Ski to your door and walk to the lift in winter. End unit offers more light (extra windows). 250-thread-count sheets and cotton towels. Wireless internet. Granite countertops. We understand this may cause you to book elsewhere, and we encourage you to do so if you think you may wish to cancel on short notice. Note that Breckenridge and other Vail-owned ski areas require reservations for the current season. Full remodel includes floors, windows, fireplace, paint, fixtures, furniture including Murphy Bed with full-sized sofa for comfort and convenience, very space-efficient.
Walk to the Snowflake ski lift (about 100 yards). Ski back to your door for lunch and at the end of the day. Great views: large windows face woods and mountain stream for a rustic feel (no roads or parking lots in view). Ample parking on premises. New kitchen, bathroom, appliances, furniture. Down comforter. Short walk to town and Main Street shopping. Coin laundry in building.
Note: this unit sleeps 2. While it's fine if you want to squeeze another on the floor on an air mattress, the only bed is the queen, so please don't expect to fit multiple couples.
The Upper Village Pool is a beautiful modern complex of pool and hot tubs. As of summer 2021 the pool and hot tub facilities are open seasonally, which means summer and winter, not spring and fall. The pool managers haven't published a schedule of dates, and won't make any commitments, assessing the COVID situation as they go. Advance reservations are required, and there is a parking fee (see attachment).
This studio condominium is great in the summer and fall, when Ten Mile Creek thaws and you can see and hear it right outside your window. A beautiful quiet time for hiking and biking, or walk to town or the music tent down the hill for summer concerts. Hundreds of miles of trails accessible right from the condo. No crowds, cool air, and reduced prices on dining and shopping in the off season.
Please note: We have a 60-day cancellation policy. We will refund payments in full up to 60 days before your arrival date. After that, we are able to offer only a partial refund (or no refund), based on how close we are to your stay.
Here's what a previous satisfied guest had to say: 'This was a fantastic stay, in a fantastic condo with a fantastic host.
I can't say enough about this condo's magnificent location -- The snowflake lift is just across the street and you can ski-in, right to your doorstep!
The condo is in beautiful condition with a great kitchen with everything you need. The widescreen HD LCD TV and sound system makes your cozy bed a home theater! Add in the wireless internet and the iPod/laptop audio sound system integration makes this place a real find.
The owner, Ned, is a real stand-up guy that went above-and-beyond for us. We have used different owner-rented vacation rentals over the years (a half-dozen times or more). It can be a bit nerve-wracking renting a condo direct from the owner, but Ned made the experience a dream.
We have been to Breck many times over the years, but this was, by far, the best stay we have had.
We will be coming back, Ned! Thanks again and see you soon :)

Ned is hands down, the easiest person I have worked with in finding a place to rent. You all know how some people can be difficult, and are looking out for their own personal interests as opposed to the renters? Well, for this property, you will not have those concerns. As an honest man, Ned works to give the customer the best options available on his beautiful studio. Once you work with Ned and see his amazing studio and its location, you will not want to rent any other studio in Breck ever again. Ned, thanks for helping my friends and I have a wonderful time experiencing Breckenridge.

Ned's condo is in a great location, blocks to main street and feet from 4 O'clock run. The unit was clean and as advertised. The pool and hot tub are a short walk away and were fantastic after a day of skiing/hiking. Would definitely stay here again.
Condo was clean, everything worked great! Small, but perfect for a couple on a ski getaway. The location was just a short walk to a lift and then we could almost ski right back to the door.

very close to Snowflake lift. The location can't be better. Skiers will be very happy for this almost ski-in ski-out location. The lower 4'oclock road is too hard for me since I am a beginner snowboarder. I ended up taking the yellow bus. Small but have everything.
Great location for skiing and walking around town.
The location is very convenient (short walk to lift, ski home, easy access to bus lines, and close to restaurants.) We had an issue with the thermostat that the owner addressed very quickly. Very nice experience.
We loved staying at this property. The walk to the snowflake lift was more than doable and we had some excellent skiing days. Coming back to a fire in the fireplace and the walking to town for dinners made this place the perfect stay. We will definitely be coming back!

Liked: Check-in, location, listing accuracy
Very nice space
We loved that the room was so close to the rental shop and snowflake lift.
Tiny condo, 1 block from Snowflake lift, and ski home on 4 o’clock trail on Peak 8.
Great location for skiing/taking the yellow or brown free ski bus, or walking to town. Listing was accurate; there was a comfortable Murphy bed that folded down over a small couch. The kitchen had everything we needed. It was only about 7 stairs from the parking lot level. We would return!
The condo was surprisingly small, but very cozy. The pull down bed was comfortable. The kitchen was well appointed and had everything needed for cooking. The location is great. It is truly ski in, with a short walk to snowflake.
Perfect short stay for two. Small reasonable priced for ski in ski out. Pull down bed is king size and very comfortable. Left our ski boots at the rental so we didn’t have to walk in ski boots to the ski rentals and Snowflake lift. The space is small has large closet, full kitchen, full bath. Plenty of room for two. I will definitely come back.
We had a great stay in the unit. It is a small studio as described , but had everything we needed- comfortable bed, well equipped kitchen. It is in a prime location, just a few steps away from Main Street and Breck connect gondola. Owner Ned is very responsive, easy to communicate.
Definitely would recommend for a single traveler or a couple .
Very convenient to the Snowflake lift, ski right down to the condo from the 4 O’Clock run. Everything was good with the condo itself.

Great condo!
Perfect sized condo for one person or a couple - it is small, with Murphy Bed, but very nicely remodeled and about the best location you can get for skiing. 1/2 block walk to lift in the morning, ski to the condo at the end of the day. Great fireplace too, really warms the place up. Lastly, the owner was very responsive to a few questions I had. I would definitely stay here again.

Cozy little place with ideal location!
I stayed at Four O'Clock Lodge for a bit over 2 months and I thoroughly enjoyed my stay. All the good restaurants and shops are within walking distance and the nearest ski lift is 2 minutes from your door step. There is an amazing amount of storage for the size of the place and it is clean and newly renovated. You can sit on the couch and watch skiers come down Four O'Clock run, which is quite entertaining, and the fireplace is very warm and cozy. Kirsten and Ned are wonderful owners and will make sure you have a great stay.

Joy, thank you for your kind comments and for taking such good care of the condo. We're glad you enjoyed it. --Kirsten & Ned
The location of the condo is the best. The cleanliness of the condo was not so good. The furniture was dusty, the walls need a good cleaning and a coat of paint and under the bed has probably never been cleaned. Did I say the location is great?!!

Jennifer,
I'm so sorry you found the cleaning not up to expectations. We typically do a deep-clean in the off-season. I have already spoken to the housekeeper to get one on the calendar as soon as the schedule allows (and we will take care of the touch-up paint as well). In general (for anyone else reading this also), it's helpful to hear about any cleaning or maintenance issues as soon as possible, while it's fresh in the minds of the crew and we may be able to do something to fix it.
My fiancé and I had a quiet ski weekend stay at this cozy cabin.
Our flight to CO got significantly delayed so we didn't end up arriving to the cabin until 3 in the morning. Thankfully check in was so smooth and the bed set up was quick. It got a little cold at night but the next day we used the fireplace and one log kept us warm. Location can't be beat! Short walk to the lift and at the end of the day we skied right up to the back of the condo.
The place was pretty much as advertised. It is fairly tight quarters with bed down but do-able. The couch is a bit soft but overall comfortable. It is about 150 yards up to Snowflake lift, and a ski path off Four O'Clock run brings you in the parking lot. Laundry downstairs, you have to download an app so bring your phone and credit card. It wasn't crowded. We didn’t use the pool/ spa area so can't comment. 10-15 min walk to Main St. The parking was convenient, but lot seemed full a lot. At least it was only a short stairs up to the unit, compared to 2-3 flights for others.

About the host
Hosted by Ned Liston
I left my job in Minnesota and moved to Colorado in 1999 to ski and mountain-bike. After a few years in Breckenridge, I took a regular job again and moved to the Denver area, although I still get up as often as I can.
Why they chose this property
I think Breckenridge is the perfect combination of great mountain, great town, and convenience to Denver and its major airport. When I found this particular condo, right near the Snowflake lift and a short walk from the center of town, I knew it was perfect and I made an offer before the weekend was over.
What makes this property unique
Close to town, close to a lift, ski-in--this location is terrific. The creek outside is fantastic in the spring and summer. It's just a short walk from the center of Main Street and lots of great restaurants. In the spring and summer, I love the back deck at the Kenosha Steakhouse, which has good brews and barbeque. You can also walk to a sporting goods shop for ski and bike rentals: Lone Star Sports, right at the bottom of the hill.
