- Quiet Hours: Please be mindful of noise between 10:00 PM and 7:00 AM. - Occupancy: Your nightly rate includes up to 18 guests. Any additional people (including daytime visitors) will be charged $50 per person, per day. - Pets: We do not allow pets. Service animals must be approved. - Parking: A maximum of 6 cars are permitted. All vehicles must fit in the garage and driveway.

We loved this property! It was clean, modern, and had enough beds for all of us to have our own (super important for our group!). We loved the main floor gathering space, including the bright kitchen, ample dining room table, and the wonderful cozy sectional. It was the perfect place to hide from real life and renew for a weekend!
Lovely newer large home, nice decor, comfortable beds, quiet neighborhood. Perfect place for my group of traveling business colleagues - giving everyone plenty of space. Basement was chilly, but owners helped us problem solve that. Very responsive.
We really liked this property. The property manager was great. We had to add a few people at the last second and she helped to make it happen. The fire pit and hot tub are great.
The space seemed very clean. The kitchen was well stocked with utensils and pans and bowls.
Communication was excellent and minor issues were resolved promptly.
The only real negative was that one of the bedrooms did not have enough privacy; the French doors to the bedroom had glass with no curtains.
The home was so comfortable and clean and I would definitely stay there again!
Highly recommended vacation property for mountain activities
I booked this property for my friend group's annual ski trip and we were very pleased with the whole process and the property itself.
The place had plenty of space for 16 adults and all the amenities that you would expect from a vacation rental. The location was also perfect - less than 5 minutes to get groceries and local eateries and 20 minutes to Park City (leave early to beat traffic). Personally, I really appreciated all the cooking appliances and utensils that were included with the property, because we cooked all our dinners for the trip.
As for areas of improvement, we think it would have been more convenient if the property came with more bath towels. Also, we could not figure out how to get the main living room's surround sound to work (could not locate AV controls).
Overall, this property was a 5 star experience, and I would recommend it to any small or large group looking for a place close to the mountains without having to pay the premium price tag.

Enjoyed the home, lots of rooms/beds for our group, unfortunately the quiet curfew outside was 8:00 PM made if difficult to enjoy the summer evenings on the porch or even use the hot tub. Use of the game room was also limited due to the curfew and it not having AC, because you had to open the garage door for any ventilation. Messages responses were not always timely. There is a cleaning fee which for the size of the home is not unreasonable; however, their was hair all over the bathroom floor when we checked in and the dishes/glasses if not chipped/cracked required pre-washing to use as well as utensils and other cooking items. We ultimately had to clean out the dishwasher filter because things were having to be hand washed after being in there. Upon check-out the you were supposed to not only strip your beds and also specifically start the washer with a load of sheets. Again not an uncommon request but to pay that high of a cleaning fee to arrive at a home that was clearly not cleaned and then have a list of chores to do at checkout seems inappropriate. Unfortunately due to the dirtiness and additional fees this did not turn out to be a great VRBO experience.
We enjoyed staying here. It’s spacious and has a nice backyard. It didn’t have a ton of decorations at kid level which was super nice since we had 5 kids with us. The only issues we had were when we first got there the house smelled so bad. Something was left in the garbage disposal and it stunk up the main level. We were able to clean it out and opened the windows. The other issue was the hot tub maintenance person came over & we weren’t made aware he was coming. It was only an issue because we were in & out of the hot tub all day and had kids running around outside when all the sudden a stranger was in the backyard. He also left the side gate open which could have been an issue had a parent not noticed. We were told a maintenance schedule was posted in the garage but we couldn’t find one. I would just suggest posting a maintenance schedule and putting it where it’s easily seen. Besides that we had a great stay! We did a day in Park City and it was only a 20-25 min drive. We went bowling at a local spot & tried out some of the local restaurants. We would stay again!

Hi Kendra! Thanks for staying with us, we are sorry the Hot tub tech scared you during your visit. Our signage in the garage had been removed by a previous guest and put in a kitchen drawer. We apologize for any inconvenience this caused but glad you had a great stay other than that.
Enjoyed the home and the space.
Fit our needs well. Comfortabe overall.
Only 3 tiny complaints.
1. Garbage cans outside were all full before we arrived(missed trash day) so our garbage was kept in bags in the garage.
2. The toilet tissue paper in the bathrooms was stocked with single ply transparent RV tissue. Not sure if there is a drain clogging problem in the past or just being cheap.
3. The Clothes dryer had all the white towels from all the bathrooms in it, not dry. Due to not cleaning out the lint trap which I took a pictue of.
The garage and game room had 2 dozen or more nerf darts all over like we had just missed out on the war...lol.
We ourselves were not the perfect guests either.. We stayed up late catching up and were a little tardy exiting prior to our 11am checkout time. Day after Christmas, million things to repack and lethargic teenagers.
All in all it was a wonderful favorite stay, and we are forever indebted to the hosts and owners for an unforgettable memorable Christmas
