking includes a complete linen and towel package. Guest will be responsible for supplying their own paper products, toiletries, trash bags, beach towels and beach equipment.
Cancellation Policy
All cancellations shall be in writing. Processing, management and credit card fees are non-refundable. Reservations canceled more than sixty (60) days prior to the check-in date will receive a 100% refund less aforementioned fees. Reservations canceled more than thirty (30) days prior to the check-in date will receive a 50% refund less aforementioned fees. No refunds will be provided for reservations canceled thirty (30) days or less prior to the check-in date. No refunds will be provided if Guest does not take occupancy of the Property. A transfer to another Property at Guest’s request will be treated as a cancellation. Reinstatement of a canceled Reservation is subject to an additional processing fee. The Reservation will be in effect upon receipt of initial required deposit payment and the applicable cancellation policy will apply at that time.

4 of us were in town for a long weekend and selected this place primarily due to proximity to boardwalk area. The check-in was smooth. Found we were missing towels from the linen package delivered. Manager responded to our message promptly and had towels delivered quickly. Good communication before and during stay. Place was clean and had been renovated nicely. Lots of stairs to get up to the main floor and 2nd floor, but fine unless you have mobility challenges. No starter supply of toilet paper or paper towels, so just plan for that if you are renting. Fridge has an ice maker but it was not hooked up to a water line, so plan to buy bags of ice or bring ice trays for use during the stay. Great location convenient to several bars, restaurants and the boardwalk area. Would definitely rent again next time we come to Ocean City.

Beware - HVAC NOT Adequate....
You have to make your own beds and Strip your beds to Avoid another hidden cleaning fee!!! Total BS when you already pay an exorbitant cleaning fee.
AC was set to 72 degrees - outside was only 82 degrees and rain when we arrived and AC would not cool below 76 degrees! and that was on the lower floor.!
The return Air Vent and thermostat is located on the main floor and the bedrooms are on the top floor, So the temp for the bedrooms is 8-10 degrees Higher then the downstairs thermostat setting! to make things worse the Owner/ Management has the thermostat locked so you CANNOT lower the thermostat below 71 degrees !!
If you like the sleep in HOT bedrooms this won't affect you.
The HVAC system in not Adequate for this condo.
needs a 2nd system to cool the upper bedroom floor, will work for heating but not for COOLING!
Beds are basic cheap hard mattresses, if you plan on staying for a week or so I would recommend bringing mattress toppers.
Good location if your fishing out of the white marlin marina

Mark is incorrect here. There are NO hidden cleaning fees. Only the cleaning fee applied to the reservation laid out in the summary of charges. Coastal Life Vacations provides all of our guests with a complementary linen package free of cost. The guest does not have to rent linens, which could cost a pretty penny, or lug all of theirs from home making for an inconvenient car ride to the beach. We do this as a courtesy, free of charge, because we care about our guests. Not sure what Mark is referring to in regards to this so called "hidden cleaning fee", but the linen company we use and the cleaners are two totally different contractors.... another cleaning fee simply does not exist. Yes, you have to make the beds, but you would have to do this if you brought your own from home or rented as well....not to mention I would not want linens already on the bed. I'd be concerned they weren't clean. The linens we provide are shrink wrapped and in canvas bags so the guest can be assured they are fresh and clean! The HVAC system is brand new. When the guest called our office about the AC sitting at 76, we immediately sent a tech to inspect. The HVAC tech sent us a screen shot of the thermostat in the condo reading 71 degrees. We did not hear from the guest in regards to this for the remainder of the stay. Not one more time. The beds are also new in this condo and just may need some time to be broken in. The owner is a good owner and will certainly take into consideration mattress toppers. Thank you for your feedback Mark.
