Thoughtful planning for guests of all ages and capabilities include a four floor elevator and straight access shower, making it ideal for multi-generational families who want to enjoy time together.
The house and expansive property afford you plenty of room to be together or be apart. Whether a romantic get away, time with friends and family or action-packed adventure is your goal, this river home is your ticket to relaxation.
The home is large yet cozy; its warm atmosphere makes you feel far away even though you're only 90 minutes from NYC and 75 minutes from Philly.
Relax by the wood-burning fireplace and enjoy the bright airy feel of the home and the spectacular view of the river. Or gather around the outdoor fire pit.Spot bald eagles, and great herons, swim or fish from the deck. Canoe, kayak and bicycles are available to you. Walk, cycle or cross country ski on 60 miles of tow path, a short distance from the home. Or explore lovely towns on the River like Frenchtown (an 8 minute drive), Stockton (15 minutes), Lambertville and New Hope, a scenic 25 minute drive down river.

My family enjoyed priceless time together in Joan's wonderful river home! There is so much we appreciated about this stay! Joan was always responsive and helpful. She provided so many thoughtful extras to make our stay comfortable and fun. Inside the home there are so many areas to congregate, or to have some alone time. We were fortunate to have exceptional weather and were able to enjoy lots of time on the multiple decks, all with unobstructed views of the river. Our favorite spot was the deck at the end of the yard directly overlooking the river. We went for lovely bike rides on the D&L trail, a short walk from the home. We also enjoyed kayaking and a visit to Ringing Rocks, a short drive away. We walked to the Homestead General Store for great sandwiches and my daughter and her husband loved their afternoon in nearby Frenchtown. Joan's home is the perfect place to gather with family, and it is located in a beautiful area which would be enjoyable year round!

This was my second time renting this wonderful home. When planning our girls trip I knew I wanted to share this incredible space with my friends for a relaxing retreat. This home is the perfect space for gathering parties and families that want to enjoy the peace of the river from the comfort of this large home. There are endless amenities for any activity you could think of wanting to do - from biking, tubing, lawn games, fishing, you name it! The dock was so easy to use getting in and out of the water. So many spaces to use to spend time with others, as well as places to retreat individually when you want to read a book! Joan is such a thoughtful and caring host that genuinely cares about the people she shares her home with - she shared a long list of things to do in the area. Her check in and check out instructions are easy to follow and she was so thoughtful to check in after we checked in to ensure we had everything we needed. I cannot wait to return again as I think this will be our annual girl's trip location!

I hesitate to write this review as I’d like to keep this place a secret! The house, location and host was absolutely perfect! We had teens, college students and family of all ages up to our 85 yr old matriarch. Room for everyone and the views! The house has literally everything. The kitchen has every utensil, appliance, (tea maker) condiments, Tupperware and even ziplock baggies! Extra blankets, air mattresses, detergent, shampoo, etc.Then you have kayaks, fishing poles, bikes , life jackets, bug spray on and on! My family and extended family on this trip have stayed at so many vacation rentals and this was by far the best one ever! We will be back and hopefully soon. Thank you Joan for a REAL vacation in your fantastic home!

This home was breathtaking. The property manager anticipated and provided for all our needs - even before we recognized some of those needs! We were 3 couples traveling to a friend's wedding and all I can say is "Wow!". We were all so blown away with the home. As nice as the home looks in the photos, it is even nicer in person. The home was spotless and very well equipped and Joan, the host, thought of everything anyone might need during their stay. Before our arrival, she reached out and she made recommendations for places to eat, buy groceries or to visit during our stay. You couldn't pick a better home to stay at or a better host to deal with.

The kitchen has everything you need for cooking and entertaining. There are shops nearby, including a great place for coffee. This is by far the best thought out and fully equipped house we've ever stayed at. The host (who lives close by) has thought of everything that a group would ever need: kayaks, PFDs, towels, games, a fire pit, the works. This is a beautiful home, with a lovely view of the river. We kayaked, we walked, we sat on the numerous decks and visited. The loft was a big hit! Stay here, you will be delighted. We were a group on a work retreat, but this house would be great for family reunions. There's an elevator and a roll in shower to accomodate wheelchairs.

Everything was great! Supplies galore (even baking ingredients to include chocolate chips!) Everything was perfectly labeled (no guessing which switch works which lights) The space is gianormous and every room has its own full bathroom and wonderful views. We highly recommend it.

Amazing house, fully stocked and beautiful!

This is was the best vacation house we have ever been in, bar none. It is almost unbelievable how well stocked it is, from the kitchen to the tool closet, etc. that’s all on top of a great layout with dual sided fireplace, amazing yard and private dock, and very clean conditions. Whole heartedly recommend.

Terrific property!

Six friends and I rented Joan's lovely pace for a personal reunion, and our 50th high school reunion for a week in June. The VRBO pictures and descriptions did not do the place justice! So many comfy places to gather inside and out, and the added attraction of being right on the Delaware River made our 4-night stay extra special. The house was spotlessly clean; the kitchen well-appointed, and all the bedrooms were very comfortable. Joan is the consummate hostess who was available from the moment we booked our stay a year in advance to the moment we left. There are so many cute towns and villages nearby for those who want to explore, and a walking/biking trail along the old canal towpath. I highly recommend this wonderful home away from home!

Beautiful Property!

From our first conversation with the owner, we knew this would be a great fit for our family. The river house and the grounds are beautiful! So much thought went into creating a comfortable and relaxing atmosphere. Beyond Expectations

The home owner went out of her way to make our stay wonderful. Not only was the home beautiful, fully equipped and clean, Joan, the host, did everything she could to assure our stay was great. Even though she herself was traveling we could text her and heard back right away snd she even called several times to make sure all good. Home is as advertised. Great location, beautiful views with a deck by the river. Garage and elevator were a big plus. Would love to come back again.

Magnificent Property!

Our stay was wonderful from start to finish. Joan was a fantastic host—communication was seamless, and she shared great local tips on dining, arts, and shopping. The house is beautifully furnished, with lovely Bucks County-inspired art, high-quality linens, and a huge, well-equipped kitchen that easily accommodated our group of 12. The living room was perfect for gathering, and the many large windows offered stunning river views and eagle sightings.Guests loved the walkability—crossing the nearby bridge lets you stand in both NJ and PA. The spacious deck, yard, fire pit, and riverside seating created plenty of relaxing outdoor spaces. While parking is limited to six cars, we managed with nearby off-site parking. No cleaning fee was a great bonus. Highly recommend this unique and welcoming home, and we've already booked for next year's stay!

Our stay at Joan’s River House was an experience my family aged 3 to 70 truly enjoyed. The house is big enough for a large group and yet cozy and peaceful. It is thoughtfully and beautifully decorated creating areas of interest throughout the house. The elevator is a bonus, especially when bringing in the luggage and was a huge hit with the grandchildren. JOAN is the consummate host having thought of everything and creating a very organized environment saving you time and allowing you to just get down to enjoying the comfort of her home. We hope to be back soon!

Awesome Deleware River Home

This is our 2nd year staying at this home. It literally has everything..even an elevator ( great for bringing in luggage and supplies) Would be easier to say what it doesnt have that to list everything that’s there for you! ( even 2 sets of washer dryers ) Cant say enough about place or about hosts (Joan is a text away and soo accommodating). They home is as beautiful as the pictures. A great family home..if you decide to rent here you wont be disappointed and most likely you’ll return!

A Wonderful Reunion

We (three families of old college friends, each with kids between 1-10 years old) spent a long weekend at the house, and it was a wonderful venue for us to connect. We made the top floor the "Kid Zone", which was perfect as it had a bunch of individual beds and musical instruments. This allowed our kids to have a great time together, while giving the adults the opportunity to catch up. Joan was an amazing host, and went above and beyond to make sure we were happy with our stay. I can't want to come back again, as we all agreed we'd love to make this an annual tradition!

Wonderful for all ages

We just had a multi-celebration party and family reunion at " the River Home" with family members ranging from 4 months old to 88 years young, celebrating my daughter's graduation and birthday and mother's day.... This beautiful home and is clean, comfortable, beautiful and equipped for all ages and phisical abilities. The elevator was a blessing, well equipped for fishing, kayaking, biking, cooking, baking...... We made such beautiful memories and would love to have another family reunion here. Thank you Joan for making us feel at home.
