About this property

Fresh and Clean Beachfront Ground Floor Condo #9 at Nautibeach

Only a 20 minute ferry ride from Cancun, Nautibeach Condos is located on the north side of Isla Mujeres on the most popular beach, Playa Norte.

Condo #5, #6, #9 and #17 are owned and managed by Katy and Dave Hochmayr, and are not part of the on-site rental pool. Our own rental office is located just before the entrance to Nautibeach. You will still have full access to the pool, beach, beach chairs, umbrellas, etc. We have wonderful staff available to help you with anything you may need during your stay.

Condo #9 is a guaranteed ground floor condo that has been completely renovated throughout. There are granite counter tops in the kitchen, a 2 burner cook top, and a full size oven. It is located on the ground level for easy access to the pool and beach. The patio on this ground floor condo is twice as big as the balconies of the second and third floor condos at Nautibeach, making it more delightful to enjoy tranquil mornings and evenings from your private terrace overlooking the tropical gardens and pool.

There is a king size bed in the front bedroom and a queen and twin bed in the back bedroom. There is one bathroom.

Maid service (daily or as requested) is available at no extra charge. Tips are appreciated!

Located on our property is the restaurant, Mayan Beach Club - a great place for breakfast, lunch or dinner and one of the best spots on the island for watching the sunsets. Lounge chairs and umbrellas are provided both around the pool and on the beach for our guests.

Enjoy a lovely 5 minute walk downtown to experience its many shops, restaurants, bars and local music.

We are very excited about our other project, Isla Retreats, that we completed in May 2017. All six villas are upscale, tastefully decorated, and fully furnished with everything you will need for your stay. All villas have smart TVs, and high speed WiFi Internet. We provide beach towels and bath towels, high quality linens, a hair dryer, and iron/ironing board for your use. There is an in-room safe to store your valuables and passports. Maid service (daily or as requested) is available at no extra charge. There is on-site staff available to accommodate our guests in setting up golf cart rentals and other activities.

Our main goal for Isla Retreats is to provide an adults-only, tranquil and unique Caribbean-Mexican experience. Guests can get away from the hustle-bustle of downtown and everyday life to relax and savor the lovely island. We designed the common area to create a peaceful ambience featuring a heated salt-water pool with waterfalls, beach chairs and umbrellas, tropical gardens and an exquisite palapa. We wanted to keep as much green-space as possible, so we designed the property with many tropical plants and coconut trees. There are many extraordinary hand-carved marble and onyx sculptures throughout the property as well.

The condo was very nice and absolutely as advertised. Katy was great to deal with as was all those involved. The location cannot be beat — lovely pool, right on the beach which one of the nicest, if not the nicest, we have seen in Mexico, and just blocks to the downtown area. We highly recommend this condo.

Great for a family

We enjoyed our stay, it was nice to be close to town and the beach. A perfect stay for our Littles to get plenty of fun and be close to their napping spot. The only complaint would be the pool, it was hotter than the ocean, and four feet deep, not very kid friendly and ours can swim but had trouble without ever being able to touch. Overall a great stay!

A little piece of heaven

This condo is wonderful. Great location, safe, clean (best cleaning person ever!) you cannot ask for much more. The only issue we had was the lock was not installed correctly inner the doors and didn’t work. They replaced it as fast as they could and then it was great!

Great spot- very clean- has all the comforts needed for a group of 5. The only downfall is when there is a wedding at the nearby venue, you will get no sleep. Plan to stay out late that night! Very nice pool, all employees were very accommodating and pleasant. I recommend.

It was as explained perfect place. The management team right down to the gate man. Perfect patio to reflect on the beautiful day of animal rescue. Please ask all of your guest to use CARM for transportation it helps out the animal population on the island. Will recommend this property to all looking for a great place.

The location to the pool and beach is amazing! The condos are very clean and nice and they have everything you need to enjoy your stay! We cooked in our condo and enjoyed everything about it! Very spacious and two couples or four four family members fit easily. Highly recommend. We met Katy and she is a doll! We booked our next trip in skill befits we left that’s how much we love everything about it!

Perfect Place! Great location, well stocked, comfy beds, housekeeping great, pool large and private, beautiful north beach steps from pool, etc. Only thing was the bar/gathering spot for parties behind the Nautibeach complex that, mostly on weekends, played loud music/band late into night (2:30am one night). Not a deal breaker but ear plugs may be helpful if a light sleeper. Patio a plus with overhead fan. Couldn't have asked for better accommodations. Definitely would rent from Katy again!

Absolute AMAZING stay.

We absolutely loved everything about this Condo. There are turtles located right in front of the Condo and my three year old went out to tell them good morning every morning. The pool was absolutely amazing and the beach is right next to it. We would hang out at the beach and condo every day and get to munch on the beach and at the pool from the restaurant located right next door. This was our daughters first time to really get to experience the Island, and this condo allowed for many fun experiences. Thank you for letting us stay!

Nauti Beach February break

After 15 years away, we finally returned to paradise..the unit was absolutely so well appointed, clean, and had all the amenities. We still knew two employees it was like seeing, old friends. This is our fourth trip to the Nautibeach property and the landscaping is still stunning, and the beach-pool soooo relaxing, Playa Norte is breathtakingly beautiful. Owners of the unit are friendly and professional. Can’t wait to return. Fabulous stay.

Love Isla Mujeres

We fell in love with Isla Mujeres from the moment we stepped off the ferry. Porters greeted us on the dock and helped cart out luggage directly to Nautibeach while we caught a cab. Everyone throughout the trip was very kind and helpful even though our Spanish was pretty rough. The grounds were beautiful and the landscape well tended. The condo was very clean and nicely appointed and our cleaner Rosa was fantastic. The Mayan restaurant was delicious and located right on the white sandy beaches and turquoise waters of Playa Norte. Town was clean, full of wonderful places to eat, shopping and other adventures. We had the most amazing and time and can't wait to go back!

Perfect Family Vacation

Our family of 4 spent 5 nights in condo #5. Katy was always very accessible and prompt to answer any questions we had. It was the perfect condo. It had plenty of linens, and kitchen supplies. There were enough beds for the kids to have their own, and a comfy king sized one for us. The king sized bed was very comfortable, not too hard or lumpy. We slept well. The convenience of the ground floor was wonderful, as was the location on the property. It's just a short skip to the pool and beach and is in a nice quiet section of the condos. The condos have chair and umbrella service at the beach and pool, and the Mayan Beach Club next door can bring you drinks and food to either place. Everything was so easy! Just what we needed on vacation. We rented a golf cart at the rental office near by and we also booked whale shark and snorkel trips through them. It was a great trip and we would definitely rent this condo again!
