Step inside to find a spacious living room featuring a large sectional with an ottoman and an additional single sofa chair—ideal for movie nights or musical interludes on the classic upright piano. The adjoining kitchen and dining area are well-equipped for your culinary adventures, boasting ample cabinet storage and a large table that seats 8 comfortably, with folding tables and chairs to easily fit a total of 18 in the kitchen. You can also squeeze up to 20 together by borrowing a few folding chairs from the gameroom.

Entertainment Haven

Continue to the highlight of the house—the 500-square-foot game room. Fitted with a full-size pool table, foosball table, and a chess table, this space promises endless fun. An additional large table accommodates overflow dining or serves as a hub for board games and puzzles. You`ll also find a secondary living area with a Roku TV as well as a queen sleeper sofa and Twin over Full bunk bed, rounding out your indoor leisure options.

Rest easy on our memory foam mattresses, wrapped in luxurious MyPillow sheets. The first floor houses the master bedroom, featuring a king-size bed with private bathroom, as well as a guest room with a queen bed. Head upstairs to discover two inviting bedrooms: one with two queen beds, a twin pull-out couch plus an 8-foot memory foam bean bag chair to lounge on, and another with two queen beds plus a twin bed with a twin trundle. At the landing at the top of the steps, you`ll find a well-appointed work desk and chair for those who need to stay connected, as well as a charming chess table with two chairs for a quick, fun match.

Set 150 feet off the road, our property promises the privacy and seclusion you crave on your getaway. Though our closest neighbor`s barn is nearby, our home is thoughtfully positioned with our own barn and privacy fence, offering a panorama of meadows and tree-covered hills—ensuring you feel miles away from any distractions.

🌲 Part of the charm of staying here is being immersed in nature — and sometimes that means a visit from local wildlife, curious pets next door, or the occasional pesky critter. We schedule regular pest control and kindly ask guests to help out by not leaving food outside. That said, nature can be persistent! If you notice any pest-related concerns during your stay, please reach out so we can follow up with our pest control provider right after your visit.

HOUSE RULES
You agree to pay extra fees and leave the property immediately (no refunds) for breaking any rule below:

1. No smoking within 25ft of buildings, including tobacco, cannabis, and e-cigarettes. (Smoking allowed at firepit only). $500 fine outdoors; $2000 plus remediation costs indoors. Immediate eviction.
2. Eat and drink only in dining areas.
3. Keep landscape rocks clean: no food, litter, or fluids.
4. Outdoor items: only hot tub towels and grill items allowed outside.
5. Handle belongings with care.
6. Report damages at check-out.
7. Shower before hot tub use. $100 cleaning fee for violation.

8. Check-in after 4 pm, check-out by 10 am.
9. No furniture rearranging.
10. Strict Quiet Hours: 10 pm to 8 am.
11. Burn only wood in fire pit.
12. Flush only toilet paper.
13. No pets.
14. No unregistered guests.
15. Pre-approval required for events.
16. No illegal substances.

Check-Out Tasks:
1. Kitchen Cleanup
a. Wash all dishes and grill items. Start the dishwasher before leaving.
b. Empty and clean the coffee maker.
c. Leave the refrigerator clean and empty.
2. Bagged Trash:
a. All trash must be bagged and placed in the outdoor can. NO LOOSE ITEMS ALLOWED.
b. Trash is collected on Mondays. Someone will move the can to the curb on Sundays and return it on Mondays.
c. If the can is at the corner, place bags in driveway or in the can.
3. Used towels on shower floors.
4. Bed Covers: Please fold back the covers on any beds that were used. This signals which beds need cleaning and helps our cleaning team.
5. Remotes on TV stands.
6. Turn off lights/electronics.
7. Thermostat: 75°F (summer) or 65°F (winter)
8. Hot tub temp: 95°F.
9. Tidy up.
10. Lock all doors/windows.

• No liability for accidents/injury.

• Fixed check-in/check-out times, $300/hour penalty for lateness.
• EVENTS: With approval, families/groups are welcome to host Birthdays, Thanksgiving, Christmas and other Retreat events. If you have an event in mind, please ask before booking so we can approve whether we are able to accommodate. We will also do our best to make your event special. No large parties, gatherings or events are permitted unless previously approved. Only the guests on your reservation are permitted on the property. Violating this will be considered trespassing, which will result in a $500 fine for you, and you may be asked to vacate the premises. *Do not hang pictures or any decorations in the house. No glitter or confetti.


HOT TUB INSTRUCTIONS AND WAIVER OF LIABILITY:

By renting our property, you agree to the RELEASE AND WAIVER OF LIABILITY AND INDEMNITY AGREEMENT for HOT TUB USE below:

IN CONSIDERATION OF the risk of injury that exists while SOAKING IN the HOT TUB (hereinafter the “Activity”); and IN CONSIDERATION OF my desire to participate in said Activity and being given the right to participate in same;

I HEREBY, for myself, personal representatives, executors, administrators, assigns, guests, children, heirs, and next of kin, (hereinafter collectively, “Releaser,” “I” or “me”, which terms shall also include: Releaser’s parents or guardian if Releaser is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims or causes of action of any kind arising out of my participation in the Activity; and

I HEREBY release and forever discharge the owners for this property, (hereinafter “Owners”) their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a result, direct or indirect, of my participation in the Activity.

I HEREBY acknowledge that upon entering the hot tub area, I will continuously thereafter, thoroughly inspect such area. My continued presence constitutes an acknowledgment that I have inspected this area and find and accept such areas as being safe and reasonably suited for the purposes of the Activity.

I further agree and warrant that if, at any time, I feel or think anything to be unsafe, I and all guests will immediately leave the area and advise Owners.

I am voluntarily participating in the Activity and I am participating entirely at my own risk.
