Escape to our newly listed picturesque mountain lodge, nestled on just over an acre of serene landscape. This retreat offers breathtaking views, abundant wildlife, and ultimate privacy. Perfect for a family adventure or a peaceful getaway, our home provides the ideal setting for creating unforgettable memories.

This beautiful lodge features:

5 Bedrooms:
> Master Bedroom: King bed & private bathroom – sleeps 2
> Loft Bedroom 2: Queen bed & private bathroom, plus a sleeper sofa in the loft living room – sleeps 3
> Bedroom 3: Twin (kid) bunk beds – sleeps 2 (CHILDREN)

> Bedroom 5: This room features a bunk bed with a twin (kid-size) on top, a full bed on the bottom, and a pull-out trundle bed suitable for one child. It also includes a click-clack sofa that comfortably sleeps one adult - This room Sleeps up to 2 adults and 2 children.

The house sits on just over 1 acre of land with ample space for parking, snowmobile trailers, ATVs, and boats.

The property backs up to the Wallsburg Wildlife Management area, so expect to see deer on the ridge early in the morning and late in the evening. You might occasionally see elk in the winter as well from the back windows.
Located just off Highway 189, it is a quick 3.5-mile drive to Heber and Midway grocery stores and family-friendly artisan restaurants.

Our home does not have neighbors close by, providing plenty of privacy to reconnect with your family. Enjoy world-class sunsets overlooking the lake and stunning views of Mount Timpanogos. Sit by the warm glow of a wood-burning fire from our rustic handcrafted concrete fire pit and plan your next adventure.

Pet Policy
Pets are permitted only if added to the reservation, and a pet cleaning fee will apply.
We reserve the right to charge double the pet fee if a pet is brought onto the property without prior approval. We kindly ask that you pick up after your pets when they use the bathroom in the backyard or front yard.

To keep the home comfortable for all guests, please:

• Pets are not allowed on all beds, couches, and furniture.
• Crate pets if left unattended in the home to ensure they do not go on the furniture
• Pick up after pets in the yard; additional fees may apply if waste is left behind.

Any damages caused by pets will result in additional charges. Thank you for helping us keep the property clean and enjoyable for everyone.

OTHER THINGS TO NOTE:
We strive to disclose everything about this home so that each guest can have accurate expectations. Below is a list of unique and unusual aspects of the property:

Upstairs Sauna
There is an enclosed sauna upstairs, located in the hallway outside the master bedroom. It’s a great amenity for relaxation.

Water
Our home boasts incredible-tasting water from our own well. It's cold and refreshing, and we believe it's some of the best water we've ever tasted. We have the largest well pump available to provide maximum water pressure. Running two showers simultaneously may result in a slight decrease in water pressure, but the well water's quality makes up for it.

Wildlife
You might often see deer and occasionally elk around the property. In the 8 years we've lived here, we have never had visits from predators such as mountain lions or bears. Occasionally, raccoons and skunks may come around if there’s food left outside.

Bugs and Pests
• The house is treated monthly for pests both inside and outside. During the summer, particularly after a few days of rain, there may be some mosquitoes. The proximity to the lake means there are almost always a few mosquitoes around during the warm months, but nothing that has ever caused significant problems at our house.
• Each fall, there is a large hatch of box elder bugs in the Heber Valley, typically starting in early October and lasting through most of November. They don’t bite but can be a nuisance. No amount of pest control can keep these bugs away if doors are left open. They are not dangerous but can be annoying for about 6 weeks. We see a few throughout the summer, but the big hatch comes every fall.

Wi-Fi:
Due to the location of the home, Utah Broadband is the only local internet service available. It’s decent—I worked from home for the last 6 years using it—but it’s not as fast as fiber or cable. DSL is not an option for us. We ran multiple TVs at once and I made countless Zoom calls using Utah Broadband. Currently, download speeds test at 50 Mbps and upload speed at 8 Mbps. Occasionally, speeds may slow, and a call to Utah Broadband usually resolves this. Please let me know if you have any issues with the internet.

HVAC
The heater runs on propane and heats the home very quickly. We have the largest A/C unit that the furnace can handle. It cools the house well but cannot run nonstop or it will freeze. We typically set the thermostat at 74°F; during the summer, it will kick on around noon. We let it run for 3-4 hours, turn it off for about 45 minutes, and then turn it back on. Heber is consistently hot in July and early August, so you’ll need it. There is a portable A/C unit upstairs because that area of the house stays warmer. It works very well and is needed only on really hot days.

Busy Road
The house is located next to a busy road. When we considered buying this house, we contemplated whether we would be comfortable living next to a busy road. The trade-off was an incredible view. We decided it was worth it and bought the home in 2015. One of the first improvements we made was replacing the older windows with new ones that greatly reduce the road noise inside the house. It made a tremendous difference, and you will find it much quieter inside. Despite the busy road, we felt fairly secluded in this home. It was nice not having close neighbors, and although there are constantly cars driving past, we always felt we had a lot of privacy.

Easy access to HC and PC with all the stuff we wanted to do. Highway construction made access challenging at times. The property had a lot of entertainment items, which was fun. The small mud room was challenging for our large group. Matt was very responsive to all my questions. Overall a great place that I would definitely return to.

Beautiful getaway!

Beautiful, clean and awesome home. I unfortunately couldn’t go due to work but my wife, kids, parents and brothers family went. They had a blast and thoroughly enjoyed their stay. So many fun amenities! Conveniently located close to Park City, Heber City and Midway. Would definitely stay here again!
