Camp Cottontail is your bright and breezy Poconos retreat. Walk to Pines Lake in less than a minute (kayak and canoe provided!), relax on the decks, or fire up the grill for a BBQ. Have to work? Set-up at one of three desks or in the sun filled living room and enjoy the treetop views. This cozy, colorful home is the perfect basecamp to enjoy all the amenities of Locust Lake Village (tennis, beaches, playgrounds, & more!) and to unwind in front of the fire with vinyl records and board games.

TREETOP LAKESIDE LIVING

A bright and cheerful cabin that provides you and your family with spacious indoor and outdoor living spaces, treetop views, a lake and boat launch just steps away, and everything you need for a comfortable, stress-free getaway. The sun-filled living room is perfect for relaxing with coffee or a glass of wine in front of the fire as you listen to our classic vinyls, break out a board game, or settle in for a cozy movie night. Your inner chef will be happy in our kitchen stocked with pots, pans, cookware, and all the tools for a home cooked meal around the dining room table or fire up the propane grill for a barbecue at our family sized picnic table. Bring your pup to our pet-friendly home and make new memories with the whole family!

SWEET DREAMS AT CAMP COTTONTAIL

Four clean and comfortable bedrooms all shine with their own personality. The first floor Mountain Room boasts a hand painted mural by a local painter, a plush king-sized bed, and a desk with a view for when you need to sneak away to do a little work in between canoe rides and s'mores! Next door you'll find two twin beds in a bright and airy bedroom appointed with two desks and a TV. Both first floor bedrooms have direct access to the bottom patio where you'll find the perfect spot to lounge with your morning coffee or take little ones out on the swing.

Upstairs the kids bunkroom is a magical place to play and sleep with a cabin shaped bunk (twin bed on top, full bed on bottom) and a campy twin bed with a roll out trundle for an epic vacation sleepover. Little ones will be occupied for hours with games, toys, puzzles, and a vintage Nintendo (yes, with all the classics!). Pile up the pillows and poofs and settle in the kids for a movie night with their own TV while parents relax nearby. Down a little hall from the bunk room is a beautiful queen bedroom stylishly appointed and guaranteed to give a good night's rest.

ALL ABOUT FAMILIES

The home is designed with families in mind and is perfect for kids. We are happy to set-up a pack and play or highchair - just say the word! Your little ones will be delighted with special touches throughout the property just for kids, like hidden play nooks and kid-sized adirondack chairs around the fire pit. Parents will be happy to know we have baby gates at the top of stairs and on both deck entrances, kids dishes and silverware, and can provide outlet covers if requested. We provide the canoe, kayak, and life vests so you can spend less time planning and more time having fun. When work calls, our fast wifi (plan is 300 mbs download, 12 mbs upload!) and several work areas mean you can get back to the sunshine in no time!

GET TO KNOW LOCUST LAKE VILLAGE

As a guest in our home, you have access to the private community at Locust Lake Village. While the Pines Lake boat launch is just a 60 second walk down our gravel path, a quick walk or drive around the Village provides easy access to:
* several lakes and beaches
* basketball, tennis, volleyball, and bocce courts
* playgrounds and walking trails
* special events like concerts, parades, fireworks, bingo, barbecues, and fishing
* come back in the winter for a sledding hill and ice skating

This wonderful, family-centric community offers fun activities for everyone. Renters will be required to provide a list of all guests and to check-in at the LLV office upon arrival. We provide 6 complimentary wristbands, and more are available for $9 per day when you check-in at the LLV office. They'll grant access to all the amenities LLV offers. Wristbands are only required for guests age 12 & up, and you are not obligated to purchase them if you opt to not use the lakes, etc. Guests will also need to follow all community rules including no parties, respecting noise ordinances, and following all posted speed limits and rules.

After a full day exploring the Village, relax and unwind back at Camp Cottontail where you'll listen to the birds, watch the deer cross through the backyard, enjoy the gorgeous mountain sunsets, cook up s'mores on the open firepit, and breathe in the fresh air of your new favorite family vacation spot.
Guest access
The entire house is yours to enjoy. Two private driveways provide plenty of parking. With your LLV wristbands you have access to all lakes, beaches, sport courts, fishing areas, sledding hills, and more!

The property has an exterior camera placed near the garage/entrance of the home. This video footage is not shared and is only recorded for liability reasons in the case of a break-in, guests sneaking in pets or guests disregarding the maximum occupancy allowed.

The camera in no way infringes upon the guests’ expectations of privacy in these public areas of the property.

Any attempt at disabling or obscuring the cameras is prohibited and may result in the guest being evicted without refund.
Other things to note
Please reach out if you have any questions or concerns prior to booking. We welcome friends and family, and the primary renter for each group must be 25 years or older. Pets are allowed but there will be a $100 fee to cover additional cleaning costs that will go directly to our cleaning team. All pet waste in the yard MUST be picked up and disposed of properly. An additional $50 fee will be assessed if our cleaning team has to pick up dog waste from the yard.

Please note that this is NOT a party house and we ask that guests be respectful of our neighbors and observe the community quiet hours of 10pm - 8am while outdoors.

In accordance with local ordinances, guests will be asked to provide a list of guests and their vehicles about 1 week prior to the start of each reservation.

There is a $5 per car fee (paid when pre-registering) to help keep the community's private roads in good shape. Thanks for understanding!
